Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Hard to go in with best offer though rangirl as when we've done that the estate agent has shared the offer amount with other prospective buyers when trying to generate a quick closing date. It doesn't leave you with much wiggle room.

We were literally the only offer on the table and the estate agents spent 2 days phoning around to get another offer to put it to closing date. The house was not worth the money.

2nd time buyers and keeping our flat (great area high rent) DH very aware of school catchments etc which is what makes it trickier at times as knows what schools are better even within the catchment areas! Works with children etc so some schools are even ranked in his mind! bearsden academy is lower aiming more for lenzie, bishopbriggs

Sorry I didn't mean put in your best Offer in advance of the closing date!Definitely dont do that.

If your DH has info on the catchments then that is useful.

More generally it does depend what stage kids are at .If they are about to go to High school it is very important,if they are much younger bear in mind that things are fluid,and what is the best now might not be in 10 years time.

Go in quick with a good but not your best Offer and try and get a deal done or at least force a quick closing

Always worth trying to talk £ to the sellers direct .Take along the kids ,on best behaviour etc.Doesn't often work but I have seen it on occasion.

In the situation you mention it is the estate agents job to try and get the best price.In those circumstances I would have spoken directly to the sellers

Thanks rangirl! Most sellers have just said to us "my estate agent told me not to talk figures!" We will keep trying! The one that had issues with the title deeds we did actually manage to agree with sellers but alas to no avail! Sorry if my last post sounded crabby just frustrating! When we have put in our previous notes of interest and offers there have been no other interest or offers and then a closing date has been drummed up afterwards! Gets annoying!

We are all frustrated I think and it's not surprising! Who are all of these people with tens of thousands of pounds to spare offering well above the home report valuation? I thought home reports were to supposed to help buyers but they're making it impossible.

This practice of getting someone to make an offer then ignoring it and touting it around other interested parties for a closing date is horrible. I get that if you're selling somewhere you want the best price for it, but families who have scrimped and saved towards somewhere to live are being put through the wringer.

Messaged our estate agent and he said it's absurdly quiet. There are properties selling about us.
Think I feel worse as I can see our performance report and there's been 300+ views of our flat in 7 days and not one viewing.

aaahhhbump sorry to hear that, you've had a tough time of it. Must be so frustrating.

If you're buying a new build, can you not do a part exchange thing? My friends done that recently and still got a good deal when their buyers pulled out like yours did.

aaaaah - so sorry to hear that, it absolutely sucks. I think that's a month we've been on without a viewer (well apart from the one that just didn't turn up Angry)

Are you still able to move later or did you have to give up the new one? Wine even if it is morning now!

We're giving it till the end of September. New house isn't finished. Won't be till November.

Really can't afford it without selling as we would loose to to buy and gain massive stamp duty.
We were going to have to go into rental for 2 months which really wasn't ideal any way.

We're lucky (not right word) that our flat never recovered its value after the recession so as we won't make anything on it anyway we can still afford the new one. The extra stamp duty is the killer though. Seems so unfair to catch people that just genuinely can't sell and make you pay upfront and then hope to get a refund if sell in 18 months.

Short of dragging folk in off the street I really don't know what to do to get a viewer.

Whereabouts are you selling aaaaah?

Think it's worse seeing the volume of people that have looked and not made a viewing.

I am being positive. If we get to the end of September and still no interest. We will take off for the market and go on holiday somewhere hot and sunny.

Had 3 viewings this morning one we like but will definitely end up selling out of our budget and the other two we need to think about both had really weird layout

We're not viewing anything this weekend either. Too dispirited. I feel as though I've clicked on all the houses on Rightmove in our budget and area a hundred times and I now hate them all.

Fingers crossed some more inspiring places come on after the bank holiday and we'll all feel a bit more energised then. Can't stand the thought of still being in the same position come Christmas time.

We're in the fabulous situation that our mortgage company will charge us an early repayment penalty if we don't buy somewhere and transfer the mortgage.
So we really need to have a purchase made before Christmas.

Yes, by car we are 46 minutes to Stirling and have access to bus 20 minutes into town or train 10 minutes. Give you transport access to Hutchison and Glasgow.

It's G44 we're selling in and there's just so many flats beside us for sale it's a nightmare. I wish I knew what made viewers go to the others beside us and not even view ours.
