A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

I'm also thinking of taking the cot out of our room (master bedroom is small). We have a single room which currently has a single bed and chest of drawers in. Not sure whether to take out the single bed and put the cot in or whether people like to see how a single bed fits in? Any thoughts?

Mama we didn't redecorate but DP did get the paint brush out and touch up the scuffed areas so it looked better.
Couldn't imagine redecorating the whole house to sell it! I guess maybe would be useful if you have unusual or very dark/bright colours, as some do struggle to see past that. But otherwise seems like a lot of work!

afro - our decor isn't outrageous and DH has got the paint brush out. Unfortunately I have had to tell him its probably best to touch up the paint work in the same colour rather than 'nearly the same'!

We repainted the stairs area (we just touched it up really) ds's room and the up and downstairs hall way I think dh may have done some touching up in the kitchen too (mainly where the kids touch the walls!). Magi erased lots of other areas though!
We also have 3 young kids and another on the way so I've not been too worried about scuffing too much. As far as the cot goes, I'd take it out. I've bought a moses basket and made room under the bed for when #4 arrives. Our room comfortably fits a cot, but it makes the room look smaller. Fx we sell before she grows out of it Wink
I would take the single bed out and just make sure it's specified that a single bed can fit in there. At the end of the day, your baby needs somewhere to sleep!!

Did wonder about getting out the travel cot and taking it down when people view Blush maybe a step too far

That's probably what we will end up doing mama if we don't sell ours before she is out of the moses basket! A full cot won't fit in the kids bedrooms (already kids in there!) And I don't want anything permanent in our room as it just looks so cluttered and small!

It's so difficult with offers under, but if you can wait then I would if I were you.

We are worried about losing the house we have offered on, so are accepting 465k. It means we won't be able to do work we wanted to do on the new house. We are both a bit conflicted about it, especially as we had asking price offers before.

We just don't want to risk it. If we lost the house we want the whole move would be off until we found something similar, which could be years!

Well, we have seen a house that ticks a lot of boxes and very comfortably in budget. Dh isn't feeling the love, neither am I tbh. But it does everything we need: Good schools, great location, right number of bedrooms, good sized garden, several proper parking spaces. It's all the really important things, it's just contending with an awkward layout which is a bit tighter than we'd like and decor which is a bit meh.

It makes great sense and we are going to put on our Captain Sensible pants and make it work. So, we'll put in an offer on Monday.

It's not very glam is it? Being all Dr. Spock about these things when you feel like you should be jumping up and down in delight like in Location, Location, Location Grin

Still no real luck for us!

We are thinking of taking the low offer of 99.950 however it means we can't afford the house we want.

Our current house is far too small and the house we want is a large detached.

We are thinking of taking the offer and moving to a larger semi for say 5 years until we save more money and get in a better position and move again.

I'm gutted we can't afford what we want though Sad I wish the agent hadn't strung us along and made us believe we could get so much for ours as we wouldn't have gotten our hopes up so high!

Good news: we have an offer! Chain-green buyers, got outbid on something on our road last year and are really keen to move quickly. Offer is just under the asking price and mortgage is all in place. I'm pretty bloody chuffed to get that after 2 week s on the market after being warned by all the agents we saw about how slow things are at the moment

Bad news: our offer on the place we want has been rejected. We offered 5% under asking, and it has been on the market for 6 months. And it needs bags of work.
We are pretty irritated... DH is going to call the boss of the agency tomorrow for a frank chat but our fear is that the vendor doesn't actually want to sell so is hanging out for an unachievable price.

So frustrating Sad

Mmmmm looks like we are no longer selling our house. The house we want to buy is now "under offer". The selling agents didn't even bother telling us. We are going to stay put. Have a few ideas of what we want to do to make more out of our garden.

Onwards and upwards.

Still bored to tears of no viewings here though we are proposing a completion date for our purchase. Dashed out this morning but left the house reasonably clean and tidy just in case, no mean feat as I had a birthday party at the weekend (not at the house but we had my DM to stay and another 3 guests round plus I got these intrusive things called presents, how dare they! Thankfully people saw sense and I mainly got plants - great choice! - edible stuff, or smellies some in naice bottles that make the place look elegant).

Of course the sold subject to contract house could come back on the market. The house we are buying did! Indeed, ours was off the market for nearly 3 months until our buyer dropped out.

We are still a bit pissed off to be selling for 10k less than we wanted. We need to move past it I know, but it will make a big difference to what we can do to the new place.

I know it could Loveka but I am mainly annoyed the agent didn't tell us. Anyway am seeing how today pans out. If we get a reasonable offer I am putting one in on the house we want if not I think we will take if off the market.

I'm also waiting for viewings - our flat went on the market on Friday. We haven't heard anything yet but I guess that's because Friday was too late for anyone viewing at the weekend.

I'm a bit confused about what sort of offers we'll get. The agent says we'll probably get 430-435, but in order to achieve that he recommended listing it as 'guide price 425-450'. We've done what he suggested - assuming he knows best - but it seems a bit odd to me. Surely anyone seeing that will just offer 425? I suppose it might stop someone coming in with something a bit cheeky like 410 but I don't see how we'll end up with 435.

We're not going to start viewing houses we want to buy until we have an offer on ours, as houses in the area we want to move to seem to be snapped up in a very few days, so I don't think anyone will take us seriously before then.

Donkey86 personally I would never do that..I think you should call as soon as they open and ask for it to go on at £439,950/£450,000 otherwise like you say you will get nowhere near £435,000 once it's on u can't then change it to higher to act fast good luck everyone x

I agree, you'll never get what you want with a guide price like that Confused definitley speak to the agents asap!

Ours goes on the market again tomorrow. Feeling really nervous, I just want it to sell really quickly! Hoping we get some viewers in ASAP!!

I'm also confused about how to set out the price. We have "offers around" but DH thinks we should just say, that's the price.

I'm annoyed we have no viewings at all, too. If it was lots of viewings and silly (or at least not what we wanted) offers or even no offers, I'd say maybe the house was right but the price was wrong.

But no viewings at all suggests there's something wrong with the house - and there absolutely is nothing whatsoever wrong with the house - it's in a great location, great condition (within the limitations that it's Edwardian), nicely done up (if I say so myself - e.g. we've put in wood double glazing, recent boiler, decent radiators etc.), and the photos look good.

So I'm at a loss.

I'm holding out hope that over easter it will be a busy time in that people will have more time off work and be able to look. Wishful thinking???
