A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

DH and the agent had quite a disagreement about it, in fact. The agent was adamant that it could fit a double and you just had to be flexible about moving around and getting out of the room. He also said that you could choose whether to have the door open or closed before you put the bed up. I assume he was thinking of a futon or something, but the thought of my elderly inlaws being handed the Allen keys to assemble and disassemble the bed every time they needed the loo sent me into hysterics.

I hope we took everyone's views on board, we have changed the layout completely. Watching DH trying to keep the kittens off the new rugs is worth every penny!

Ha! Estate Agents are full of such BS. Hoe they can lie to your face and think you're stupid enough to believe them is beyond me!

Have you already chosen a new agent Wandering? I went on one of those comparison sites that ranks agents by time to sell properties and selling price etc so you can match to your needs. The ones I chose I think have actually been ok, they haven't sold the house admittedly but they are quite nice by EA standards Smile

New photos. This is the left side of the room as you come in, that's where the beanbags and boxes were and the sofa bed with the blue cushions.

I took the pictures left to right as I stood in the doorway. I could only upload three on this post, going to see if I can add the right side too. Pleasantly surprised that we could easily fit an L-shaped sofa on this side, sadly the budget just won't stretch to one.

And the right side of the room. There is still space to get that red sofa bed out for people to sleep on which is fab.

Please excuse the mess and the kittens, I am completely shattered and just didn't have the energy to hoover too.

That looks amazing! Honestly, it's so much homelier, warm and welcoming, and actually looks like you've got two proper sitting rooms. Can't wait to see the new estate agents photos. Well done! Are you pleased?

I know buyers should use their imagination but actually I think people do really need to be spoon fed what a nice house it is clearly.

Thanks everyone, nice to get lots of positive feedback. Sunday felt very much like one of those TV shows where you get ££ and a few hours to buy things.

Ocelot - congrats on the viewings! Thats fantastic!

We cleaned it up and put some flowers etc out and were much happier with the photos the agent took today. She was very good and much more efficient and informative than the previous guy, she is also going to email me the draft particulars BEFORE they get printed so we can make alterations quickly. Previous chap sent the particulars to print before we had seen them and never implemented the changes we wanted. The house will be in the estate agents window and also in the local paper on Friday.

She revalued it for us and it came back about the same as before, because of its size, catchment location, garage/parking and proximity to town. I had done my own research and can see its at the higher end for three bedroom mid-terraces in the town, which start at £187k (council estate) and go up past £300k. The most recent 3bed mid-terrace to sell in catchment was £249,995, but its further from the school, much smaller inside, smaller garden front and back, no parking, five doors down from a garage/mechanics and has serious on road parking issues. So we'll give it a couple of months at this price and see what happens.

We also had the boiler man out to service the boiler and he says its A-rated and working perfectly so thats good! I need a holiday......

On the subject of crap estate agents- we have just dropped our price and the agents have listed it on Rightmove as "guide price old-new price" instead of just "price". Angry I spoke to them this morning and was totally clear about how we wanted it listed and specifically told them to not have any guide price info. At no point did we discuss these two prices together, they've just pulled that out of their arses. Grrrr.

I am told it will be fixed in 10mins so have come in here to rant while I wait........

hi everyone. i know how you feel. we had the full asking price of our house at 5 days on the market from the third viewer but the chain has collapsed so we are back on the market. we are marketing with purple brick so we manage bookings ourselves. no one else is interested after 1 week back on the market. its so depressing being back on the market, keeping tidy and we have no family nearby to look after the kids while we try to tidy and clean. i just need someone who can have them without planning and conditions! we also both work full time! shattered already and worried we wont get asking price again.

That was a quick fix Giraffes! Don't get me started on crap estate agents. I got a feedback form from our old agents and had a happy ten minutes filling it in today. Doesn't look like we'll be charged for any of their printing staff costs which is good.

New board went up today Grin.

So sorry budgets, that's tough. It's really slow at the moment because of the weather, Xmas and things like Brexit, but fingers crossed you get a buyer soon. Would you consider going with a traditional agent as well? They might be willing to do a competitive deal with purplebricks where only the agent that sells gets the fee.

Budgets that's awful, Flowers A chain collapse is everyone's worst nightmare. Hope you get another good offer soon.

We have a second viewing booked for Saturday! I am very excited.

On the less good front however, we have my MIL visiting this weekend. Normally for visitors we'd shove a load of furniture into the box room to make room for the guest bed to be set up. That's not going to create the best impression though. Officially the box room is the playroom Wink
Suspect this is going to mean yet more stuff for the garage. Honestly we could win the "how much crap can you get in your garage" competition. Mind you, I think we've viewed about 15 houses with garages and not one has had a car in it Grin

Hi Budget, my chain fell apart too. It is hard the second time round - the initial bump of optimism and excitement you had at the beginning is long gone and its just a grind. I just want the stress to be over now. How about we hold each others' hands until we get through this? What I have found, if its a comfort, is that although there are fewer viewers at this time of year, most are serious and not just having a nosey

Well done Giraffes on the second viewing, fingers crossed it turns into something concrete. We have no garage so all our stuff is in a storage unit! For viewings thing get shoved into unlikely places; the DC's toy kitchen, the dishwasher, under the quilts or in the car!

Despite our place being the cheapest per sq ft in the area by miles we have had no interest since the price drop. If no viewings at the weekend we're definitely coming off the market.

Giraffes - hope the second viewing is good news!

I could definitely be a contender on how much crap you can fit in your garage competition. We were going to have a picture of our seven seater in the garage to show a larger car can fit, but we lifted up the garage door and went 'nope'.Lot of stuff in there right now including a massive armchair, all the bikes and a couple of internal doors!

We are back up on right move now, happy to just wait and see what happens until after Xmas.

Today I am on tenterhooks as we have two sets of second viewings. I really do want this to be over now, having been on the market, under offer, and now back on the market again since Sept.
