A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Loveka that's shit. I would kick up a proper fuss. Take the higher offer though.

Lia see what they come back with. I think they will go up. Our potential buyers have put 5 offers in as they love the house and we are hard as nails.

Time to have the chat with the husband. Offer is now £5k less than we would like. The buyers are willing to wait. We could look for a month to see if anything else comes on and be upfront about it. Not much we can do if the houses aren't coming up where we want to buy. The one we really wanted sold last Friday. Arggghhh why is this so stressful and why couldn't we have an offer this time last week.

Got all excited by a call from the EA but they only want to know if we've had the survey back on the one we are buying. Yes, I'm pretty sure we told you and even if we didn't, the solicitors can cope.

drspouse feel your pain, keep trying to keep the house up together but as there has now been nearly 2 weeks and no viewings it seems a bit pointless.

Where are all the buyers??

mama maybe if we leave clothes on the floor, dirty plates on the side, left the hoovering for a week and didn't Polish, maybe we would have some viewings... Grin

Had our first viewing today - the EA showed them around while we were at work. Just got home to find they're pulled the stairs handrail off the wall! It's always been a tiny bit wobbly but it's never come off before. I'm annoyed that the agent didn't think to ring or email to let me know this had happened. Now I have to fix it before our only other viewing, which is tomorrow. Grr!

That's not one at all donkey wouldn't be happy

Had our one and only viewing just now and it seemed to go well they were very positive and asked to go and have another look on there own. I was spying at the bottom of the stairs and they seemed to be thinking where they would put furniture and stuff so hopefully something will come of it.

Got my electric screwdriver out and managed to fix it. It's actually better secured now than it was before so I feel like a DIY queen! Still not too pleased with the agent, mind.

We did it as they could only come after 6. Hopefully EA's will do others if we get any. Well done donkey I'd still be telling estate agents off though they could at least have let you know.

We have done everything back to front! Put an offer on a house and it was accepted! EA has given us 4 weeks to sell before remarketing the property we have an offer on. Eeek!Shock EA came yesterday and we are officially up for sale. Photo's need doing but we need to freshen up a couple of rooms over the weekend to get it photo/viewing ready.

I shall have read through this thread but in the meantime any tips regarding photo's & preparing rooms for them?

Make sure the EA is moving stuff out of photos - even if you need to keep the broom in the kitchen most of the time, there is no need to have it in a photo.
Also take down and store personal stuff (family photos etc)

Any weekend viewing news?

Still nothing here though forging ahead on our purchase. New house needs some expensive work that isn't completely urgent but would be much easier if we weren't there. So we are crossing our fingers for completion in 3 weeks time and then 3 weeks of work meaning move in date in 6 weeks. Just getting quotes for removals this week!

(We were kind of prepared for this given its age).

We had 3 viewings the weekend.
One couple like it, but they want to view some more houses before deciding. One loved it but we have a cat and she is allergic. Not heard from the other one.

Housefreak surely a lot of people will be cat owners seems a silly reason not to even consider it's not like you would be leaving the cat is it Smile

Our viewers from Friday have been in touch with estate against to say they are interested but are choosing between 2 houses ours and another one and they will decide midweek when they have weighed up pros and cons. I'm too Impatient for this selling malarky. As they have been our and only people to view I've got my fingers crossed but not too hopeful to be honest. Just not getting the people viewing just 1 in 2.5 weeks. Is it still slow everywhere?

Yes I'm very annoyed, especially as now I feel dirty, I am extremely house proud. There's a few houses selling near me but not mine Sad

I think it must be very slow here too. Nothing else for sale on our road. Our house is on at £250K and there is one other house at that price, one at £200, one at £300 within 1/4 mile (it's quite a dense area so gets ridiculous if you look at 1/2 mile).

Top of the range in this area is £550K (hideous house frankly with frills all over it) and bottom is £67K (one bed retirement flat). It's a very strange area! It's partly because we are so close to the station so quite a lot of commuter flats.

How soon would you expect to get feedback after viewings, if at all? We had one viewing Friday morning and another Saturday afternoon. I emailed the agent this morning to ask if there was any update and I haven't heard back yet.

I think the market must be very slow at the moment - I'm in an area of East London where properties have previously sold like hot cakes so I'm surprised to have had so little interest so far. It does make me wonder if it's overpriced but there are similar sized places on Rightmove for the same asking price, so it's not just us.

I'm so glad I've found this thread.

We went on the market 10 days ago. Have had 5 viewings and a second viewing. We have one more viewing booked in this week.

I'm feeling demoralised after the second viewing. The lady was incredibly enthusiastic about the house both times but said to me on the second viewing that she didn't want to waste my time and she couldn't afford the house! We are on for Offers over £160,000 (valued at 165k). And she said she could only reach 154k max. It wasn't a formal offer as she just told me this at the viewing and I reported it back to our EA who was baffled as we were and I suspected she was just playing stupid games.

I spoke to the EA again today who said she had put an offer on another house that is on for over £165k! It's likely to be rejected but still. I'm so annoyed. I know this is to be expected when selling houses but time wasters getting my hopes up and dashing them is so annoying.

We've found the house we want. It need a bit of work on it. It's been on the market for a year.

We've had 3 viewings since changing EA but no luck and no feedback Hmm

Another booked for Thursday so I really hope we have someone who wants to buy as I'm fed up and want to move!!

donkey - where are you? we are Hackney and think we've definitely reached a price 'ceiling' round here. Although we are moving out of London, unfortunately the areas we are looking at are pretty pricey too.
