Thanks stripy. Our chain would be minute as it is only our buyers who are in rented and us as it's a probate sale. We've already sent all of the info as has our buyers.

We are concerned about the executors disappearing and wondering if the estate agents are pulling a fast one. Perhaps that's unfair

I'm kind of in awe/horror at what I've just scrolled up to read. Not sure how you're all coping

Ocelot We've had another buyer have to pull out last week because her mortgage application was rejected, so have now accepted another offer (better incidentally) and have started going through the process again. We have been at this since Oct last year. t has all but driven us mad. I was really ill and down last week when the chain collapsed again but feel much better now for letting it all go- just letting it go. I had two days on the sofa and slept loads. Since then we've decided to focus on making a bed for our new home. And we obsess about getting a dog. I've put on loads of weight but have decided to take that in hand now, because it was making me feeling even crapper.

joy oh my goodness! Did she have a mortgage in principle? Glad you have had another offer. My gran used to say "keep on, keeping on!". Sounds about right! I've gone up a dress size from stress. Smile xx

BTW, I should find out if our tardy ftbs at the bottom of the chain have booked a mortgage valuation tomorrow. Its only the beginning of week 7 chaps, no need to rush now...Meanwhile, I have come to a point of acceptance that we won't be able to bid on the house I really wanted as the closing date for bids has been set for next Mon. There is no way we will have exchanged by then ....Sad

I'm quite literally feeling sick with anxiety as to whether we exchange today.
Hope this week brings us all closer to moving.
Don't think I've put weight on yet, in fact I might be going the other way!

We've been advised we should exchange by the end of April ConfusedHmm apparently that's what our buyers solicitor said! So it's 99.9% bullshit then Grin

spickle I have a silly question for you. How long after our buyer has lodged their deposit with their solicitors can we exchange contracts? It can't be done in the same day, can it? Confused I don't really understand the processes behind exchanging contracts.

All I know is that our buyers solicitor had said we could exchange by the end of April and I simply don't believe them!! It usually occurs on a Friday doesn't it?

Sorry for asking daft questions Blush I just don't believe them. There are only 2 Fridays left!

You can exchange and/or complete any day Campervanlady. We exchanged on a Thursday and will complete on a Wednesday

Fridays seem to be most popular for completion (though we did complete on a Monday once) but exchange varies. We exchanged on wed 5th and complete on fri 5th this month!

Oh thank you SO much for saying that because our EA insists that exchanging contracts only happens on a Friday! I suggested perhaps another weekday and he laughed at me like I was a silly child. Hmm

I felt so embarrassed.

CampervanLady once deposit monies are in (and dare I sat it, all enquiries satisfied) and the entire chain is at the same point, you can exchange anytime. It's a simple phone call between the solicitors agreeing the exchange, setting down a completion date then confirming in writing.

Think your EA is confusing completion day with exchange. Completions often happen on Friday as it is favoured by buyers wanting the weekend to get the new house in order after getting the keys, but as PP have already said, you can exchange and complete on whatever day you want, subject to everyone else being in agreement!

Ignore your EA, and ask your solicitor.

Personally I refuse to complete on a Friday, as there is too much potential for something to go wrong. Obviously this only works if all parties agree, but the thought of being left in limbo all weekend while the EA and solicitors skip off to enjoy their weekend just isn't worth the risk IMO.

Thank you for confirming spickle. I really appreciate it. There's only our buyer and us in the chain. The property involved is very boring as it's only a few years old. Just waiting to find out if the enquiries have been answered as promised by our solicitor. I've never come this far in a house sale so it's brand new territory for us! I am terrified! Xx

Exchange and completion any weekday - exchange in particular is totally random. Most people seem to want to complete on a Friday to have the weekend to get straight.

I'd rather do a Thu and take the Fri off work and have four days but I don't really care.

I am developing an irrational rational hatred of EAs!

Me too out Angry they are absolutely full of crap. It wouldn't be so bad if they weren't so condescending too.

I don't mind when we complete as we're going into rented. Just keen to exchange so we can move into rented asap and live our lives! (Can't look for a property or sign any tenancy agreements before exchange)

No movement here. The buyer's conveyancer further down the chain has lost some documents that provide proof of funds. By some remote fluke my DH knows who it is through a club they both are members of, they worked out last week that we are in the same chain. The poor guy is flying round like a looney trying to put together replacement documents for tomorrow. If that means we can exchange tomorrow is anyone's guess Hmm
I have moved for 12 years and it seems the process takes longer now, or we're all just unlucky!

Well DH and I have just had a heart to heart with our sensible hats on and have both agreed that we're unlikely to exchange before the end of the month. There is barely any time left and our buyers solicitors aren't exactly well known for being reliable and honest.

It still may happen but we strongly doubt it Sad not to mention our buyers have to lodge their deposit and sign contracts. They are completely flippant and flakey so it'll probably take another few weeks just for them to answer an email and do what they need to do.

Ugghhh. Feel so down after the minor excitement / hope of being near the end
