ocelot - you misunderstand. I couldn't even put any offers on until I had the mortgage offer so no searches as no house.

I wasn't waiting for the mortgage to do the searches. I had that before I even started looking at houses.

Though the sol did suggest he couldn't start searches til after he'd got the contract pack.

That's correct OutToGetYou, contract pack has to be received before searches can be ordered. Reason is that the contract pack contains up to date title docs which have correct title number on and solicitor needs this to ensure searches are for the correct property. If the buying solicitor obtains deeds direct from Land Registry then they could order searches but conveyancing protocol is that the selling solicitor provides these instead.

Oh dear. I think I have just done a Silly Thing. I sent a 3am email to all the EAs in our chain asking them to improve their communication with each other, because of the numbers of serious errors which keep happening. It was not gently worded. I have just got myself a label as the nightmare client haven't I?

Who cares if you have Ocelot? You don't have a lifelong relationship with these people.
One of the vendor EAs I was dealing with I've made an official complaint and got £75 compensation. The other I will also be complaining about. They don't work for me so they can't refuse to act!

Mind you, I'm afraid your email won't make any difference. Asking for more communication from mine led to more, but no quality they just tell me incorrect stuff now. It's the solicitor you need to keep close to.

oce I was spoken to like a piece of shit on a shoe by someone "professional" last week. (In the conveyancing process). I dwelled on it all afternoon thinking how cruel they were, and how much we were paying them etc.

In the end I sent their manager a kind email explaining how disappointed we were by their colleagues attitude. I received a lengthy apology! Glad I mentioned it. Felt instantly better.

oce and with our last EA he lied and lost us thousands of pounds. I told him to "fuck right off". I didn't apologise for my language and I didn't give a hoot. My last words to him were " I'm glad I never have to speak to you ever again!"

I've not been on here for a while, so very sorry to see that things are not yet plain sailing for you Camper and Oce.

We're still trundling along and, hopefully, gaining a bit of momentum now. The survey for the house we are buying is booked for the week after next, but still no word on when our buyer's survey will be conducted 😕. Our vendors have the valuation of their new build this coming week, so hopefully we'll both have mortgages sorted in the next couple of weeks. We had hoped that a potential date for exchange might be set, just to chivvy everyone along, but nothing has been discussed.

I can't relax. I am terrified our buyers are going to pull out because they want £1500 knocked off.

Enquiries and searches are done. Mortgage offer received and contracts have been signed. So we just wait until the buyers solicitor is ready.

In the meantime I think my nerves and anxiety are going crazy.

Will a buyer really pull out so close to exchange over £1,500?

Ocelot hopefully the searches won't take too long. Ours came back really fast.
I think your email was also perfectly understandable and I certainly wouldn't be losing any sleep over it.

Mrshandles pleased to hear some good news. Things should happen pretty quick for you now then.

Out our searches were applied for before our mortgage offer. It said in our contract with the conveyancers that searches are applied for straight away to avoid delays.

Camper I wouldn't clean at all when you leave your house as your buyers sound like arseholes. What on earth is the £1,500 for?

So am I one of those annoying FTBS?? I got so fed up of not hearing from my solicitor or EA that I contacted the vendor just to see if he had heard anything. According to his solicitor exchange is set for next week with a possible completion date of 12th May. Why has my solicitor not relayed this information Angry

beutician I didn't have a conveyancer when I applied for the mortgage because I didn't have a property.

So the order it went was:

Speak to brokers and banks about mortgage
Find a broker who thought I could actually get a mortgage (not easy)
Look at some houses
Look at some more houses
Bore myself stupid by looking at more houses
Get mortgage offer in principle
Put in offer, show EA off in principle - get told I can't put an offer forward until have the full mortgage offer. Speak to broker, be told I can't get the full mortgage offer until I have the details of the property I'm offering on
Etc, and backwards and forwards for about a week until they agree to put my offer forward and it is accepted
Appoint conveyancer
Hear nothing at all for eight weeks
Look at more houses on desperation
Put in another offer on a second house
Be told by EA that offer cannot be put forward unless I see their financial advisor, make a formal complaint which is upheld
Find out this second vendor has no onward move planned
Get contract pack back from first vendor (now been nine weeks since their offer)
Wait a week to see if second vendor finds a property - that week is now up, so back to vendor one and will ask conveyancer to start searches

There is no possible way I could have started searches before getting the mortgage offer as no EA would accept my offer on a house until AFTER I could show them my mortgage offer.

Out sorry I should have read the thread properly. I can't believe the EA was so funny about your mortgage offer first. We viewed lots of houses and made a few offers and were always asked for proof of deposit and mortgage in principal. We were told to appoint a conveyancer as soon as we provided that information to the EA. Our mortgage offer took 4 weeks so would have really held things up for everyone.

Well, to be fair, once I'd made an offer and spoke to the broker again, I got the full offer in a day. So that bit was the most efficient.
I'd recommend using a broker if you need the mortgage more quickly than a bank's glacial speeds! I had to use a broker anyway due to my complicated employment status.

We used a broker. I didn't think he was very good and maybe this thread proves it. I had to call him constantly. Communication from him was awful. I even got the text from Santander to tell us we had the mortgage offer 8 hours before the broker told me Hmm

Just really miserable today. Is anyone around for a Brew? My buyer (who is lovely) has emailed me to say he had done some digging and in his view (he is also a solicitor) we won't be able to exchange before the end of May at the earliest. All because the ftbs didnt want to pay £200 for their searches when we asked them to (and I even offered to pay!) A five week FUCKING hold up after an 8 month process! They seem so flaky, I worry that they will keep us all waiting and then back out. They dont seem to care thst our buyers have now lost their preschool place and we have lost the houses we wanted to offer on. Its just rotten.

Oh Ocelot that's really terrible. Is there any way you can contact them and explain what the repercussions are of them not doing the searches? They really do need to understand that it's not just them buying a house but whatever they do has a knock on effect for everyone involved. It sounds like they haven't got a clue when it comes to buying a house. BrewCake for you.

Thanks MrsHandles. I understand the not having a clue thing - after all, they haven't done this before. But it does look as if they haven't been well advised by either their solicitor or their EA. I am just SO fed up by now!

oce that's awful :( they don't sound ready or willing. They also sound flakey and unreliable. The EA involved hasn't guided them and their solicitors haven't advised them either.

It's a shame they can get away with this Sad we also lost our previous house to flakey unreliable people and we also lost our sons preschool place. And I lost a job.

It's absolutely heartbreaking BrewBrew xx

Thank you everyone. I have had some Wine and am feeling a bit better. I gave also sourced a local conveyancer who does private searches. He seems to do a lot with that Council so might be able to swing an earlier date to get the searches done - maybe? I would be willing to pay for these as long as they get a f-ing move on!
