Ocelot, I hadn't thought about that but I might suggest it to the EA when I speak to him next. Our sellers EA knows I'm quite pushy I'm on the phone to him all the time trying to find out what's been done and he's keen not to lose his sale so he might find it in himself to persuade my sellers that it's the best option.

BUT our buyers won't know we aren't meeting their petty demands until tomorrow. So anything could happen in the next 24 hours!! If they pull out now they are actual morons. Oh wait. We already know they're morons. FTB too!!

Day 1 went swimmingly for about 4 hours until an idiot (and I say that as a lawyer myself) at the solicitors giving us a quote told me we would have to pay the higher rate stamp duty. Cue heart attack. Fortunately the accountant we use looked into it and confirmed in writing that is wrong as we are buying another family home.

I honestly don't know how you have all done this for so long. I'm a nervous wreck after one day.

I'm not sure where to start!
We have been on again and off again all day with exchange, then at 5 I get a call from our EA to say the people with the issue last week have pulled out at the last minute. EA thinks he can find another buyer for that property quickly but it won't be by the 28th our agreed completion date.
Thoroughly pissed off, have sobbed on and off all afternoon and evening. I'm off to bed soon too exhausted for anything else.
I really hope you all have better luck than we are right now, good luck everyone

We have (another) buyer and are back on tracke (again). I got so fed up over Easter I had a physical breakdown kind of flu thing and slept and slept. I just let go of all the stress. Now we are still pushing to get through the process but I feel much more relaxed- it will happen when it happens. In the meantime we are getting a dog. We've put it off for long enough and we need to get on with life.

joy glad you are better and have plans. That's really good! I ended up in hospital in 2016 because of stress caused by selling. I was seriously ill so I fully understand the toll it takes on the body.

Just read through a copy of the local search for our property. I can't believe I waited so long just for the entire document to have "No" or "Not applicable" next to each statement. Lol!!

Hi Gobbo We are currently in rented and will have to stay here for a while after we have completed as our new house needs re flooring and decorating throughout. Plus the garden needs seeding or turfing.

Camper I sure hope we don't get charged for the extra emails. I messaged my solicitor today and yesterday and still haven't received a reply Angry
I hope it all works out your buyers are ridiculous.

Upper we were given a copy of our vendors water bill. I've no idea why.

Kilburn so sorry to hear this. Really hope things get moving along again soon.

Not all first time buyers are awful. I don't think we are but maybe I'm wrong. I've had pretty much no communication from our EA. In fact everything seems to have come to a halt. I'm really worried that this may mean the new build at the end of chain has been severely delayed. Sad

Re: Water Bill

It proves to the buyer that the property you are buying is connected to the mains. This question is asked within the Property Information Form and the bill just confirms the answer, therefore the buyer does not move in only to discover that there is a septic tank/cesspit or a private sewer!

I can't really say what our buyers demands were as it would definitely out me but it made both my EA and solicitor howl down the phone laughing. Grin Let's see what they say when they find out we aren't going to bend to their demands

We have just found out that the ftbs at the bottom of the chain did not apply for searches 6 weeks ago. We were told that they had done this at the request of others in the chain, because there was a 5 week delay at the Council.

In fact, they have only just done it now, 7 weeks in. Argh! I have reiterated my offer to pay for private searches for them in order to expedite matters, but I don't know if that message has been passed on!

Camper, hope it all goes well today. Hopefully if your buyers realise that you aren't a doormat they'll settle down and get on with it.

Ocelot - FTBs, eh? I feel like a first time buyer (bought our flat directly from the landlord so a ridiculously straightforward transaction) but we're probably the furthest on in our chain with our buyer (a FTB) not far behind. I think he's only behind because we had to wait a long time for the leasehold management pack to come through.

The stress is making me and DH ill too. DH has a horrible gout outbreak and my RSI is flaring up having not been an issue for more than 5 years. The process hasn't even been that stressful yet but DH is worrying about the transaction going through ok and I'm worried that the house won't be right when we finally get in! Can't win really Blush

Ah, thanks spickle, it's good to know that there is logic behind it - especially as it took me a ridiculously long time to find the bill. If there is only one thing that moving house has taught me it's that I have a very lazy attitude the the household paperwork Blush

Aargh what do you do when no one will get back to you. Since sending off our mortgage deed which I know has been received we have had radio silence. All I want to know is if the new build is on track or not. No news for a week now. Sad

We are completing on Friday next week and I have been wondering when we will exchange so I sent the solicitor a chaser.. turns out she emailed me some docs to sign a week ago which I thought I had done but actually hadn't Blush - what a dick! Sorry if any of you are in my chain!!! We should still be on for completion next Fri though..

Thanks for the support everyone, at lunchtime today the people who dropped out did a U-turn and are back in again, I honestly feel like I am on a roller coaster!
So, we are at exactly the same point as we were this time yesterday, I feel sick!
Currently waiting to hear from our solicitor as to whether we have exchanged or yet another spanner has been thrown in the works.
We are supposed to be completing next Friday!
