Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

My solicitor referred to the deposit yesterday as 'imaginary money' so they acknowledge that it's coming from your sale and you are liable for 10% if it all falls through but they don't actually need the cash from you unless you are bottom of the chain

Thanks, I've stopped stressing about getting the searches back now, there's no point thinking about it till after the 18th and we know we can proceed. Buyer has said he understands if we want to put the house back on the market, which I'd don't. I'm happy to wait for him, but I'm hoping that isn't signs that he's getting cold feet in general! Nothing like the threat of losing your job to wake you up to the responsibilities of a mortgage!

Anyway, DH and I are both thinking positively about our house purchase, I'm convinced it will happen. It just feels right, so in a completely woo woo fashion I am surrendering to "what will be, will be" Smile

We had our survey done today on our purchase. Some issues: flat roof needing redone soonish (which we sort of knew), rendering a bit cracked and needing done soonish, utility room lean to described as 'poorly built' - bit of a concern, few electrical things that we want checked. Plus, boiler is not a combi as we were told but is relatively new and has a hot water tank in the loft. I have no experience of this, but also he said that somehow the tanks were sort of bricked in in the loft and very difficult to access.
Any ideas anyone? We don't want to haggle over price but I do want to know if it's safe. Can we insist on them doing the safety certificates before we purchase? Or will we have to pay?

How's it all going everyone?

Our contracts are signed and returned!

our buyers havent recieved any contracts yet as their solicitors wanted to wait until everyone else had signed theirs first and they'd recieved all the paperwork! Hmm They also want the contracts to be signed in the office, but the earliest our buyers can do so is Wednesday.

Not an issue for us but our sellers are driving us crazy! They are desperate to complete on the wednesday 19th but we can only get friday 21st off work, and even then it's only 2 weeks away and would be only a week after exchange!

The seller has DH mobile no and keeps phoning/messaging him. DH stupidly replies to her despite me telling him on numerous times to block/ignore her or give her a non committal reply like "will see what we can do" they swapped numbers when we found out the EA had lied to both of us.

Our buyers have been on holiday and then had a family bereavement so our estate agent hasn't even been able to speak to them about dates anyway. Yet I feel that we are being really petty for not agreeing to the 19th! Who wants to move on a bloody Wednesday anyway?

I don't know anything about your issues with the searches bear, but agree you need guarantees everything is legal and safe. I presume your solicitor will be able to advise. Things are at least moving forward Waterlemon moving mid week wouldn't bother me but if uoi can't get time off work then that's no good.
We had a very dramatic day yesterday (or at least DH did!). Our buyers said if the garage issues weren't sorted by early next week they were pulling out Shock. Poor old DH spent all day on the phone to pretty much anyone and everyone, but hopefully our solicitor will get a "transfer of part" document and that will satisfy the buyers [fingers crossed emoji] The searches are back on the new house but our solicitor wants a few clarifications. Then with some luck and goodwill we should be able to exchange (and we can sleep agsin)

Waterlemon they surely understand that if you can't do that day, you can't do it?? Seriously. I think house buying switches off part of people's brains sometimes!!!!!
In other news, my skip had arrived! I am literally chucking half my stuff away this weekend- if you sit still in my house too long I will bin you!!! Bear on a mission

newwave our skip has arrived too!! I spent yesterday evening chucking the loft contents and will spend the weekend chucking the rest before the other half pulls it all out and packs it Grin

I phone mine quite regularly, often to get to the route of the legal bullshit and find out what they actually want. I'm an English teacher with two degrees and I find it like a foreign language sometimes. Also, to tell them when they already have something they have asked for (like today, wanted fensa for 2 Windows that were put in in 2002 by previous owners, even though we had completely new Windows throughout in 2016!!)

We've also had weekly contact with our solicitors either through email or phone conversations but he is an acquaintance of ours so I think that has helped things to move so quickly.

Our ea has also phoned every week and has also kept in touch with our buyers and all the different solicitors

When we bought our current home as ftb I don't remember any of the parties involved contacting us and keeping us informed!

Thank you everyone Flowers We visited the new house yesterday and they couldn't believe that we haven't had the list of things they are leaving - in fact she was really annoyed. I will chase everyone once per week I think.

I would Anna, the worst that can happen is there is nothing new to report. We are lucky because everyone in our chain is with the same estate agent so they are usually our first point of contact as then we can arrange things without going between solicitors.

Busy day in the bear household. Skip is now full to bursting, but garage, playroom, loft and garden are empty! I've also done some very preliminary boxing up, some kitchen stuff and craft supplies etc. I was itching to do more but I only bought 6 boxes and couldn't be bothered to go to b&q, plus our removals company will give us them for free once we are a bit nearer the big day.
I've managed to free up 20 plastic boxes though, some with lids from all my ruthless chucking out though!
Our vendor has agreed to pay for the electrical check, and we are waiting to hear about a gas/heating check. I've just drafted out all this weeks letters to the solicitor with all the documents and various bits they want. Very productive day- kids have been at granny's all day hence the massive amount achieved!

Oh and we haven't had a single thing from our vendors solicitor, including the fixtures list. We phoned the EA in the end to find out because our buyers wanted to know what we were leaving and we weren't sure.

Wow well done you! Our skip is full too. The house is full of packing boxes and looks like a tip! We have gone from having the tidiest house ever to this. Tomorrow sees more packing and dinner, but for now i'm having a glass of vino. I am just drafting an email to the solicitor and EA to get updates plan to send it at 8:59 Monday morning.

I booked tables at 2 different nearly new sales (through mum2mum markets) for today.

The morning sale was very quite only just made back my stall money but i did really well at the 2nd one. I would like to do one more nns or car boot but the 21st is now looking very likely as our completion date 😲😨 which would mean next weekend is the last one before we move!!!! I've made about £400 over the last few weeks from the kids old toys, clothes and equipment,

You guys with your skips make me feel so much better about all my junk! I've dropped so much off at the local charity shops as well!

Well done watermelon. I took about 3 cars full to the charity shop the rest (mainly my other half stuff) was crap! Although today I saw someone has taken a load out the skip!

Bear no date yet but we are all working towards 2nd November (ish) fingers crossed, touch wood and all that.

Ooooo 21st- exciting! We are looking more like early November, similar to you Anna. Our buyers are quite pushy for dates but then they booked a survey for 17tg October- so unless that's the absolute last thing to be done then I reckon we're looking at the following week to exchange at the earliest. Our solicitor for our purchase only requested the searches last week, so it seems to be us delaying things even though our sale is ticking along nicely. I usually contact the EA early in the week and see if anyone is making any suggestions for dates!

Hi fellow in chainers. Do you mind if I join? We're no.3 in a chain of 4 and all see, to be keen to move for various reasons. Only 2 surveys being done, and both next week, so I'm hoping we can start talking about dates after that. What stage did you all start talking about dates, and was it with your ears or solicitors?

You've also all made me feel a lot better about getting a skip. I gave in to DH's suggestion even though I thought it was very wasteful but between work and DD atm I just don't have time to take stuff to charity or try and eBay it.

Our buyers were talking dates from day 1- originally they suggested 4 weeks, which we tactfully refused! Still hasn't been officially discussed, top of chain were on holiday last week and once they have 'caught up' then we will start discussing dates, although our survey has thrown up issues we need checked, and our buyers are having a timber and damp survey on the 17th which again might throw up issues. We were told 6-10 weeks is about normal once your solicitor has begun their processes. If you want a particular date then make it known and people will say if it's likely or not- but if you want a quick turnaround you will need to be on the ball with your solicitor!
