Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

I suppose if she's going into rented she is perhaps at the mercy of a letting agent needing to do credit checks and other bits, plus actually finding somewhere, which could be why she wants 3 weeks?

Anna I think 10 days is ok!

We found that with going into rented you cannot sign a tenancy agreement until exchange of contracts. Which makes you feel uneasy! One letting agent we spoke to said tenancy credit checks etc can take up to two weeks!

But definitely not 3 weeks.

Also a lot of rentals on Rightmove will still say "not available until 12/12/16" or whatever as they still have tenants in Sad

It's a shitty situation for all involved.

If there's loads of rentals in your area she will be fine! There's only 2 available in our area. One has damp! Hence why we are a little on the edge.

Letting agents don't let you "hold" a property until exchange either so in the meantime somebody can just come along and take it.

We're so on the edge with the whole thing that we have decided to overlap the tenancy and exchange! Blush so flipping risky. But if we don't and two people come along and apply for both houses then we will be left with nowhere to go.

Anna we were advised to ask our buyers for a deposit so if they pull out they would be liable for our rental deposit. We said no. But they may suggest this so she will sign a tenancy agreement before exchange.

Also if she's on her own she can just kip at a hotel if there's a week between completion and her rental being available.

Don't stress. FlowersChocolate 3 weeks is excessive I think! 10 days is perfect.

Ah ok yes I hadn't thought of that. What annoys me the most is that this onward purchase has only just materialised. I am very near the end of my tether now. We were originally supposed to exchange last week and with the missing mortgage offer from our buyer and this I'm a wreck

I've left messages for my solicitor and the sellers estate agent to ring me and I will see what they say tomorrow. We originally made our offer on the house in August and accepted the one on our house on 20th August. I am resisting the urge to break the chain and go into rented myself.

Long story but we are moving a long way from home as my dh works away and I want to be closer. So it's going to be a right upheaval, it almost feels like our seller knows too much and thinks I will give in to whatever she wants.. (maybe I'm paranoid) I'm off for wine too

Anna that sounds really stressful :( our buyers who were chain free are now in a chain. I cried when I found out last night. They had been in a chain since August too. Honesty costs nothing. It just makes you wonder "what else are they hiding?" And "are they serious about buying?". All sorts of thoughts go through your head once you have doubt.

I was dead against going into rented until I saw the benefits of being chain free and not a FTB! Also - you get to know an area before buying and "being stuck" there.

I have sobbed most of the day due to the stress. I totally understand.

What I'm scared of now is signing the tenancy agreement and the buyers pulling out leaving us with two houses! Shock but that's much less stressful than not knowing where you will end up.

It's like I'm bargaining with my bad luck! Lol!

collie I'm setting myself up to do the same. I'm sick to death of people lying about everything. I have been honest from day 1 with the whole chain. (I now have wine so excuse me) I've just about had enough. The house is half packed, and whatever happens I want to be closer to my DH so time to think about myself.

So tomorrow (after I have a cry) I'm becoming a bit stronger. Currently looking at rentals and hoping I can take the dog.

Anna and Collie Flowers for you both, how stressful. Anna I hope you find somewhere that will take your dog if you end up renting. Somehow thinking about upheaval for the animals always gets me blubbing. Silly really Grin

Thank God for this thread. I'm also at the stage of feeling a bit bonkers, and wanting to sack off the whole thing and go and sleep under a hedge somewhere. Not drinking atm otherwise I'd be hitting the Wine every night!

Anna most places will just take a higher deposit to cover a dog or a cat. So don't worry about that! We have a cat and nobody said she was an issue.

Morning all.
Anna did you give your rental any consideration last night? How do you feel today?
Hope there's some good news all round today, I think we're owed some!
I'm hoping that today we will hear that we are ready to exchange tomorrow. I'd like the security of packing this weekend with a definite end in sight.
Spoke to the EA at close of play yesterday, she definitely earned her commission yesterday to try and get the whole chain ready to complete on the 11th, organising removals, house clearance and various calls between clients and solicitors. Just the top of the chain needs to sign their contracts, which I hope they do today, so we can exchange.
Nearly there, bear. Nearly there......

Right it's Thursday already! I'm not expecting any news today Sad it apparently takes "48 hours" to ammend a date on a mortgage offer (that's what we are waiting for. Just for a date to be amended!)

They requested it yesterday and I have no confidence that they will get it until next week.

Got no hope really. And a whole weekend of feeling this shite. Sad

Does anybody else have any experience in mortgage offers needing slight amendments? How long did it take?

I really feel for you Anna & Collie Sad
I agree re the lying, it's soul destroying and I feel tears are just under the surface constantly.
I had an email last night from my solicitors "It has been indicated by the estate agents.." Indicated? Suggested? I hate both words, both could be lies, there is nothing concrete.
I definitely can't move the day after completion. I didn't want to move next week as it's my show and I have to be at the theatre at 6pm every night. I am the last in the chain which means it would be late on in the day. My solicitor said that they can request the funds of the FTB go first thing in the morning, but this means that we have to rely on the really crap solicitor to do his job promptly, which I have no faith in at all.

So I have no date for exchange, no proposed date for completion. I think breaking the chain now would break me. It's horrendous.

There are 60 adults, 16 children, 5 dancers on stage and nearly 1000 people coming to see the show. They are relying on me....I didn't want all of this to collide Sad

Collie - Our FTB had 'conditions' on her mortgage which had to be reissued and we were told on the Monday it went out in first class post and our solicitor confirmed he had it on the Friday. Although it is possible that he had it before then and he is a lying g*t. It also depends on the lender. My FTB is using a very small lender, so apparently it take longer. They also need 5-7 days notice from requesting funds to them being available....

North you need to tell them that you cannot do the days of the show. If everyone in the chain can't move on x day, then it can't be that day. Because you feel broken, you feel like your opinion doesn't count, but it does. Tell them that those days/that week is not convenient for you. You have a prior work commitment that is unchangeable. If they're in a mad hurry, they will have to do it before; if they can wait til after, perhaps you could exchange before with a completion date of a few days after? Maybe your compromise could be that you will get some help with packing so you aren't having to pack while your show is on?
I know from my experience this week that the solicitors can pull it out of the bag if necessary.
Considering the delays have not been from you, I think you are well within your rights to say you cannot do those days. Your buyers/sellers aren't going to pull out due to a few more days delay- if they do then they're mad after coming this far.

I felt broken myself last week, I completely empathise. I'm the sort of person who appeases the majority for an easy life. The EA acknowledged how flexible we were being and how many times we have Ok'd things to keep things moving. I really feel for you, it is so stressful (never mind putting on a production of that size, well done you!)

Bachs Rescue Remedy Pastilles has really helped me today. I was literally crying ever 10 mins until I took one.

Well, after a night of stress the surveyor is currently in my house so there's nothing more I can do. Have decided that I just need to concentrate on stages rather than the whole process as it's too overwhelming. Not doing anything else until the survey results come back. As husband said, it's not actually too much of a problem if our sale does get delayed by a week or two as it could mean that we don't have to move in with my brother. We shall see.

I was angry re the mortgage offer at the bottom of our sale as no one had mentioned it earlier or the fact that the seller had changed solicitors which had caused a delay at the beginning which no one thought important enough to share.
