Scottish buyers/sellers support

Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Hey Red what about all the new builds round Renfrew and brasher?

Congratulations to needyounow

We had a viewing on Saturday but don't think it'll come to anything.

needyounow · 14/09/2016 07:36

Thanks sleepy and bump

I feel completely overwhelmed at the moment, all happened so fast don't know where to start at the moment!

Fingers crossed for you bump

Whisky2014 · 15/09/2016 20:29

Apparently our mortgage offer is in the post!!!

TrailingIvy · 16/09/2016 09:08

Queries from the mortgage company. So worried that it's not going to go through, and this is the only company that would lend to us, so my nails are now down to the quick Sad

Sleepybunny · 16/09/2016 12:45

What sort of queries? Last time we did this, our mortgage company was a nightmare. We'd be customers for years, never had any bother with payment. Then they asked for every bit of paperwork you could imagine.

It all went through in the end, but a stress at the time and everything was only completed about a week before the move!!

Brilliant news whisky

Fingers crossed trailing that everything goes to plan.

aaahhhBump · 16/09/2016 20:19

Had lovely viewers today. Fingers crossed.

That's brilliant Whisky

Any news *Red? That was meant to be Braehead.

FinallyARainbow · 17/09/2016 08:08

Oh wow, congratulations on all these purchases!!

Bump - that's great, fingers crossed for the viewers. Sounds like it has picked up a bit for you then.

We're just back on market after changing agents so hopefully we'll get some viewers soon.

FinallyARainbow · 19/09/2016 16:43

Any word on your viewer bump?

We've got someone tonight and 2 people tomorrow so I don't know if things are just picking up in September or if the change of agent has helped. Fingers crossed anyway. Dashing home to tidy up after a busy weekend as just had the call about viewings!

Sleepybunny · 19/09/2016 21:18

That's exciting Rainbow, are you doing the viewings yourself or is your agent?

OP posts:
Feefeefs · 19/09/2016 21:29

Yay sleepy!

FinallyARainbow · 20/09/2016 07:26

Doing them ourselves, never sure if that's a good idea but realistically with a toddler we couldn't all be out of the house at night to let them in.

Was a young guy last night who was quite positive but one of his first viewings so he's got a few more lined up until Saturday. I didn't get the feeling that he'll be the one if that makes sense. Everything crossed for today.

Whisky2014 · 20/09/2016 17:42

Urgh so annoying we were to sign all the stuff today but the sellers solicitor haven't sent the title deeds to ours yet. :(

Sleepybunny · 21/09/2016 22:45

That is frustrating Whiskey! There's usually something(s) like this to contend with though, so try not to worry about it.

I know what you mean Rainbow about 'the one' it's funny how you just get a feeling about these things! He saw yours first though, that's still a good sign! He'll be comparing everything to your place now. Hope nothing matches up and he comes running back for a bidding by war!

needyounow · 25/09/2016 08:41

How did the other viewings go rainbow?

Any news on your viewer bump?

Have you managed to get stuff signed now whisky*?

I'm starting to stress about everything now, doing this alone is scary. And my friend is on holiday so no one to talk to and calm me down. So I am very grateful for this thread giving me support. Flowers

I am going to get mortgage sorted this week, can anyone tell me what the process involves and if anything that's not obvious that I should take with me? Should I have an estimated cost of what I expect my outgoings will be?

Also got a letter from solicitor saying that the seller wants to remove 3 clauses from the offer, clauses are to do with home report and me definitely getting the mortgage. Hoping the solicitor is able to talk me through it over phone on Minday as can't get any time off work to go and see him.
This house buying stuff is stressful.

aaahhhBump · 25/09/2016 12:08

To be honest on the verge of giving the whole thing up. Just cutting our losses and doing up our home.

Giving it another 4 weeks and we'll see where we are.

We like where we are. We have a great support network. The travel links and parks are excellent.

Think we're only moving for more rooms but we'd be getting less living space.

Though any kitchen would be bigger.Grin

TrailingIvy · 25/09/2016 12:15

House buying/selling/everything is SO stressful, with so many unknown people involved and so many stages to go through. I think it would be very unusual not to feel like jacking it all in at some point.

Our mortgage offer came in the end! Now everything has gone quiet with the solicitors and I've been reading horror stories about mortgage offers being withdrawn, and to be honest I don't think I'll feel calm until we actually get the keys in our hands.

Whisky2014 · 25/09/2016 17:31

Hi needyounow we got an email on Fri to say the solicitor had been told by sellers solicitor that the title deeds were being sent to them so I expect we will sign everything this week :) :) we have to close down our help to buy ISA's next week after my last payment will go in and then that's pretty much all done and dusted.

When we went to the first mortgage appointment we took 3 months payslips, a bank statement and an energy bill for proof of address. We had worked out before we went to the appointment how much we could afford each month for the mortgage and we also totted up all our outgoings so they can work out your affordability. Hope all goes well!

Whisky2014 · 25/09/2016 17:47

Try not to worry trailing but I know how you feel!
Also hate how slow solicitors are and waste time sending faxes and posting stuff. Just email me and accept e-signatures..jeez!

needyounow · 25/09/2016 19:17

Brilliant whisky will be such a relief for you to finally have everything sorted.

Thanks. Have been sitting trying to estimate cost of potential outgoings, a lot has been guess work but Least it gives me some idea. Just want mortgage to be sorted and I will feel happier.

Don't get me started on Solicitors, I gave them my email address to make things easier as I don't have free time during the week due to work commitments and they have still been sending me paperwork in post. Phone call tomorrow to get stuff explained to me and to get stuff sorted.

thehoundschicken · 26/09/2016 13:16

Hi

My house has been on the market since 9th September and we are using assisted move with new build company so our house needs to sell before December

I'm currently obsessing and spend all my time googling and looking at my house online and need to stop.

We have had 6 viewers but none come to anything and 3 of them had flats to sell still. Estate agent managed to get feedback from only 2.

Good luck to everyone else

FinallyARainbow · 26/09/2016 16:28

The viewings seemed to go quite well thanks although we're going to have to get something in the loft looked at before 1 would take it any further. Another woman whizzed round in record time, said she liked it but her son would need to look at it too but then not heard anything since then Confused

Yes bump - any kitchen would be bigger! One viewer made the comment that the kitchen was small, eh no shit! He'll be just as disappointed with every other one he goes to see Grin

Glad things are moving for most of you.

aaahhhBump · 26/09/2016 21:40

Hey Rainbow.

We have an extension on our kitchen. Just makes it longer. Are you needing a structural surveyor. Have a number for a guy. Can PM.

FinallyARainbow · 26/09/2016 22:09

Oh well I'll send that guy round to you then, even a bit longer would feel like a big difference. I always think if you can cook Xmas dinner in our kitchen, you can do anything!!

Thankfully it's not that but thanks for the offer. Bloody home report people went hunting through the loft that we've literally never been in and said "possible evidence" of woodworm so someone coming tomorrow. If it's expensive I officially give up.

aaahhhBump · 28/09/2016 08:55

Yeah that's what happened with our buyer in the summer but he did get spooked and pull out. Tsb surveyor refused to give valuation without a structural report. Structural surveyor came had a look and said really don't know why I am here. The movement is historic over 30 years old. So long before our purchase. Aw well really just despise the Tsb.
