Has anyone had an experience with their buyers' solicitor just not responding? He has had the draft contract three weeks now but no reply. What's that about???

oce kinda but the quietness / lack of progress is whilst they are waiting for local searches and mortgage offer. Our buyers solicitor didn't want to continue processing paperwork in case the buyer didn't get their mortgage offer or if there was an issue with the searches. Apparently it saves the buyer £££ if they have to unexpectedly pull out.

Not entirely sure if that's true. It's what we were told as we're facing the same unresponsive behaviour from our buyers solicitor

Radio silence at our end, no idea if the buyers at the bottom holding everyone up have progressed at all.

Sick of chasing and getting fruitless responses.

I've risked jinxing the whole thing and have started packing - just cd's, books and stuff. My theory is it will all suddenly take off and then we'll be running around like loonies trying to pack!

This little story of woo may just out me but...

We found after our third sale fell through that every time we unpacked something the 4th sale would progress! Grin so we're enjoying unpacking! I'm going to pop upstairs and unpack some books.

can't wait for us to exchange then I'll be running around like an idiot shouting "why did I unpack everything??" Haha!

I know I sound ridiculous. But selling houses makes people do strange things! GinWine

I feel the same about our mortgage I won't believe anything until I see it. No news is good news, right?

Missduke I'm going to have to stop myself buying things for the new house. I will be selling some of our furniture though so DH won't be too grumpy GrinGrin

We have used a broker for our mortgage. On Saturday Santander searched our credit reports. I've had to confirm the childcare costs that I put on our budget planner and today the survey has been done. I really hope we hear soon.

Possible good news is that the buyers of the new build at end of chain have told our vendors that they are willing to vacate if completion over runs the end of May. I'm just waiting for the estate agent to get some confirmation of that.

Got our mortgage paperwork through today so I can stop having nightmares about the valuation being smaller than we need or the valuer requiring additional reports. Now I've just got to wait to hear about our buyer. I don't think our vendor requires a mortgage to move but I'll have to check that with the estate agent today.

Hopefully you hear back soon on your mortgage Beautician. I'll keep my fingers crossed for you.

Ah! The buyers' solicitor speaks! OK, it was only to confirm agreed price but the radio silence is over. According to my EA, many solicitors don't start on queries until after the searches. Didn't know that was A Thing now. I see the logic of it but it does mean that sale may go on longer than intended, no?

ocelot once the buyer's solicitors receive the draft contract pack, they will peruse the documents and raise enquiries based on the information received. When the searches come back, solicitors may raise further enquiries based on what the searches reveal. Some firms may prefer to raise their enquiries when all information has been perused rather than bit by bit. It does go quiet at this point because the solicitors are busy gathering all the information and documents they need to proceed.

So our vendors vendors have now decided not to progress with their sale until they find out how much they are due from an inheritance. Our vendors will have to decide whether to find somewhere else or stick with this house but this couple have been nothing but trouble from the start. It doesn't make any sense to me, they were selling before they found out about this death so why not just get on with it. So frustrated.

Our buyer's solicitor is super slow and has done nothing at all for about a month. It seems like our buyer is going to get tough with them today though - I hope so Angry

All very slow with us too. Vendors solicitor have still had nothing back from sellers - I just found out today that they live 'out of the country' so not sure if that is having an impact - how are they going to complete the fixtures and fittings paperwork? I doubt they really know what is there as the house has been rented for the last few years. Spoke to the EA today and he said he will try and chivvy them along - not sure if he is going to have to do the list. I asked him could we arrange to go in to measure up for curtains etc and he said he will come back to me.

We had a few queries that went to their solicitor last week - radio silence since.

Radio silence here too, no progress in the last 2 weeks at all, we were supposed to exchange a week ago.
So frustrating, our solicitor is literally tapping her fingers waiting to exchange for us!

I wish we could just pull out and tell the buyer to jog on. They barely respond to anyone. Not even their own solicitor. I dread the moment we're ready to exchange. I bet they won't agree on a completion date for weeks. Angry

(But of course we won't pull out because I'm not a twat)

Argh we thought everything was nearing exchange and the solicitor just rang to say 'now we have your mortgage offer should we order searches?'. I get why searches often come after mortgage offer but they sent us a letter on 1st march which included that once they'd received our retention fee they would order searches so we assumed they were done weeks ago. And they know our buyer is desperate to move on 7th and never mentioned that searches hadn't been ordered.
Local authority website says 10-15 days so 7th April is now impossible. Shouldn't complain too mix as process has been pretty smooth so far though so....
Rant over!

Hello sisters and brothers in boxes! We are under offer again (for the fourth time) so will hopefully settle on a new buyer soon -who is not in some crazy daisy chain- and hopefully not lose our dream house. Hopefully. This process wants several very large rockets up it!

The survey and valuation on the house I'm buying was carried out yesterday but I'm still waiting to hear. How long did it take to get the report for other people?

With the house I'm selling, I heard everything was ok on the same day.
