We're still waiting for the searches to come back. I doubt we'll have any updates until next week.

Does anyone ever worry about previous buyers moving nearby? We fell out with one of our buyers after they pulled out & I'm paranoid they'll move in nearby soon. There's a few up for sale! Blush I don't like confrontation Sad

I think so popped onto this board a few weeks back in the optimistic position that we were on the move. Five weeks in and very little has happened! Our vendors can't find anything they like, so nothing can happen. We've looked at a couple of other houses, but there's nothing we like. Currently feel very stuck and expecting our small chain to collapse (fab-us-our vendor).

I rang the surveyor and although he hasn't finished the valuation yet, he doesn't think it'll be an issue. Grin

And he verbally went through the home buyers report, nothing that wasn't expected so I'm happy.

Has anyone else got anyone in their chain who has gone to HSBC for a mortgage? Are they as awful as they used to be? Just asking because we are 3/4 weeks in and the ftbs at the bottom of the chain haven't even had a valuation yet? Seems a bit weird?

Mine is through HSBC and they have been awful so far but I've put that down to the person I've been dealing with.
My valuation took 10 days from the mortgage being approved but that was down to the surveyor and vendor not being available at the same time. It took a week for the mortgage to be approved as the person I was dealing with had forgotten to ask for paperwork from us and kept coming back for more, even though we'd taken it all in to the initial meeting and she said she didn't need it!

My broker advised not going with HSBC because they take forever. He said it was better to pay an extra £5-10 a month than risk bollocking the chain.

Sounds awful! I know the ftbs applied for their mortgage straight away. How long did it take you to get through the whole process Bluebell? They knew we need to complete before the end of April.

I do find it bizarre that getting a mortgage offer through takes upwards of a month!

It doesn't have to Ocelot. My first mortgage was with HSBC and that only took a few weeks to turn round. This mortgage which is with Accord was accepted a week after application. Never getting a mortgage without a broker again, it was just so easy this time. The broker made sure we had all the right paperwork together before we even put an offer in then sent it off as soon as our offer had been accepted.

It looks like my buyers have had enough of their buyers so they've booked in some viewings for Monday. They're relocating so its hard for them to look but I'm appreciative that they're being proactive rather than waiting for it all to fall apart. Best case scenario is that their vendors realise they are close to losing their buyer and start pushing things through.

I don't know why I said about buyers, I meant vendors. So my vendors have got the hump with their vendors. I'm not on the wine yet, honest!

Hi all. Sorry for disappearing (we went on holiday).
Finally caught back up with life!
Some good news on here which is great and lots of frustrated people like me that just want to know what's going on!
We had our survey done on the house we are buying while away. Valuation fine, couple of bits like old boiler and heating system pointed out that we knew about and garage door lock is broken but no major surprises. Had a call from the bank today saying our mortgage has been approved today too so I'm doing everything I can but desperate to know where the people buying my house are in the process so I've emailed the solicitor asking 🙈.

Hi, can I join please? We went stc three weeks ago, the vendors found a house a week later and their offer was accepted. But our mortgage offer is taking forever to sort because we are both self employed and the Nationwide are seriously kicking the wheels on our mortgage application.

It's fine on the one hand because it will go through as our figures are accurate but on the other, if the estate agents are to be believed, the slow process is making the vendors skittish. These are the vendors who killed their last chain because their buyers weren't moving quickly enough and doubted their ability to complete as a result.

Urgh, I feel like we have been so lucky with quickly finding a buyer and a house that we liked that, that our luck might be up. The solicitors were instructed weeks ago, the searches are on their way, there's not much else we can do. Maybe the estate agents were being dramatic? I have a pit where my stomach use to be.

Hi upper, I am one of those skittish vendors - who is now onto the fourth chain as buyers kept the process going for ages and then pulled out. By this point, you just want to get the sale done asap witj no drama. One thing I found very reassuring was that our buyers made personal contact with us (after asking us via the EA if it was ok to do so). They wrote to reassure us how much they loved the house and how committed they were to the sale, they now email us about once a week with updates about how things are going. Another thing you could try is going via a mortgage broker who specialises in self employed people?

The other thing our buyers did was offer us a 'goodwill' 5k because of the delay (they lost their buyer and had to start again). It wasn't about the money, but I thought that was a really considerate gesture. The main thing I think is to show that you understand your vendors position and do what you can to help.

I can see what you are saying ocelot and I don't begrudge them feeling vulnerable. I know that things are on track and I've explained openly to the estate agent the nature of the delays.

I've given the vendor my contact details if they want to speak to me. I don't think getting a different mortgage broker would help right now, I think it'll be all done and dusted within a week- maybe a little more.

I think, perhaps we weren't as quick off the ground as we should have been three weeks ago but at the time they hadn't even seen a house they liked and we all caught the plague a bad cold.

That might be a bit much Upper! But I know what you mean, I'm in a flat right now and will the house we are in the process of buying has a nice garden. I'm itching to get some pots and plant some flowers even though I have no idea what to do. And get some patio furniture ordered. And a bbq.

Hopefully your buyers will understand that you are going as fast as you can. There is a big difference between taking ages to respond to agents and having delays on the mortgage due to self employment so long as you are keeping in touch and showing that you are chasing things as much as possible.

I'm also a skittish vendor! 4th time for us too. Blush our current buyer has made things even worse by not communicating.

upper do what you can to touch base with them. It'll ease their worries so much! Our 3rd sale may not have fallen through if our buyers were in contact. Unfortunately many chains suffer from "Chinese whispers" so no matter what you say to your EA they may be telling your vendor something slightly different & worrying them unintentionally. It's best to get in contact with them direct. Smile

Another vote for direct communication!
We bumped into our buyer in the street yesterday and were so relieved to hear he is still committed. The EA has been blaming the buyer's vendor for all the delays but we were worried this was just a smokescreen and that the buyer was dragging his heels and not committed.

However on speaking to him face to face it turns out it was all true. He is so unhappy with his solicitor he's going to stage a mini "sit-in" at the solicitor's office today until he gets an update/some progress.

A big PHEW from us. We have no particular time constraints so a bit of a wait is ok; it just makes you nervous when nothing seems to be happening doesn't it.

Bluebell The survey and valuation was done on our vendors house last Tuesday morning and we've still heard nothing.

Upper we drove to the house we are buying yesterday as it was on the way to a farm we were visiting. The garden is terribly overgrown I really want to go and sort it out.

So last Wednesday Santander asked our mortgage broker for some more info. Nothing major just a break down if childcare costs and a bit more information about the nature of my self employed business. We were told all progressing well on
Thursday but still don't have our mortgage offer.
