A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Crossing fingers for you all our buyer is a serious pain in the arse it wouldn't surprise me if she ended up pulling out she called EA last week wanting end of march completion I mean come on in what world does a chain of 4 houses complete in 4 weeks

Thanks littlemiss and pawpatrol, I'm glad you agree it looks odd. I'll talk to the agent. It might be too late though as I've just had an email from them to say they've had the first viewing booked in, for Friday.

Becky, you're probably right that Easter will be a busier time - but personally I'm hoping we don't have to wait that long!

We had an agent say guide price between x and y. But a minute later he told us the house up the road was on for offers over 600 and they had just had an offer of 580. People will always knock a bit off, unless it's a hugely desirable area where houses are snapped up ( are there such places these days)

We had an unexpected viewer yesterday as EA had told them the wrong date.

Highly embarrasing as we hadn't tidied and I don't think they will be back Blush

I think we are going to formally reject the offer today. It is £21k less than it was valued for and £11k less than the amount we were happy to settle for. EA isn't happy. Apparently I misheard them when they told me they didn't think I could get any more than was offered. Oh well we won't be using them. Arseholes BTW the amount we are after is the amount a similar property sold for so we aren't being greedy.

Blackfell I would be on the phone to the EA and giving them grief.

Blackfellpony that is so incompetent I would of sent them away and hoped they would of booked back in when you could of had it looking its best. Bloody EAs!

Spoke to our agents today after been on the market for 2 weeks and only one viewing booked and they are already suggesting reducing. Even though I know it isn't over priced and we are already on the minimum we're willing to sell for. Also there is another for sale on the same street for same price and ours is on a much better plot. Fed up already and only been 2 weeks. Not sure what to do now. Also they still haven't but the for sale board up!

We let them in as I was put on the spot.

They managed to dodge the two barking german shepherds, screaming baby and step over the washing BlushBlush

We have officially let dream house go and are hoping to find something cheaper which would mean we could drop the price of ours and hopefully sell!

I've had call today from estate agents saying another viewer is not returning calls following a viewing on Tuesday.

I feel I'm getting more then my share of tyre kickers. Not sure if that's because there isn't much on right move... just need an offer! So frustrating.. any feedback we are getting is the house is lovely so not sure what more I can do, other then reduce it.

What I'm reading is Easter is another peak so can't decide whether to hang on til then.

My mum had my estate agent up to value her house last night... He told her somebody wants our house but has to sell hers. Not sure why we weren't told this but feel a bit better now. He was also told by my mum he's not allowed to put her house on the market til ours has sold, our house has now got a new front picture and is bang in the middle of the estate agent window this morning.. Hmm

Still no further viewings and we are supposed to have feedback every fortnight (i.e. today) from our EA - their website is down too which is not really a good sign! Just emailed them to ask what is happening.

Well we have decided to keep our house on the market whilst we look at different options on what we could do with ours.

Buyer has increased offer but still £8k down on what we want. Plus there is no houses for sale we like and we are more and more tempted to stay.

Just a question.. is 8k what you need or want?

I think when there is nothing on the market you are interested in it probably don't make much sense to jump at a loss unless you think can get it off next house

I think we could do without it but think our house is worth that as another sold for that amount which is pretty much the same. As we haven't got one to buy anymore I agree there is no sense to jump at the lower offer.

We were originally going to move as I didn't think the secondary school was going to be built in time and now I think it might be.... So not such a rush to buy and no houses near schools we want to buy. These people are happy to wait for us to find somewhere but in a way we would be happy to stay where we are now. Unless the "house" gets put on the market.

I am looking forwards to getting EAs out of my life though.

I think you've done the right thing if everyone is aware of situation. Might even help get you nearer the price you need being in no rush

As for selling I know exactly how you feel.. I get a sinking feeling when their number pops up on my phone... hate the whole thing from showing strangers around the house, waiting for people to turn up to the offers stage and second viewings.

Don't think they are kidding when say it's the one of the most stressful things you do in life.

We've had an offer. It's £35k below asking price Shock

We've declined but I do need to be careful. When we bought this house, it had been on the market for 3 years!!! It's on a busy A road and there is a barn conversion next door that is unfinished so that puts people off.

Going to have a chat to dh tonight about what we can realistically accept in order to have money to do up the house that we like.

I am so annoyed with the estate agent.

We accepted an offer for 465. There had been a full asking price offer, but it wasn't proceedable. Before we accepted this lower offer, we asked about the full asking price offer and we're told " that one is going nowhere". This was a lie!!!!! The estate agent clearly wanted her personal commission, as the full asking price one was another agents (in the same office) client.

Just had a call saying the full asking price offer is proceedable but are we sure we want to go with the lower offer?

Now we are in the position of having to go back on accepting this lower offer.

I can't believe it!

Angry I'd accept the full offer and be making a massive complaint to the branch manager. That is just not good enough.
