Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Our first offer was rejected, we put in 2nd offer (still lower thank asking) they came back with a counter offer which we expected and accepted. They said earliest date 1st Nov which I am puzzled by as they have already moved out? Anyhow, not long and we still need our mortgage finalised :)

Just had first viewer, poor people think I had verbal diarrhoea and just told them everything! They were a lovely couple and they seemed quite positive but who knows. No other viewings on the cards at the moment so I was doing my best not to beg Grin

Cedric you can get indemnity insurance - see link here. Or you could suggest a retention, whereby an amount is retained until (a) the building warrant is granted or (2) to pay for the work needed to get it up to standard. I guess it depends how keen your seller is to sell. From experience (!) getting your solicitor to negotiate a retention can add to your conveyancing costs.

Anyone around to hold my hand? Offer gone in today, a closing date, our offer isn't brilliant, but the best we can do. I think this is going to be a depressing way to start the weekend!

Got everything crossed for you sleepy and ivy. Is it the end of the day until you hear?

Viewer seemed to go well but EA couldn't get hold of them yesterday for feedback so I don't think they can be interested. So frustrating. Just grow up, answer the phone and say you're not interested ffs! Can you tell I'm scunnered?!

Moving date for new house now October which is good at least as really looking forward to being in it.

DM sold and now has an offer in on house she loves so staring at the phone waiting on good news from her. I'm stressing for them too!

How are you getting on aaaahbump?

Currently looking at holidaysas something to look forward to if we don't sell.

Have to pick colours for the new house. It's hard as if we don't have an offer we'll have to let it go.

Oh bump that's shit, I wonder what we can do. Is there any option for you to part ex or use the EA that advertise that they can do that for you? Surely the new house won't want to lose you if you're at the colours stage. I have a weird feeling we could be moving to the same place!

How did those with offers in get on?

DM didn't hear back. That house has been on the market for months so it seems odd that they wouldn't reply straight away even if it was to say they wanted more £.

Rainbow little Ireland? They're not running any offers think we're the last house in this phase.

You never know we might end up with our first choice area.

Oh that's tough Bump, you never know though, it just takes one person. I think the market is picking up for sellers. Feels like hardly anything is coming on the market.

We have heard nothing, NOTHING!!! 6 notes of interest, all expected to offer, then nothing.

Speculation (good or bad) about what is going on!?

We had our offer accepted, after several hours of "thinking" and deciding from the seller, so I think we were probably one of several close offers... So happy! But now the panicking starts about getting approved for a mortgage etc (we have decision in principle but so aware that anything can happen).

And so on Monday we start the circus of actually buying it, I suppose!

Sleepy still no news?! Can't believe they'd make you wait it out over the weekend!

Fingers crossed for everyone waiting to hear back on offers and waiting for the viewings to roll in.

Sleepy that's incredibly unprofessional of them not to tell you and just put it as sold on Rightmove! Maybe they just did it automatically because the closing date passed? Your solicitor should kick off at them either way.

The cheek that people get away with when selling houses is galling sometimes

Wow sleepy that is so unprofessional if they've not even bothered with a call to everyone who had a bid in. But it might just be automatic as it went to closing date. I hope all these people who don't take the time to respond have it happen to them so they can realise how shit it is.

It is totally unacceptable for you to get to the close of the business day without finding out if your offer is accepted,or at least why there will be a delay (e.g executry sale and a number of executors to be consulted)
As an offering solicitor I know that the successful party normally hears within the hour

If I have not heard anything by 2.30 ish I will phone the estate agent.Even if they haven't got a definite answer (eg still trying to agree some detail eg entry date with the top offerer) I would expect to get an idea eg You are in the bottom half of the offers or something like that..

If your solicitor does not do this you should phone the agent direct

Thanks, that's interesting Rangirl, I wasn't sure what the situation is regarding being informed of what is happening by close of business.
I'm wondering if I should be looking at a new solicitor, as I would have thought she would have called or emailed with an update regardless of the out come.
