Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Is it a bank holiday? Seems quiet. We've also put an offer in to a property we viewed earlier. Snowballs chance in hell of getting it. 18k under valuation, but it needs work and the heating system is dated.

It's not a bank holiday in Scotland technically but lots of businesses are still observing it, it seems, and some estate agents/solicitors are closed I think (my local cafe was closed!)

We are first time buyers and just put our first offer in on our dream home today. It is under what they are asking for but fingers crossed!! So excited :) I'm in Montrose.

We didn't get the house sorry to report! It went for more than £12k over home report valuation. We'd offered around £8k over. Back to the drawing board.

Sorry to hear that Feef. Was there a lot of interest in the house? 8k over is a great offer, can't believe you still miss out!

Our buyers have gone quiet and haven't responded to recent letters, so I'm thinking the worst now.

Nothing like the deafening silence waiting for the phone to ring Rainbow. It's grim.

It was up for 3 days!! Then someone put a verbal offer so they gave us the chance to make an offer too.

The original house we offered on a month ago has just come back up! Not online but estate agent rang so we've put in an offer again and might hear today madness

Wow, I wonder what's going on with that original one you were looking at.
The one we've offered, we've offered under valuation. I'm sure it's over valued, seems a nutty price. DH is hoping for a miracle, I'm not even that optimistic! No sign of a closing for it yet! But I doubt we'll offer again anyway.

I think the other buyer fell through. Estate agents are the absolute anti-Christ. That's all I can say for now!!

That's pretty nerve-wracking stuff sleepy, hope your buyer is ok.

We finally got a call about a viewing!! Fingers crossed they turn up this time!

Hi everyone. We sold in Edinburgh in February (within 10 days!) and still haven't moved to the town we want. We have had an offer accepted on the perfect house (in July) and today our solicitor told us that they don't have building warrant for an ensuite that they should have got bw for.

After seeing pics, our architect doesn't believe that it would pass building regs and this may be an issue for our mortgage lender.

I'm so nervous about something going wrong - it took from Feb- July to find this house. Has anyone had a similar experience? Retrospective warrants are taking about 6 months here :( is there some kind of indemnity insurance the buyer could get?

No idea about insurance, but could you withhold some of the funds or lower your offer to compensate for any problems?

Our offer for the original house was accepted!!! We had to up it a bit but it was accepted! Now trying to push them to get out quick offer based on them being out by 10th October! Happy but scared of getting no my hopes up too much

Congratulations!!! That's brilliant news, I'm sure they'll be willing to get out quickly after already losing one buyer. Hope all goes well with the move.
