Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Has anyone got any info on how the market is in east Renfrewshire?

We're possibly looking at buying a house there. What are people offering compared to the asking price/home report valuation?

Hi trixy - DM just sold in east Ren and got full home report (about £15k over the offers over price and needed bit of work to roof). Her neighbour got the same. Both looking for quick sales so took an offer they were happy with but agents thought they could have got more if had been prepared to hold on. Sold in a fortnight.

Got a note of interest today!! Not getting hopes up as need to deal with loft first but at least we're getting there. Wish we'd used different agents in the first place.

Argh, so moving in less than 3 weeks, mortgage company have cancelled our application. They didn't bother to inform us though, oh no. I just found out by chance as I called them to check something.

The sheer joy of it all!

No reason for the cancellation so far, some sort of 'glitch'

Woodworm is very treatable by the way and you'll get a garentee for the work carried out. If it's just a small area , it will be cheap.
It wouldn't put me off as a buyer, as it's very common.

Sleepy - that is a nightmare, will it take long to fix the 'glitch'?

I'd like a buyer like you then - some people have been quite freaked by it but it's dealt with now and have 20 year guarantee. Note of interest girl coming back on Sunday and have another 4 viewers lined up tonight/Sunday. Some are a total waste of time though, I think they just like doing their nosey! A woman this morning has already seen 10 and had another 12 before Tuesday Shock I can't see her being the one.

I'm not sure about the delay, could be a week or maybe longer. As usual we're jumping through hoops and dancing to their merry tune. We're filing complaints now to add to the mix. Urgh.

Hello, joining in! Does anyone know what the market's like in East Lothian just now? We have a largish family house to sell, Georgian, about 3-4 mins walk from the beach. Dithering about whether to put it on now or wait til maybe Feb. Are houses going for around asking or over?

How are things progressing now for you both sleepy and rainbow?

When I went to sort mortgage last week said could take up to 3 weeks for it to be finalised. Is this normal? Panicking incase any problems and I don't have mortgage in time.
Don't know about that area ginger but hopefully someone will be along who does.

Well we now have a written offer which we've accepted! So delighted, can't actually believe it. Change in EA was amazing, I genuinely didn't appreciate that in this day in age with rightmove, zoopla etc. that they could make such a difference.

3 weeks could be about right for mortgage, depends on lender really. DSis got offer pretty quickly (within a day) and written offer after a week but it was with the bank they use for current accounts etc so we don't know if that helped speed up the process.

God! He sellers solicitor is just not sending our solicitor the documents they are asking for. On Fri I had too much wine and took to twitter to complain. On Monday my solicitor called to say the selling solicitor complained and want me to take tweet down. I have but I'm on fucked off. Just give us the damn paperwork!

Yay congrats and whoopeee Rainbow!! That's ace news! Do you have a date to move? Christmas in a new house on the cards?? Yippee!!!

Welcome Ginger I don't know about that area, but your house sounds amazing! Seems the right areas are still active as ever. Maybe slower areas have gone a bit dormant. Speak to a couple of EAs they should give you an idea.

Needy that sounds like a reasonable timescale. There always seems to be that worry that the mortgage will not be in place in time. Magically it seems to all work out. We once had a mortgage finished 3 days before our move date!! You may need to hang around here to keep hold of your sanity though!

Whiskey that sounds a bit dodgy! My experience is that the solicitors usually do a bit of a dance, faffing with paperwork etc. It's the job of the EA to chase both sides and make sure everything stays on track.

Thanks all! Our date for the new place is the end of the month but we'll still have the current one for another fortnight after that (thank God as I've not packed a bloody thing!)

Nationwide are usually ok.
The paperwork is entirely between the solicitors.The estate agents don't really have any input and certainly don't chase the solicitors

If you really think the seller's solicitors are delaying things try and speak direct to the seller and get seller to chase

Gingham, are you with a good estate agent? I recall reading on this thread that someone swapped and was amazed at the difference. In fact, was it you, sleepy? Or bump?

It was me that swapped. 6 weeks with 1 viewing and no feedback to sold within 2 weeks after about 12 viewers in that time. So definitely make sure you have a good agent.

Already had a letter through the door addressed to the buyer so hopefully that's a good sign that she's serious and won't be changing her mind!
