Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

I second Anna our indemnity policies were agreed instantly and she had a price for us within an hour.

Hi both, did the solicitors have to check with the mortgage lenders first?

I don't think so but the ones for our purchase were just minor things. We paid for one for our buyers to replace some building regs so they may have had to notify the lender but we weren't informed.

Collie - my EA suggested an indemnity for local search too, just to get us exchanged!!
They are going to put it forward this morning.

I am drained. I've been at my desk since 7.30am and I've written 80 'Thank you' cards for show.

Here is to some positive news today for everyone.

north I'm eagerly waiting for updates regarding the indemnity. I have had 2 calls already this morning. We just want to push through for exchange! We'll do anything!

To push through to exchange I suggested I pay for it and the sellers solicitor will arrange it. Just hoping it works! I am so anxious

ARGGHHHHHHHHHHHHHH So no updates apparently our solicitor is trying to get hold of buyers solicitor,. why don't they hurry up and get on with it then!!!!

I dont think we will be exchanging anytime soon.

Thanks Collie - what annoys me, is that you/we would basically be paying for the errors of solicitors! Although granted, I would do anything to exchange today. I mean ANYTHING!

I think the seller pays for the indemnity for their house, as it is the seller who is unable to provide x,y,z so provides the indemnity instead. If the seller refuses, then the buyer can also purchase it. In the end we just offered to pay for any outstanding ones on our purchase, but actually didn't have to do them, for example she had no evidence of the boiler being installed, wouldn't provide an indemnity, but then we had an up to date corgi cert so solicitor was happy with that if we were.

Hi all, well its all up and down for you lot isn't it?!

Unlikely and Ocelot, sorry to hear about your chains. We lost our buyer mid October, and we were hoping to be moving by Halloween. Our house went straight back on the market, and our purchase did too. We had a new buyer within 5 days tho, so its all back on track. Just now, I'm in the land of limbo. No point in chasing anything my side of the deal, as we now have to wait for our buyers solicitor to catch up. I feel for you tho as at least with it being my house that needed to be resold I felt I had control over that and "house doctored" the shit out of it before our viewing. It also helped us that our sale and purchase is through the same EA and obv he didn't want to have to sell both houses again, so it was easier for him to focus on selling ours. Do you know what sort of market the resale house is? I think if its FTB or investor friendly that helps.

Just had email from EA - apparently indemnity is not an option because there is a lender involved. Is that correct? I'm rolling my eyes, they could tell me anything.

Everyone is apparently chasing bloody hopeless solicitor and apparently he is getting arsey with people! He has assured everyone he has chased the Council for outstanding searches - what else can we do? Angry

North its so frustrating isn't it? I've heard nothing today, I am just about to have a ring round. Apparently the FTB at the start of the chain have started ringing my EA instead of our buyers EA as they can't get any answers.

I did say to my EA that I could have crawled on my hands and knees from my house to Halifax head office and back again in the 2 weeks we have been waiting for our buyers mortgage offer. Shes had her copy but her solicitor hasn't had their copy - I am very, very close to f**king the whole thing off and going on holiday somewhere hot instead.

Anna Hope your calls are fruitful!
We had that issue when we were waiting for the FTB to get her mortgage offer, took a full week by snail mail. It arrived on a Friday. Needless to say the solicitor of FTB doesn't do much on a Friday or any other day of the week

I need to stop clenching my jaw & move my focus onto tonight. I can only deal with what is in front of me - and that is dress rehearsal! I really wanted to be in before show finished as that would be all my stress over. It's not to be..

The house at the bottom of our chain has now re-sold to a first time buyer, and they are going to see if they can buy the searches off the original buyer (no idea how this works but here's hoping). We are selling house number 4 in a chain of 6 so feel completely powerless to do anything except sit and fret that another bit of the chain will break while we wait. Meanwhile, tonight I will be unpacking toys and clothes. Angry

Runner its awful - I am a very in control person and to not be able to do anything is driving me insane. I would chase our buyers paperwork myself if I could Sad
