Today has been awful! House sale only just continuing. Buyer threatened to pull out today because the sale has dragged on for so long.

This is the same buyer who has wasted 10 weeks in total by ignoring emails, phone and going AWOL :(

Camper that's ridiculous. Why are some people just pains for the sake of it. Hope it's all sorted now.

Kilburn I hope the paper work is sorted asap for you. Fingers crossed for a speedy exchange.

User that's a good point re completion on a Friday. Our conveyancer said they usually push for a Friday but I don't much fancy being in limbo all weekend should something go wrong.

Ocelot hope your ftbs are getting their act together now. I don't get some people. We are FTBs. Dh and I are both super impatient though. Using online conveyancers and the minute paper work has come in for me to scan I get it scanned signed and I'm at the post office paying for next day delivery Grin

Joy I've put weight on. It's all the wine WineBlush. I'm going to do a detox next week. I've loads of stuff to sell and sort through so I'll get on with that.

So we have signed contracts, signed for our mortgage, had all searches back and had our survey done. Surely the next step will be exchange. How long is there usually between exchange and completion? We were originally told the new build at end of chain will be complete at the end of May. I've no idea if it's near complete, complete or nowhere near completion. I've been putting the pressure on to find out but people just don't get back to me. When do you usually start packing after exchange ?

Emotional rollercoaster today! Our chain almost fell on its arse at about 4.45 due to the paperwork mishap, then u-turn 10 minutes later and it's back on!
Fingers crossed barr no more hiccups we should exchange tomorrow, however I'll believe it when I see it as it's been like this for weeks.
I will sleep for a week when this is over!

Another stressed buyer and seller here. Seems to be no progress. Can't get an update on what's going on. Terrified it'll all fall through!
Have however arranged to go and visit a couple of schools where we are buying next week so that's making it still feel real.

Hello all. First of all camper, noooooo! What utter arses! What is WRONG with some people??? Kilburn that also sounds super stressful. Is there a bad alignment of stars or something today???

As far as I know, the ftbs had their valuation today. Answered a few final (minor) queries from our buyers' solicitor which our brilliant solicitor turned round in a single day. (Happy to recommend her to anyone!) So now we wait. Will HSBC down value? Will they take three weeks to let anyone know? They are renowned for their crap and glacial customer service, even if they do have good mortgage sales.

So now, we wait and drink Wine

BTW, just in case anyone wants a laugh today my old EA (the rubbish one) is now contacting me for chain updates. He says I am having more 'luck' finding out information than him. No shame, I tell you...

Yep a bad alignment in the stars! My solicitor just admitted they screwed up too which may add a week on before exchange. WineWine

Our EA was a cheeky mare today. Said that all solicitors are "dodgy" these days. I was like Shock. At least our solicitor admitted she made a mistake and apologised. Quit your tittle tattle! Just get the job done! Bastards... Grin

We completed on Tuesday (14 weeks but that was with a month between E&C) but only due to organised vendors and an excellent solicitor.

Surrounded by boxes and bags but worth it to be in our lovely new home. After all the stress and looking forward to it, actually arriving seems a bit of an anti-climax, like there should be some sort of marching band waiting for you? Grin

Looks like I will be joining you proper as - after a week of wrangling - we got the house. We had got to the stage if wondering if we even wanted it so are going for another viewing today just to get some more positive vibes

We are in a chain of 3 and our buyers are in rented - the house we are buying is an executory. But still expecting it all to be hideously painful. I'm paranoid about our buyers trying to renegotiate the price post survey etc. We need to gut the house we are buying so neddti go into rented for 6 months - with 3 DCs aged 1 - 4, this could be painful!

I'll try and catch up on the thread but hope everyone has as non-stressful a day as possible Wine

Campervan you should of got your bill for fees at the start they definitely shouldn't charge you more whether they send 10 emails for you or 100!

We've had an influx of progress. BUT some RIDICULOUS demands by our buyers. Confused we cant meet their demands and therefore the house sale is at risk of falling through...

Jesus Christ what sort of demands ? I really really feel for you. Wer had one demand that was completely stupid through our sale and stood really firm
With her .. it worked she was bluffing about pulling out not sure what your buyers r like? What is their problem most people

Your buyers sound like proper knobbers, Camper.

My seller is refusing to pay for searches on his purchase until he's had his survey back. They EA said he was 'old school' and didn't want to spend money he didn't have to. Means that although we're almost ready to exchange on the purchase and our sale is getting there, we have to wait 2-3 weeks for the searches to come back in that area. Meanwhile my buyer will be homeless after the end of May. Hoping he doesn't pull out but you never know. The EA seem to be keeping him in the dark by just telling him that we will exchange in the next few weeks every time he rings but I worry that tactic won't work forever.

So.....last Thu EA1 (the first house I offered on, on 17th Feb) emailed and said the vendor had done the contract questionnaire and sent it to my sol by email. Funnily enough I had already spoken to my sol that day and he'd not heard anything.

Tuesday sol confirmed he had the contract back so he could start the searches. I asked him to hold off until he hears from me (which will be Monday) as I want to give House 2 a chance to find somewhere to buy as I prefer that house a lot but their purchase fell through, though they are still looking. I didn't think a week (four working days in fact) was a big deal considering how long it has taken vendor 1 to do nothing so far.

Sol confirmed yesterday that he would not do anything until he heard from me.

Today, EA1 phones and says they've spoken to my sol, all the searches are done and we're ready to exchange. Bit of a shock after I told him yesterday not to do anything and he agreed. Questioned EA extensively about this 'update' and they assured me it was correct. Emailed sol, this was his response:

"I NEVER said that ‼‼‼‼

I told them the Contract papers had just arrived and that the searches had not been submitted !"

The buyer's solicitor wants a copy of the recent water bill, that's odd isn't it? Thank God we are not on a meter, I dread to think what it would look like if we were.

littlemiss we are standing firm too. We told our EA and our solicitors and they all laughed at it. So it sounds like our buyers solicitor probably had a giggle too.

We're at that point where if it goes through then great. If it doesn't - then oh well. We have plans for improvement Grin haha!

Ftb's can be a bit of a pain, unrealistic expectations.

My last buyers were moving from a new build shared-ownership house into my 1936 semi. They seemed to think everything should be at new build standard. Wanted a 7" window pane changed as it was showing signs of condensation within the double glazing, two cracked roof tiles to be replaced etc . I did all those things because they were easy and small.

They then wanted me to reduce the agreed price because their survey said the roof 'might need replacing in 5 to 10 years'. I told the EA "all roofs might need replacing in 5 to 10 years, so no".

It is hard to be zen about it all, isn't it?

I agree about ftbs out. You think they will be easy as no chain, but the ones we had in our previous 2 moves just kept delaying.

Wow the stress you are all going thru! You would think that if it was this bad, for this many people, we would change the system, no?

Out and stripy, I agree about ftbs. They just haven't done this before I guess so get freaked out by little things. Plus they are sometimes being advised by fuckwit EAs.

capital and camper, I am sorry you are getting such awkward and inconsiderate buyers. Capital, if they are going to delay searches their EA (if they are halfway competent) could suggest a private search? They only take 24 hours whereas LA ones can take 6 weeks!

I think I need to borrow camper's sensible hat.I just keeping hoping that our ftbs get themselves sorted and we can exchange before end of April.
