Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Our buyers have always made it clear that they need a quick sale, they accepted our offer because FTB were buying ours.

The moving dates have been left with the ea to negotiate. I think usually, once you get to the contracts stage that is when you start to discuss moving dates, but of course most people want to start discussions well before then.

Impressive clearing out going on. I did a car boot this morning and made £137 mostly ds toys and books. I haven't decided whether to go back next Sunday or to try Gumtree and charity shop what ever doesn't sell.
Our deeds drama is nearly sorted so hopefully we will talk dates by the end of this coming week. My half term move is probably just a pipe dream now Sad

Thanks Bear and Watermelon. I think I'll ring the solicitor tomorrow and get the convo started about dates. They've been doing their thing for a couple of weeks so hopefully we can pencil something in.

Ginger that's so impressive, I really wish I had time to do a boot sale!

I do a sort of weekly 'update' phone call to the EA, letting them know where we are and checking on any delays or problems further up the chain. I'm going to suggest that we look to exchange next week after our buyers survey is done, but not sure how that will pan out. I'd really like a week between exchange and completion, simply due to the logistics of packing with a toddler and a 4 year old. Teenager dd can pack her own room, but I'll be doing everything else!! I'm starting to allow myself to get a teeny weeny bit excited now which worries me a bit. Dh has spent the weekend moping around and reminiscing about all the happy times we 've had in this house. Bless him.

How much communication have you had from your seller's solicitor? We have had a lot of contact with our buyers, but only realised today that we have had very little from our seller. Do you think I should chase them a bit, or is that quite normal. I would perhaps have expected questions or something by now!

Afternoon! bear I spoke to our vendors estate agent on Friday and to be honest I wish she was dealing with the whole chain. She seems to have everything that end in order. Its the other way thats worrying me, our buyer is very quiet.
I'm just about to chase our solicitor again as she didn't respond to my Thursday email Hmm

Yes it does seem like you have to chivvy them along a bit doesn't it? Our buyers are very keen which helps but I think our seller is just a bit slower than everyone else, takes a few days to respond and also is away a lot so this all takes a bit longer. I have suggested the end of next week to exchange so I'm waiting to see what the solicitor comes back with!!

Thanks Anna. Just been in to sign the document. It needs to go to the land registry now and that will take a couple of weeks. We have some documents coming in the post about our purchase. Everything crossed this is the final stages now.

How's everyone getting on? We've had surveys done this week and our buyers are also keen so that side is progressing quickly but we also seem to have a slower seller, so the Solicitor hasn't even been able to get started with the searches yet... Hmm!

I had an update yesterday. We are ready to go with our purchase but have a slow buyer. Our solicitor has been chasing our buyers solicitor for their enquiries for two weeks and yesterday has had four letters with loads of questions on them.... Angry, why they didn't send them ages ago we don't know. Our solicitor has answered the majority, but there are some odd ones for me to have a look at later on. So i'm in the same boat as you x hopefully I can get all the questions answered asap.

We're waiting on the results of some questions to our seller, and our buyers have a damp survey being done here on Monday then hopefully that's everything. Not heard anything from top of the chain so I'm just about to ping off an email to the EA to find out how it's looking. I'm really hoping we can exchange next week, or early the following week and then hopefully could be in by November 1st or thereabouts! I'm nervous about their survey, just in case it throws up something we weren't expecting but just have to be optimistic. The stress is mounting now....I'm a worrier by nature, I will be so relieved when it's all definitely happening.

Keeping everything crossed for you bear I didn't get the list over today so hopefully get it tomorrow and I can answer whatever questions they have. Not sure why I'm nervous about what they are!

It will be all those boring things that you were asked in your information booklet but didn't provide evidence for- so, boiler service docs, any planning applications, building regs, fensa certificates, chancel liability, electrical installation documents etc. We sent a big bundle over right at the beginning so we haven't had to send much. If you haven't already it's probably worth having your boiler serviced, and chimneys swept if you have them because unless you've got the documents from the last 12 months they will want it done. It's s total yawn but thankfully we had most of ours to hand. The other hassle for us is we have an access way statutory declaration to be signed and witnessed by a different solicitor, so we 've had to find a local solicitor who will witness our signatures. Another bloody cost!!

Wow it's all going on! Fingers crossed for you Bear I hope you get the right answers. We have just had all the papers we asked for from our purchase and it looks as far as we can tell that the electrics are bordering on dangerous! We need ti get that sorted asap, but hopefully it will shut up stop the seller ringing his EA every flipping day to ask are we ready to complete yet

Thanks Bear I sent loads over at the beginning so hopefully there's not much else. Ginger that made me smile our house is 12 years old and I haven't had an electrical inspection but have had the boiler etc done regularly. I just want to get moving now. I don't think I did a particularly good job of the former at the beginning as was in a bit of a rush and it had loads of crossings out where dh changed things I'd said - then changed them back !

God yes. I think about it all the time. I do not know how people cope with this stress when things drag on for months and months. We put our offer in in July, sold ours September 1st, and the whole process is killing me. Must remember it's been less than 3 months!!

I drove past the new house today just to check if it had a chimney. I was convinced it had (it does) but you can't see on the photos. I think I'm going mad!

Haha ginger, we've had a few moments like that. Then, once we 've found out the answers, we have then had that 'are we making a terribly rash purchase here?' moment. As we clearly didn't look round very carefully did we?
We've also been looking on rightmove ; if you search for sold prices you can see previous times the house has been listed and see what it looked like when the current owner bought it. Oh my days, literally hours have been lost. Our house has original parquet flooring under the tiles, the current owner has covered them up!

Can I just pop by and wave? We're in a chain and it's driving me mad. The buyers are SO slow!!

They were so excited! They made an offer within 24 hours of the property being online. They even bought their kids around to show them their new bedrooms.

But they and their bank seem flakey. I'm still hoping we will exchange next week but I realistically know that this won't happen. Nobody seems to know what stage they are yet with searches / mortgages etc. Their banks valuer came around back in early September.
