Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Just more delays and the EA is avoiding telling me how long our "newly found" chain is.

Everything stinks of lies and deception. We have to sign a tenancy agreement before exchange of contracts - why the hell am I putting my family through possible financial suicide for people who obviously don't give a crap about anyone else.

The fact that their solicitor is cagey, uncontactable and continues to withhold information is a huge concern.

Waiting for DH to phone me to confirm we're pulling out.

The mortgage lender (Santander in our case) faffed around with the mortgage a bit during one of our house purchases, and yes it used to go back to the underwriters for 48 hours for the decision to be made. When it got close to the exchange deadline, they prioritised it a bit more. They also wanted 5 days notice to release the money but they got so close to exchange and completion that I think they had to do it in less time in the end!

So it is possible.

Bear huge congrats on hopefully exchanging later! Do you physically have to do anything on the day of exchange? It's been so long since we bought ours that I can't remember...

Our vendors solocitor is soooooooooooo slow at responding.
Im getting frustrated now!

Collie - I think that you could maybe send a list of questions to EA and say if you don't get a definite answer within ** hours that you are pulling out. It might give them a kick up the arse?
You can always still pull out if you don't like the answers.
I really feel for you. No one actually tells the truth & they are master manipulators!

Collie that's awful - people seem to have such little compassion don't they? If you accepted their offer on the basis that they were chain free then it does change things massively if they suddenly have a chain. If you pull out will you remarket your property or will you take a break from selling and wait til the new year?

Re: the day of exchange- nope, nothing to do but wait! They have phoned for our authority to go ahead and exchange, and we've paid our money across so we just sit and wait for the phone call. And sort out buildings insurance for the new place!

Hi all thank you for all your help and positive words yesterday it really helped.

I had a good look at rentals and have rung a few agents this morning and the majority will allow my lovely dog for an additional deposit. I've spoken to everyone involved today and advised our buyers not to worry and we will break the chain at us so that they and their FTB can move asap, our EA is dealing with that bit. We are still waiting on their mortgage offer though.

Our solicitor and sellers EA are on the case the other end basically saying we won't agree to the 3 weeks (by the way when I re read it said at least 3 weeks - which I have been told today means 4-5 weeks)

Didn't sleep have monster hangover.

Keep battling everyone and hold yr ground. bear sending you positive vibes.

Update:

EA: The FTB has now reviewed and signed contracts but a local search is still outstanding. It was requested at end of Sept. The Solicitor for FTB is chasing it and we will keep chasing other EA. Everyone hoping to exchange shortly.

Solicitor: We have no news and the vendor solicitor advises that all searches remain outstanding and we recommend not suggesting a date for exchange until the FTB Solicitor is up to speed.

Doesn't even sound they are talking about the same thing...

Thanks everyone! DH has persuaded me to give them until Tuesday to sort their shit out. Sad grrr!

Our EA is just ignoring me completely now.

If we do pull out we will readvertise in January to avoid holidays & Christmas disruption. Never buying or selling in the 2nd half of the year ever again.

Just spoke to the solicitor- most likely tomorrow now for exchange. Grrrrr. I really hoped I would be able to drink celebratory wine tonight instead of stress relief wine!

Every time I hear EA's or solicitors say "tomorrow" I always start singing "maybe tomorrow" by Stereophonics. Can't help myself. Grin

Collie I felt the same on Monday, my moving date that wasn't. I've regrouped but decided not to sell to the woman who has strung me along since June, no matter what. I've also rethought the house I was buying and have decided to move further afield by the sea. The stress of this sale that wasn't became untenable and being clear of it has been like mist rising. I actually feel like I've dodged a bullet.

Hope you all get some good news soon.

north wtf are they on!!!! I have now started doing this (my sister said it worked for her) every call I had today I backed up by email and copy in both EA and my solicitor. It's amazing how suddenly things start moving.

Oh I'm trying to hang on in there but it's hard Sad I really really want this sale to go through. We were supposed to be so close to exchange! Feels like a long way away now considering all the f ups. I just don't trust anybody. At all!

It is very soon collie our solicitor thinks end of next week at the earliest and we are only waiting on the elusive mortgage offer which is apparently being emailed this evening. They have to check it and sign everything after that.

Yep they can email them over then send original to you and to solicitor. The solicitor an start working on their paperwork based on the email. After today I am now an expert!

Do you think I can request that they email / fax the buyers amended mortgage offer? Can we exchange based on that or do we still have to wait for an actual letter?

Obviously they need the letter for completion.

Exchange is my only goal!

And Anna well done also. It's amazing how much better you can feel when you feel 'in the loop' so to speak.

Feeling miffed about not exchanging today- we think we 're waiting on top of the chains papers to be signed, she was doing them today or tomorrow, I will be phoning the EA and solicitor first thing tomorrow to kick some ass 'cause I want this done tomorrow,
Got a day without the kids (hurrah) so tomorrow will be my first major packing day, dismantling furniture and packing the kids rooms rather than just mountains of books and kitchen stuff I never use.
