Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Deep breaths Bear its going to be fine - I doubt if it will make much difference time wise. We signed all ours and took them back on the 14th. Sending Flowers and Cake

p.s. my stress levels are through the roof this morning - woke up at 3 again stressing and this time its not got any better as the day has gone on. I've said it earlier, but I don't do crying and really want to just sit and have a blurt to myself. We are still waiting on the ins and outs of all the additional questions from our buyer like 4 letters and loads of questions wasn't enough for them

we are in the final stages I think, had some queries back that took the sellers solicitor a week to respond. Now only 3 more queries left that they didn't answer, 2 relatively straightforward ones about Windows and Boiler and one about some land which i think may cause us problems, its annoying how long it takes for things to progress so no we won't be exchanging anytime soon. Hoping these queries will be answered this week at least.

Can I join? They might turn up yet Bear. Someone may have picked them up but not dropped them in yet. Fingers crossed!
We sold our house in a rush after previously being on market for over a year with no joy. We had planned to put it on next year but old EA knew someone looking for similar and asked if we would put back on market.
We are just exchanged and completing in 2 weeks at buyers request. We had planned to rent and have a look around (just signed 6 month short term tenancy) but have now seen a place we want!
It's stressful although we aren't in a chain currently. We are moving to our rental next weekend and ive been ruthless about clearing out stuff.
My youngest daughter has been really sad about moving (we are in same town) as she likes our current house but not the rented one.

Well all the finger crossing worked, we've accepted an offer this morning, so we are back on with our purchase 😁

Slightly perturbed that our house is already showing as sstc on Rightmove, but our purchase isn't despite having the same EA. I hope our vendor isn't going to start playing us while holding out for a better offer! How long shall I give them do you think?

arsenic we are in the same position as you! Did you sign the tenancy before exchange? We're too nervous to sign it before exchange but risk losing the house that we want. I didn't sleep at all last night worrying about it all.

We're due to exchange on the 1st but I highly doubt we will :(

Thanks everyone, it wasn't in an envelope but did have a cover letter with our address on it so I am hoping someone kind has picked it up and they will somehow get back to us!
That's great news small, hopefully that's you back on track then.
We are still talking exchange dates to complete on the 7th Nov, and our solicitor has spoken to our buyers today to confirm; she will now have to ask up the chain although I know our vendor is ok with that date, and her vendor had already vacated and is living in rented so it's just me and my missing paperwork holding things up!!

Bear same as you, our vendor has now moved to rented, it's our buyer holding things up, they keep asking more and more questions.

We've done it. WE HAVE EXCHANGED!!!!!! Moving on 2 November all done dusted sorted. I'm so relieved I could cry.

The solicitor is going to resend them today so should get them tomorrow.
A little bit of me is truly shocked that someone would pick up something clearly official and important and not hand it in. That has really surprised me because I really thought I'd have heard by now that someone had found them. Which means clearly someone picked it up and pocketed it and probably realised it has no value to anyone so binned it. I'm pretty sure they can't do anything with it.
The upshot is though that I feel like I've had a good cry and got it out of my system, all the stress of the last few weeks all came out. Feel a lot better now!

Bear At least you had a good cry and you'll get the replacements pretty quickly. I should think whoever picked it up (cleaner? shop worker? etc.) probably didn't even look at it, just binned it, rather than thinking not to hand it in.

We didn't get any news this afternoon, despite it having been promised for Friday and then today... I think I might seek out something sad on Netflix and have a cry of my own Sad

Hi everyone! Wow what a roller coaster week some of you have had!

We are IN!!

We've never moved before- first time round we moved in with a suitcase each and some hand-me-down furniture from my aunt. It's amazing how much he stuff we have collected in 15 years!

I found moving like giving birth - I was prepared as well as I could be for the main event but completely shocked by what was to come afterwards Grin

Although we've moved from a 2 bed maisonette to a 3 bed house, the bedrooms in the flat where much bigger. Most of our furniture doesn't fit so we have no storage at the moment. But top of our spending list is a new front door and boiler so new wardrobes will have to wait.

But I love our new home! Especially downstairs. Upstairs will be an ongoing project for the next couple of years as it's one of those situations where to do x you need to do Y and if you're doing Y you might as well do .

Good luck to all of you with imminent moving dates!

I AM FURIOUS!
Got a phone call from my solicitors yesterday afternoon, which I was expecting to confirm we had exchanged & were set to move Friday (which has been verbally agreed by all parties) to be told that the bottom of the chain has yet to get a mortgage offer....how the hell can we get to the point of exchange without someone having a mortgage offer!

I called my EA who said that she has in her notes confirmation from my buyers EA that they had received Mortgage Offer on 5 Oct, she called them & they said no, they have never received it and weren't sure why they said it...they lied ! There is no accountability.

Now because she is using a small lender it will take 4 days from requesting the advance for it to come through, so IF they get the mortgage offer before noon today then I MIGHT be moving on Friday, however it's unlikely.
I have commitments from 2-14 Nov and I have already said I won't move between those dates.... I could move next Monday.

What an absolute mess.

Never we signed tenancy just before we exchanged so was risky. Especially as the buyers pressured us to get out ASAP then started dragging their heels and putting date back. Buyers were also calling us a lot about solicitors etc (we agreed they could call us to ask about area/schools etc). We had to ask them to direct that stuff back to the people getting paid to do it.
We are moving to rental on Saturday but won't complete till 11th now when it was previously the 24th. Still it's happening.
Now because we have found a place we want to buy we need to organise our mortgage etc Smile

Arsenic - it could be worse, I am thankful that I am at the end of the chain (moving into empty property) as this is the type of thing that causes chains to collapse!

It IS still happening and could be soon...it now just feels miles away again!

North I'm not surprised you are furious, that's awful! What crappy EAs , have they known all along that the mortgage hadn't been approved yet?
