Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Does anyone else feel that trying to get answers on a Friday and a Monday is pointless?
I honestly don't know how to get this moving any faster...we just keep getting told the solicitor at the bottom of the chain is causing the issues. So what can we do?

Our chain of 3 may be exchanging today. Does this pretty much mean plain sailing until completion 2 weeks later? I mean, our buyer won't want to lose his deposit will he?

Well....,still no exchange. Top of the chain is strolling casually into the solicitor at 3 today to sign them without a thought about the two families each with 3 young children who are desperate for some peace of mind. Also, our sellers solicitor won't proceed until sellers soon to be ex husband pulls his thumb out of his arse agrees that he will move his possessions from the house and leave it with vacant possession. Even though he has said he will. And surely, she has already said she will. And quite frankly, I don't care anyway because there's a big driveway with plenty room for a skip.
So. No exchange til monday. We will continue packing up this weekend as planned because when else can we do it, but it's horrible doing the serious packing knowing there's always a tiny chance it will go wrong.
There will be wine tonight, still not celebratory wine but still......

tinky exchange is the main goal because buyers / sellers cant change their minds without paying big fines. it would be financial suicide to pull out after exchange.

exchange is our only goal for peace of mind. good luck :)

bear oh my goodness. i was relying on you for good news! you must be going be mad.

looks like we will all spend the weekend pacing around waiting until monday and sporadically packing

Collie if you didn't sign a contract, do they expect you to pay them??
In some of my legal paperwork (can't remember which bit) I had to say how much the estate agents were owed on receipt of the funds...

Twinky - Once contracts are exchanged it's pretty much in stone, up until contracts are exchanged anyone can walk away without penalty. Which explains all of my (and all the others) twitchiness!

Oh Bear - when I bought the house I am now selling, it was from a couple who were separating. It was a total nightmare & added another solicitor into the loop, because the would only talk to each other via solicitor so even the smallest thing took weeks!

I am weary and have a weekend full of show stuff and I had packed, but since the delay, I'm getting stuff out again and my house is so messy..

our biggest asset?"

I have learnt my lesson regarding EA's.

North ours isn't quite as complex because (I know this from my reliable source of gossip!) the lady selling our house is on her 4th husband and apparently the house is all hers. He ran off with their polish cleaning lady and is living in rented! So it's really just one seller, although as he has stuff there the solicitor wants to know he will move it. Must be patient I know, and we're all still on board to complete on 11th but I'd like a few days between just for sanity's sake.

Collie - they sound awful Sad
If there isn't a contract, you could ask him to stop acting on your behalf, tell him he isn't getting any money & you could act for yourself.

Bear - love a reliable source of gossip! If it is her house , surely the solicitor could write a letter saying - the house will be sold on such & such a date, if his property isn't removed by then, it'll get binned?!

Ha! I make it sound so simple...if only !
I haven't heard anything today from anyone.....

My EA did actually ring me back and very helpfully told me nothing at all.

I'm going to do some packing this weekend too. (and drink wine)

Lets hope next week is better for everyone.

Spoken to EA - she apologized and said that the solicitor at the bottom of the chain has advised that he has deposit, all contracts signed, but is waiting on a local search which was apparently requested on 26 Sept (I don't think EA believed it). He said he hasn't chased it (Why not?) and won't exchange without it.

So, we wait...

EA suggested it was time for an ultimatum.. But from who?

I have news, my solicitor emailed and said sheshe had word today that the elusive mortgage offer has been emailed to our buyers and now their solicitor and he is drawing up their paperwork.

Keep them crossed ...

Yes the solicitor probably could do that, but apparently he's old school which means he needs it carved into a tablet of stone or written in blood. It's too late in the day now anyway, on Monday at 9am I am making it our EA's job to get it sorted.
I am literally so done with this now. People are so relaxed about it when it doesn't affect them- top of chain in a rental, they don 't care if it goes on an extra week. Sellers STBX doesn't care, he's not making any money from the sale- who cares if it goes on a few extra days.....

Meanwhile, does anyone know how long a goldfish will survive on the front seat of my car in a plastic bag? I obviously can't transport him in his tank, but really don't want to send him to MIL's with the cats as i'll then have to do the tank twice. If I bag him up last thing at this house, and retank him first thing at new house, will he survive the middle part of the process?

Well the news is that our buyers and their buyers are packed up and ready to go. Deposits have been lodged with solicitors and our buyer is JUST waiting for an amended mortgage offer. He has formally complained about the mistake on the offer and has demanded it's faxed back by Monday afternoon.

I have no reason to believe anything the EA says. So who knows Confused

Oops I missed the crucial bit - this is the 3rd mistake the mortgage company have made since September. That's why they formally complained. Didn't mean to drip feed. Blush

Anyhooooo, I don't believe the EA at all and I don't think the mortgage company will hurry up due to a formal complaint.

Collie well I think that's positive at least. And at least you have some reassurance that other people in the chain are also driving things forward and it's not just you- that might not help it move any faster but at least you know they are as committed as you. Strength in numbers and all that.

Isn't it strange how we are all so fired up on Mondays, gradually fading to despondent on Fridays, then Saturday and Sunday are like no mans land as we prepare to do battle once more? I don't know how I will fill my empty life once this rollercoaster stops! Probably cleaning as my seller has ten dogs and clearly no cleaner as her husband was up to no good with her!

The struggle is real, people. Keep the faith.

bear it depends on the size of your tank, but I have taken two thirds of the water out, and moved fish in the tank, in the footwell. I wouldn't leave them in the car, the temperature variation might be too much

On the fish front. I'm hoping to do exactly what small said and hope for the best.
