A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

how is everyone today? we had people book a viewing for this afternoon but they didnt turn up!

my husband took off 4.5 hours off work (including the time they would have been viewing and travel back to work time) to do all the last bit like hoover everywhere, out new towels out and shove old ones away, sweep drive, clean the showers after this morning, put the laudry afway and store airers etc, etc. feel like i've been kicked in the teeth.

its such hard work and feel especially for my poor dh.

i know ocelot! i didnt think grown up would do this to one another wasting work time and personal effort. i think one of them was keen and booked, the other not so and then they must have forgot to cancel.

Budgets that is totally crap, so sorry. I hope they never find a house as perfect as yours and spend the rest of their lives sighing wistfully every time they drive by. With permanent threadworms. And piles.

Still nothing here. But hardly anything is selling in town at the moment so it doesn't feel so bad. There are lots of houses we'd like to go and view but we are holding back at the moment. I had a moment of excitement when a parent approached me in the playground and asked if I was selling the house round the corner, but she just wanted to know what the market was like Grin.

oh wandering! I dont wish that on them! however, the stakes are fairly high - viewing someone's house is not something to piss around with unless it's a serious contender. maybe we have much too conscience and are too considerate. at least (and annoyingly too) everything is sitting on the market around your area. some have gone in a week, some a month. there's no real pattern around here. how come you're holding back on viewing? sorry if i've missed why if you've previously said.

I've read this thread with interest. I'm currently in the process of trying to sell, listed the week after brexit (great timing!Shock).

Had a few viewings and offers but not having much luck to date.. First one thought it was eBay and seemed to get carried away offering- couldn't get a mortgage, cash buyer took the mic to the tune of a 16k reduction (house is on for sub 80k so that's a huge %) and now a house valuation down grade. It's really not going well at all here... Trying to save current one through a meet 1/2 way on price scenario but he's buying alone so think it's a stretch and I'm no holding out much hope.... So back on the market for us I'm guessing.

Can't believe I thought the hard work and stress was getting it ready for sale.

Budgets - Ok then, just the threadworms. One of the parents in the playground admitted booking house viewings on Sundays when they are bored, apparently there is less of that in the winter according to our estate agent!

We are holding back because we haven't had any interest in our house, so we don't want to mess people around or fall in love with a house that sells to someone else. We have a list of eight or so houses on RM that would be OK and one we did a second viewing on that we would very much like to have. The second viewing house has been on the market for over a fortnight now whereas it would normally have been snapped up in hours, so if we can sell ours soon we have a chance.

Nothing in the catchment has sold for a couple of weeks which is unusual. I have been keeping an eye on them because they are our competition Grin.

Lilmiss - sounds like you are having a rough time of it too. Welcome to the thread, feel free to share a Rightmove link for critique and support.

We are avoiding looking at a move to house to save the disappointment, it's disheartening but I'm keeping an eye on right move as it is but you are right there is little moving.

I seem to be doing well with offers it's just the poor first time buyers getting battered by very cautious mortgage lenders. I've had three fair offers to date that just haven't progressed. Solicitor said it's a pattern at the moment when I called to put it all on hold.

The down valuation is a massive hurdle to get over if it crops up again as it pretty much leaves us unable to move for another year and guarantees another year of austerity budgeting that I'm not looking forward to but it is what it is.

Let's hope it all picks up in January in the meantime I'm thinking sod it to the show home living and sticking that Christmas tree up soon!

Eeeeek so ours went on RM on sat and got a first viewing tomorrow ! Trying not to get ahead of myself ! We viewed a house on sat we probably shouldn't of but if we got an offer on ours we would offer on that it's perfect

Another one here to join in!
First time sellers so I mainly need you all to hold my hand and reassure me that I won't lose my sanity during this process...
We went on the market two weeks ago on Wednesday and have had an open day and one second viewing but no offers yet.
I have two small children so can empathise with those who are trying to keep everything neat and tidy and sticky hands free. The car boot currently holds most of the contents of the toddlers room!
Congratulations everyone who has had offers and is making the next step forward. Smile

Lilmiss, great to hear about your viewing and welcome to lalalear. We are now up to 7 viewings over the weekend - two of which were second viewings. Lots of positive noises but no offers yet. That said, it sounds like our previous buyers might be back on the scene as they have found someone who is interested in their flat - an offer is expected but by now, I will believe it when I see it!

Two second viewings sounds really positive Ocelot - fingers crossed you hear something positive in the next few days.
I had one of the agents we didn't end up using ring me up today and leave a message saying he hoped our open day went well (is obviously keeping an eye on it!) and 'just to let me know' that a house 10 doors up from us had only been on the market for 2 days and has already gone under offer with them.
He threw in a rather snarky 'am sure yours is already sold but give me a call if not'.
Cue an afternoon of second guessing our choice of agent and general decision not to list it with them....

Sorry for the stupid London property prices, the area we are in is going through a huge boom at the moment and these listing figures are unfortunately the norm around here (and also the reason for selling/moving as we cannot afford to upsize in this area Sad).

Lalear - oh that's a dirty trick that would totally mess with my mind! Doesn't seem fair but I think it is a house that sells itself so as long as your photos are good to draw them in there is no reason you won't have the same result

Can I join? We've been on the market since late Sept!ConfusedHuge flurry of viewings at first and now dropping off! We received and accepted an offer just over a week ago but after four subsequent visits from the buyer (bringing whole family with him) as well as planning officers/architects, the offer has been withdrawn as what they want to do with the house is apparently out of their budget! AngryIt does suit me to wait a little longer though (only a little!!).

Thank you Ocelot and Littlemiss - it is always nice to hear positive things. The feedback from the viewers has been extremely positive as well which is why I thought we might have an offer by now. It has been listed two weeks today.

The kitchen tiles are from Topps Tiles. I foolishly thought it could not be that difficult to tile and it took me WEEKS!
Will not be volunteering for that job quickly if it needs doing in the next house....

That sounds horrible for you - I am really sorry. But you have had one buyer so no reason why there is not another waiting. And they may be the easiest buyers out there and everything will go through without a hitch and you will glad this one fell through! But grrr to have to get the house clean and ready four times!
It seems that each step of the process gets increasingly fraught and you think you are at the worst stage but no, in hindsight that was the relaxing part - haha.
