Scottish buyers/sellers support

Sleepybunny · 18/07/2016 13:49

Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Can I join you all please? Desperately wanting to buy my first home, got appointment to see about a Mortgage next week.
Have seen a potential house online with fixed price and is £10000 below value which I'm hoping will be in my budget. Don't want to get my hopes up though.

Fantastic news sleepy. Enjoy your wine.

aaahhhBump · 09/09/2016 22:16

Hey needyou more the merrier. Where are you looking?
We seem to be almost all over and in every market on this thread.

needyounow · 09/09/2016 22:44

Hey aaahhhBump I am looking in the borders.
Seen a property earlier in year but mortgage was a problem as hadn't been in my job long enough.
Least next week I will know for definite what I can afford and not just look based on online calculators.

TrailingIvy · 09/09/2016 23:15

Yay amazing news Sleepy! Wine

Good luck needyounow, we are in the Borders too, quite a varied market but lots of things aren't going too fast. Fingers crossed!

Whisky2014 · 09/09/2016 23:44

Oh no need you now I just changed jobs last month so only been in my new role 3 weeks. Do you think this will be a problem? Been in employment last 10 years of my life.

needyounow · 10/09/2016 07:37

Whiskey, I'm not sure. I am applying for a mortgage on my own and I have two jobs so that might have been factors. I'm sure alot of banks are at least 3months in a job. Hopefully someone else will be along who knows for definite.

Trailing, the area I want most properties I like appear to be just out my reach. unless I compromise on the area within the town but I'm not willing to do that. Iv got a feeling the property I have seen online may well sell before I get a chance to view/get mortgage now that it has been reduced in price but you never know.

aaahhhBump · 10/09/2016 07:44

Not the same and a little while ago. The first mortgage we had I was a week 2 week office temp. They wanted 3 months wage slips and a P60.
Contact your mortgage advisor if your really worried though.

Whisky2014 · 10/09/2016 10:10

Well I told him I changed from staff job to contract 2 weeks previously and he said they view my previous work the same type as the new job so they wold view that I'd been in employment 2 years and because I have a 1 year contract that's jist started that falls within the (at least 6 months to go) category. We got mortgage in principle and then proceed with full application which has already gone through. Needyou now did you get as far as that? At least I have my partner on it too.

Why don't you put in an offer on the house and sort the mortgage once/if they accept your offer? Get a mortgage in principle first

deltacrook · 10/09/2016 10:23

Most mortgage lenders will want to know that you are out of any probation period.

Whisky2014 · 10/09/2016 10:36

Probation period was 7 days, so passed that :)

needyounow · 10/09/2016 13:17

That sounds like you will be fine Whisky. It would have been flagged up early on if it was going to be a problem. Sorry to have made you worry. Flowers I never got far last time as all they would offer was around 10000. The lady tweaked the details to experiment and see and after 6minths it would give me something more substantial.

I don't want to view the house and get my hopes up or waste their time if it's not something I can afford. Luckily the estate agents is a few doors from bank so will go straight there to organise a viewing if all goes well at bank. I am on holiday this week so plenty free time to view etc so quite handy.

Whisky2014 · 12/09/2016 17:50

Home report has been refreshed and came in 20k above our offer. So that's good isn't it?!
Needyou..when is your appointment?

needyounow · 12/09/2016 18:56

whisky I had my appointment today and I have an agreement in principle for the amount I need. Smile
I am going to view the property tomorrow. Not getting excited or getting my hopes up thiugh but it's sounding positive at the mome t.

I forgot to ask today so does anyone know if a lot of the paperwork stuff moving forward can be done through emails/fax etc or does it all need to be done face to face? If things progress I'm going to struggle with time off work and the lady at bank is only here twice a month which makes it more difficult.

Redglitter · 12/09/2016 18:58

Can i join in. I'm demented I've been looking since June for a house and there's just nothing on the market. I've got a relatively tight - bit doable budget - I only want a wee house Blush

Sleepybunny · 12/09/2016 19:12

Need you can do pretty much most of it over the phone or by email.
To start out mortgage application we did it all over the phone (booked an appointment, call took 2 hours!)
I've previously gone into the bank and had a face to face meeting. Otherwise you should be fine. You solicitor will require ID if you haven't already given them it, so you might want to pop in with that.
Good luck with your viewing!

Welcome Red what area are you looking in?

Hi sleepy

Looking in Renfrewshire. At the risk of outing myself Houston/Elderslie/johnstone/Kilbarchan and parts of Paisley

needyounow · 12/09/2016 21:35

Thanks sleepy that's great to hear. I was in shock at being able to get the amount I needed couldn't quite take it all in.

Hello red

needyounow · 13/09/2016 15:49

House was perfect for me with lots of potential to make it my own. Have put in an offer and waiting to hear back. It's only been 30mins and I'm going crazy already!

Whisky2014 · 13/09/2016 17:35

Woo good luck!

needyounow · 13/09/2016 21:05

I got it, I got it, I got it! Can't believe it, still in shock. Smile
