Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

I couldn't bear to start all over again. I worked out today it will be 5 months since we put our house on the market by the time we move (it did take 3 months to sell)
Apples surely they will have to take a lower offer. Is it something you could live with for a bit or does it have to be sorted immediately?

Popping my head in as we've just sold our house and had an offer accepted on a new place. We are in a chain of 4 parties with us on the middle. I think this should going to be stressful.

Welcome Dorothy- it's a roller coaster that's for sure! My advice at this stage is to find all your paperwork, get your boiler serviced, and do all those annoying bits that the solicitors will want like fensa certificates and such. It will save you time and hassle if you can just hand over a big bundle of papers to your solicitor

Thanks bear. I'm not sure what we'll do. We don't even know what the problem is yet as they've literally just said it's 'something structural', so haven't even told us whether it's fixable or whether the valuation they've given just covers the land and the house is a write off. I'm consoling myself with the fact that perhaps it's nothing and, if we need to walk away then it was never meant to be. I think we'll still go through with our sale even if the worst happens, because at least then we won't be in a chain next time, which is where most of the stress has come from.

ginger 5 months is a long time, fingers crossed it's all done and dusted v. soon! Sort of intrigued to find out whether the problem with the one we're buying is one that needs to be fixed straight away... you'd assume so for 70k worth of 'damage' to the asking price? We're in the rural North too so doubt it's due to an overheated market like you might get in London.

Hi dorothy I agree with bear best bit of advice I had by a long shot. Get the elecs checked and the boiler serviced asap as it's school hols soon and they will be busy.

Sorry to hear your bad news apple was it a full structural survey? Sometimes the less in depth surveys are just covering their arse. Maybe the vendor will look into it for you? Fingers crossed for some good news for you.

We really want the house that we were buying, but they won't wait for us, so both houses have gone back on the market today, and it's a race to see if we can get another buyer before they get someone else. They've reduced theirs, we haven't.... not sure if we should. I don't want people thinking that there's anything wrong with it, it was first listed in Feb, so on rightmove it looks like its been sat there all this time.

And of course Apple your sellers will have an issue on their hands because they will never be able to sell with that looming over the house- and surely they want to move. So you could perhaps get a deal if it's something you could accommodate/ get done/ live with temporarily?

Just catching up on the last week's posts! So sorry to hear your bad news apples and smalls!

Can't believe we are almost there! Tonight was the last time we tucked the kids into bed under this roof. Bittersweet!! They are off to my mums for a couple of nights whilst we pack, move then unpack!

A little beads up- Homebase put all their boxes by the tills for customers to take, today when I popped in they were just starting to unpack all their Christmas range and there were loads of decent sized boxes. So if you have a branch nearby try and get there in the next few days.

Had our contracts through to sign today! Exciting stuff!
What happens with regards to the mortgage owing, does anyone know? As in, our mortgage offer is for £x, but that's based on us owing a certain amount, which is obviously less as we have paid some off since the numbers were all crunched. So will we borrow less or will we pocket the difference? I hope it means we get a bit more money from the sale as we are literally counting our pennies!!

Should add, we are 'porting' our mortgage, so Barclays are topping up our existing mortgage to the new value and the offer they made.

We are exchanging tomorrow or Monday with a provisional completion date of 2 November. All still to be confirmed but I think we are finally done! We both need a lie down in a dark room and intravenous wine for a couple of days.
Bear we are porting our mortgage too and what I think happens which may have no resemblance to fact is the lender pays off your current mortgage and transfers the equity from your sale plus deposit etc to the new mortgage account (same rate T&Cs etc), so if you have paid 1 or 2 or more payments on your current mortgage that should still be in your bank account when every thing is paid.

As I said could be rubbish but that's my understanding not very financially astute

Ginger thanks, that does make sense, otherwise they would have to go back to Barclays for a new offer amount every time we made a payment during the conveyancing process. That's good, means a few extra pennies in the budget!

I've just this second signed my contract, mortgage deed & TR1. I have to be honest & say I read through my contract & didn't understand much of it (there are a lot of conveyances). But, it's signed & witnessed. Will drop it off at my solicitors at lunchtime.

All eyes are on next Friday to complete!!! I have a schedule for the weekend...it involves a lot of packing Grin, wine, cooking family lunch on Sunday & then an engagement party...then more packing!

Woohoo north! So will you exchange today?
We are signing ours, dh taking them to work for witnesses then I'll have to grovel to the neighbours to witness mine.
There were a lot of mistakes in our Lang registry forms (like the vendor's name spelled wrong!) so we're waiting for new ones.
I'm also packing some non essentials this weekend, although I'm wary of stripping the place too bare until we've exchanged, which will hopefully be next week or the week after with view to complete on 7th November!

I think we'll probably exchange Monday. All parties are in agreement to move next Friday, so we're all working towards that.

I just want to get in so I can start the refurbishment! I'll be living out of boxes for a long time while I get all the big messy jobs done, then I'll move onto decorating every room. I know it WILL be worth it Smile

I started clearing stuff about a month ago, I had loads to get rid of due to downsize so I've been pretty ruthless. Everything that is in the house is being moved (apart from bed frame, sofas, armchairs) - The house I'm moving too has very restricted access (which explains why it's been on the market for 2 years), so I'm only moving stuff I'm keeping.

Bear - I know what it's like, putting stuff off until you are sure you've got it. This whole system is a nightmare. I'll probably exchange days before I complete. Fingers crossed yours goes smoothly!

Wow i'm so happy for everyone, so lots of us are at a very similar place.
Contracts signed but now waiting for everyone else to be ready.

We've been working to the 2nd November forever, but noone seems to have moved on anything for a week - I'm getting a bit jittery and have stopped packing. My EA is about as useful as a chocolate teapot - good job our vendor has the most amazing EA who seems to have taken us under her wing.

I'm off to harass ring the EA again.

Ps. Chocolate tea pot is the word I'd use for the EAs in my experience thus far.

And it seems they aren't interested in talking on Fridays unless you are exhanging or completing !

You are quite right about the EA - just rang and shes far too busy to speak to me - I did say if she could maybe answer my email from Monday it might be a good start Angry

Emails seem to be pointless particularly as the buyer so not the one paying them

It's a lot to deal with. I have lists and then lists of lists.

Doing it alone means I don't have anyone to disagree with me Smile

I've lived in the family home (I bought ExH out when we separated nearly 2 years ago), I am now downsizing & freeing up cash to create my perfect home for me & DS / having a better life.

Once I've sorted the house, divorce is the next thing on the cards.
