ocelot41 It took just over 3 weeks from the initial meeting with the bank to get the final decision but that included the valuation. That was with me pushing it the whole way, it would have taken longer if I'd sat back and let them do it at their pace.

The valuation came back £2k more than we are paying so I'm happy. Solicitor is going ahead with the searches now. Fingers crossed it all goes through smoothly now.

We are stc and survey has been done and the inevitable bargaining now complete. We had an offer accepted on Friday (the vendors are buying a new build are are almost at exchange). Seeing mortgage broker tomorrow to confirm specifics on mortgage. Last time our survey was done as part of that but I'm sure that's not always the case is it? Hoping to move mid July.

Hi All

Here we are ready for another week of conveyancing fun!.
Apparently the outstanding mortgage offer has been received, so that's progress.
Our buyers solicitor still needs to return stuff to their buyers solicitor, but fingers crossed we will exchange this week.

Have my fingers crossed for positive progress for us all this coming week....

Moving over from the 'listings and viewings' thread as we've accepted an offer on our flat and had an offer accepted on a house. We're in a chain of five - I'm not sure if that's good or not.

I've never sold a property before as the flat we're selling was a FTB. I hadn't realised how much more complicated selling is than buying, especially selling leasehold. The solicitor has sent an awful lot of paperwork, it's feeling a bit overwhelming at the moment.

Wow Trevor! That's a relief. I always hope to bump into my buyer in town. They just drove by. And scowled at the property. I'm hoping the sun was in their eyes causing the scowl Blush the house looks gorgeous on a sunny day!

The local searches should be back apparently but nobody has heard from the buyers solicitors. Our EA and our solicitor are chasing them. I dream of a little progress! Just a little.

Oof Bluebell, I dont think the ftb at the bottom of the chain is really pushing hard so it looks like we could be in for quite a wait. It is week 4 and their bank hasn't fixed a valuation date yet! Otherwise, all the other buyers are waiting for their surveys back. So bored of waiting by now. Camper, are you about? Has the radio silence ended yet? And hi to board newbies!

Reading about all your mortgage applications is quite terrifying!

We have finally made some progress Smile. Our vendors have had an offer accepted, and they're going for a new build, so we now have a simple chain (ftb-us-our vendor-nb). The NB should be ready in May, so our vendors have suddenly got their rear ends into action and appointed a solicitor. Our EA has spoken to our buyers, who have, in turn, spoken to their broker, and the survey on our property will hopefully happen pretty soon. We've also spoken to our broker and he is going to advise that we are ready for the survey on our (hopefully) new house.

equim that's amazing progress! Fingers crossed for a smooth transaction!

I'm desperate to feel some optimism but our EA is getting shitty at our buyers again because they simply do not respond to calls, texts or emails. 3 weeks of radio silence. Luckily their solicitors were in touch 2 weeks ago to say they've paid for searches & received mortgage offer etc. We haven't heard otherwise so can only assume it's all going ahead still.

If they pull out now they'll have to pay quite a lot of legal fees & they were already stingy about finances. They drove past yesterday so at least I know they are still alive, thinking about the house & remember where it is.

It wouldn't surprise me if they woke up and forgot it's address! Grin

Ugghhh! Found my dream rental house too. And of course it'll be gone by the time we exchange contracts. Cries.

You don't sound unhinged at all Camper. I cannot imagine (and hope I never experience) so many issues as you have had. I am getting stressed and irrational and we're only a few weeks in! I hope you get some answers soon, and hopefully, that to let you know that everything has been quietly happening in the background!

Had offer accepted 17th Feb, instructed solicitor, got mortgage offer finalised, paid for and arranged survey. But not heard a dicky bird from the vendor.

I started chasing two weeks ago, first via my solicitor who contacted theirs, then via the EA who didn't respond at all. Everyone said they couldn't get hold of the vendor at all. Eventually after threatening to involve the CEO of the EA chain I was told the vendors got married and had a three week honeymoon, back this week. No one could have told me that??

I am splitting with ex, he's buying me out, so no chain at all, they don't have one either. But every day it takes is another day of me camped out in the spare bedroom avoiding the twat.

I'm so sorry Camper, that is really shitty!
I've spent half the afternoon telling our solicitor and sales advisor on the development why it's not possible to complete on Friday! Why? Because the house isn't finished yet, we haven't exchanged even, further down the chain aren't ready to exchange, too short notice to book removals, too short notice to get time off work. Developers are pushing for Friday as its their financial year end, but the house isn't finished, it's crazy!
Still not exchanged, not sure when we will and still no completion date set. I wanted to have moved for Easter but having doubts now ☹️

Update: Apparently there's still a chance it may get resolved. We've had to issue an ultimatum though because of all the phaffing around (I hate doing it but they've left us no choice!). Our buyers are truly hopeless & their solicitors refused to tell us there was a problem. Ugh. They've known for 3 weeks!

If your buyers have a lack of motivation & communication problems then it's probably best to find another buyer.

outtogetyou how annoying! It's the lack of information that does my head in. If they'd just say, oh you won't hear anything for a couple of weeks then you can just think about other stuff for that time instead of worrying about the move.

Kilburn doh! My DH seems to think we will get a completion date for a week's notice - no chance! We need to pack up the house, sort time off etc like you say. On what planet can people just drop everything and be ready to move immediately? Especially if their house isn't finished yet! Confused
