Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

I swear my solicitor and estate agent will be so glad to see the back of me. I ring the EA for an update then email her what we agreed she would find out, just so she doesn't forget! I also rang my buyers solicitor to find out what days they work as they are part time. So now I know that they have weds and Thursday off so I know realistically my questions on a Monday will be received on Tuesday, answered on Friday and sent out on Saturday - which is why it is taking so long with big silences all week.
I have also pointed out a LOT of errors in the paperwork which probably pees them off but at least they won't catch up with us later on. I really think you have to be 'that' customer who drives everything forward if you want them to deal with you first.

conscientious there are 4 of us and we are number 3, I know exactly whats happening at the top of the chain (thanks to the amazing EA our vendors have) but nothing at all about below - I've answered all the enquiries two weeks ago (after our solicitor had to chase them from our buyers solicitor), signed the contracts and all the rest of the paperwork last week, so wondering whats holding everything up. Maybe I'm just impatient.

AnnaELC four isn't too bad but it's so frustrating you can't see what's going on down the chain.

I got a couple of EA calls back today and they were almost helpful! No further on in terms of progression but I'm going to measure up soon!

Update.... well buyers solicitors have asked yet more questions (according to the EA). Some exactly the same as ones we have already answered about kitchen appliances they said they didn't want!!! Its driving me insane, got a really bad feeling about our buyers and have had from day one. We are well down the line now and they keep asking the same things over and over again.

Shall I tell my solicitor to tell them to piss off that I won't be answering any further questions on the appliances?

Remind them that the entire house is sold as seen. It is not your responsibility to tell them anything about the house, the boundaries, the condition or anything. So if they want the appliances they have to come and view then again, or pay British Gas to come and service them/safety check them (if it's your gas cooker) , or accept them as they are with your word that right now, today, they are in good working order, or not have them. I would put that to the EA/solicitor and ask them not to contact you again about appliances.
Do you know who the agent is for the bottom of the chain, ie the people buying house 1? I would (Monday obviously) ring the EA or ask your own solicitor for a 'whole chain update' - they must be in contact with the solicitor if your buyer, who must be in contact with the solicitor or their buyer at least so if you can I'd do some investigative work!

Thanks bear that's brilliant advice I will do that first thing Monday morning. Ive been awake since 3 pondering over things (they always seem worse in the night) I think, as far as I can make out, that the first time buyers at the bottom and ready but I will definitely do some checking on Monday.

I know your in about the same place as us, I just don't want to tempt fate and do any more packing, but I have today off and that seems the most sensible thing to do!

God it's tantalisingly close, contracts signed, TP1 signed and mortgage form signed, but no actual exchange yesterday Sad Our vendors reluctantly agreed to 2 November but no one could get hold of our buyers (it was them wanted that date us snd vendors would have preferred next week)
So the champagne in the fridge will be well chilled by Monday
Hope we all get good news next week

Ginger it's a nightmare isn't it? I am not an emotional person but I could happily sit and have a cry today. I'm sick of it to be honest. We signed everything last week but there just seems to be one thing after the other now. I have everything crossed for you x

Me too! I want to pack but I daren't as I can not imagine anything more depressing than having to unpack it all. Busied myself tidying my dd's bedroom and getting rid of things we don't want to take like old books and toys etc. Big charity shop run for me this afternoon!
I also have a mountain of paperwork to file and shred and various bits like that to do.
My plan was to deep clean each room as well so on moving day I don't have such a monstrous task.
Have a good weekend everyone, try to relax! I reckon next week will be a big week for some of us so let's keep the faith!

Bear if we ever actually move I'm pinching your deep clean first approach so that moving day itself isn't quite such a chore. We still haven't got any more info about the big down valuation or structural problems re: the house we're trying to buy. We were meant to find out on Friday but now it's Monday so the waiting feels like it stretches on forever. We're only trying to move half a mile so I keep wanting to pop round to the vendor and just discuss it with them but they would obviously think we're bonkers. Our solicitor sent us a list of preliminary enquiries that they've sent our vendor yesterday and some of the questions they've asked are just nonsense, so I'm already worried the vendor will think we're mad! Wine

Apples why not just arrange a viewing and ask for the vendor to be there? Our buyers have been round with us here, plus we had several viewings before they offered where the potential purchaser came round while we were here. The worst they can say is 'no' , and then I suppose at least then you know what you're dealing with. Ultimately I suppose if they won't speak to you then you're going to be very wary about buying their house so it's in their interest to see you!
My deep clean strategy seems to be working quite well, I've done things like pulled all the furniture out in dd's room and vacuumed behind, plus I've done all the kitchen cupboards and the tops of the units (I can recommend Cillit bang grease and sparkle for the minging greasy jobs!). Next on the list is to pull out the fridge and washing machine and do the floor underneath (which I already know is revolting). At least it is something useful I can do while I wait for the go ahead to pack up.
Still managing to throw out so much rubbish as well, I cleared several folders of paperwork today.

Just found this on Pinterest, thought I'd share. Just a word of advice- unless you have several hours to waste spare, do not look up 'moving house tips' on Pinterest. I found a list of 50 moving day tips, and also lists of all the places you have to change your address, and now I want to cry.

Does anyone else feel the similarity between this thread and the ttc ones? Grin

Anyway, all go here, we went back on the market weds, after 8 months of being under offer - you can imagine the state of the place. Got a phonecall from EA at 9.30 Sat morning "can someone view today?" agh! So the whole house was blitzed and buffed, managed to put them off til 3.30. So I am crossing everything for either an offer or request for a second viewing tomorrow. If we get a wriggle on with a buyer, we're still in with a chance of getting the house we want.

Definitely dimilar to the ttc threads- I'm currently on the 2 week wait....this time in 2 weeks could be our last night in our house, if everything goes to plans as have been suggested. Could be an interesting few weeks....

Good luck to everyone this week. I've written a 'to do' list today with 65 points on it (address changes, jobs to do, things to arrange) all organised into can do now, do after exchange, do on moving day, and do after moving. It seems almost impossible!

Happy Monday everyone!
Apples - the house I am buying needs structural work, they give you worst case scenario in the report. I almost cried. But I talked it through with the surveyor and he was chilled & said it could all be easily rectified. I think they cover their backs. I hope it is the same for you.

I am moving weary. I bumped into the guy who is buying mine yesterday and they are at the solicitors at 9am this morning to sign everything. Plus he said he has Sky engineer booked into mine for Saturday morning Smile so I guess I AM moving on Friday Grin

My kitchen seems to be like the magic porridge pot. Every time I pack something, more appears.

I'm planning to scrub kitchen cupboards tonight, so that's one job done.

I'm also planning to take the following in my car on moving day:
Mugs
Milk / Coffee / Tea & Sugar
2 suitcases - overnight bags for DS and I so I don't have to unpack everything.
Hoover / Cleansing stuff (so I can clean my house & hoover through before I go)

Do I need anything else? Oh...and a table booked for dinner at a restaurant on Friday night!!!!!

In your first night box - coffee!! Lightbulbs, batteries, loo roll, candles (just in case!)
Also remember you need to ring your car insurance on the day you move as your details will change - I think that's one of the few things you have to change immediately.
How exciting!!

I didn't realise that about car insurance. I shall call on Thurs afternoon. I've sorted out house & contents already.

It is exciting, it would be better if I could take time off work, but my holiday year starts 1 Nov!! I'm taking half day Thurs and Fri (obviously).

Bear you are so organised - I have to admit to stealing your deep clean idea, even though my house is a mess at the moment - underneath everything is clean and all the drawers have been gone through. Kitchen is next (unsure of the last time i emptied and cleaned the cupboards)

Small I have everything crossed for you for a second viewing/offer - you so deserve some positive news after all the waiting about!

Lets hope everything goes well for everyone this week and this time next week we all have some good news.

Well, not so organised- you won't believe what I have just done! Took all our signed contracts, mortgage deed, TR1 form, stamp duty form into town to post and they have fallen from underneath the pushchair and I've bloody lost them! Not handed in t security, we've retraced our steps. Asked in every shop on the way. I cannot believe I am that stupid and I cannot believe someone would pick them up and not hand them in. I could cry. In fact, I did cry.
Solicitor is going to resend them but even so, I am actually kicking myself for being so bloody stupid.
