Scottish buyers/sellers support

Sleepybunny · 18/07/2016 13:49

Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Ha ha ha! Love that, rainbow - hilariously presumptuous of your buyer but I agree that it's a very good sign that there are no thoughts of pulling out. Hooray!
Amazing the difference between estate agents - extraordinary, in fact

ginghamstarfish · 10/10/2016 10:42

The agent has been useless, and when I told them I wanted to cancel the contract they got very ratty and unprofessional. Am speaking to other agents this week but not hopeful as they all seem similar.

ginghamstarfish · 10/10/2016 10:47

We're thinking of going with House Simple - any thoughts on that? The crap agent I've just cancelled with have given dire warnings about how people like a local agent with local knowledge etc, but it hasn't done us any good in the last year of being on the market.

MrsPepperpotAgain · 10/10/2016 10:54

I don't know them, I'm afraid, so can't offer an opinion. Very poor of your existing one to be unprofessional - as if that's going to change your mind! Can I ask what area you're in?

ginghamstarfish · 10/10/2016 11:24

Borders, Roxburghshire. Can anyone recommend an agent they've used here?

MrsPepperpotAgain · 10/10/2016 11:48

Have you tried MacPherson Property? I don't have personal experience but know of someone in the Borders who had their place on the market for ages, switched to them and sold.

ginghamstarfish · 10/10/2016 12:59

Thanks, have seen that name so will ring them and see what they have to say!

TrailingIvy · 10/10/2016 17:26

We haven't sold anything but are in the process of buying in the Borders (currently held up in missives!) and we found CKD Galbraith and Hastings Legal to be good at responding to viewing requests and giving us info etc.

needyounow · 10/10/2016 20:49

How is the packing going sleepy?

How are things progressing for you rainbow?

Any update pepper?

Have you had any luck yet gingham?

MrsPepperpotAgain · 10/10/2016 21:14

What's your situ, needyounow?

MrsPepperpotAgain · 10/10/2016 21:18

Ooh, sorry! I posted a reply then added the above as separate post but my first one has gone Blush.
My place on market, getting viewers but some quite far off being able to offer. Meanwhile, the property I have my eye on has attracted interest from someone who isn't in the dreaded chain. So that's a worry. It's a nail-biting business. I'm trying to stay philosophical - sometimes that's easier than others.

Sleepybunny · 11/10/2016 10:23

It's tough when there's so much emotion wrapped up in the whole thing.
Packing is going ok. Having waves of panic that I'm not organised, then feeling on top of things.
Assessing progress over a brew just now GrinBrew

When's your moving date, Sleepy? I so remember that weird oscillating feeling of being confident my packing was going well to being convinced I'd not hit the deadline - sometimes it can swing within an hour! Good plan to keep the tea intake up....the caffeine will fuel you. Brew

thehoundschicken · 11/10/2016 14:02

Feel like crying it's been a month now but feels like forever. Now a house in our street has went up also. Confused I'm sure we are cursed.

In the recession my flat took two years to sell. I'm so worried.

The other house is an end terrace but 10k dearer so hopefully it doesn't affect us too much

Good luck to everyone

MrsPepperpotAgain · 11/10/2016 14:29

Don't panic, Hounds. There are lots for sale around here but I don't see that as a bad thing. Just an area in which there is a fair amount of coming and going.
It may be that the other house might actually benefit you? £10k is a lot more to pay so it might be that you pick up some interest from those going to see it but whose budget is stretched.

needyounow · 11/10/2016 19:20

Everything will come together in the end sleepy. Here's some Wine that will make the packing easier.

chicken fingers X for you that you get more viewings.

pepper hopefully those who are keen can put in an offer soon. Here's done Wine for you too.

I got word today that I have been issued a mortgage offer. Just waiting for it to come through in the post now. So I am very relieved that things seem to be moving steadily.

MrsPepperpotAgain · 11/10/2016 19:39

Great news re your mortgage offer need - here, have a celebratory Wine or two.

How long did it take to find out? I am worried about my mortgage. I thought I was home and dry when I got one in principle but have since discovered they mean very little indeed.

needyounow · 11/10/2016 21:34

It took 2 weeks for it to come through, the bank said could take up to 3 weeks so glad it's happened quicker.
I find all the waiting and not being in control the hardest part of it all, keep telling myself it will all be worth it.

Hope you get word in your mortgage soon.

trixymalixy · 12/10/2016 09:26

We're hopefully going on the market today. Had the home report and photographs done yesterday.

We've had an offer accepted on another house so fingers crossed we sell quickly!!

MrsPepperpotAgain · 12/10/2016 12:06

Good luck, trixy! Hope it all goes very quickly for you.

FinallyARainbow · 12/10/2016 13:15

Good luck trixy!

MrsP - how is yours getting on?

We move in just over 2 weeks and I'm still yet to pack!! Thankfully, we don't have to be out of the current house for another 2 weeks after that so I'm not too stressed...yet! I won't be able to get any time off work either so we'll just need to hope for the best. I now own boxes at least so no excuses not to make a start Grin

ohmygodyouguys · 12/10/2016 13:36

Can I join in? Me and DH bought first house almost 7 years ago and now at the stage where we're planning a baby in the (hopefully!) not too distant future. So we want to move to at least a 3 bed house. We haven't sold a house before so we're wondering whether to put our house on the market and look for a new place at the same time and hope the timings work out, or just sell then rent somewhere for six months until we find a place. The area we're in is pretty good and the houses that have been sold on our street over the last few years weren't on the market long so I'm optimistic on that front. What has everyone else done?

MrsPepperpotAgain · 12/10/2016 14:11

Finally you could do a few boxes a night and be ready in a month, no probs. Good to make a start, I reckon. It always takes longer than you think.
Ohmygod , I'd say the crucial piece of info is what the market is like that you'll be buying in - is it the same area? If so, and things go fast, then selling first then staying with parents/friends or renting would be good. It puts you in a really strong position when you find the place you want. I've had a few people looking at mine who are in the middle of selling their own place so, if they buy mine, I have to wait for them to sell - I'd much prefer one of the renters or already-sold people.
I'm going for the option of hoping the timing works out because I'm buying in an area that is much much slower.

ohmygodyouguys · 12/10/2016 15:39

Hoping to stay in same area of city as it's handy for work but we wouldn't be going too far anyway. No relatives nearby and we have a dog so staying with friends might not be ideal. Just not so keen on the idea of renting as it would mean moving twice! There are some houses on the market right now that look ideal but obviously I haven't seem home reports etc yet.

offbeatgirl · 13/10/2016 10:23

Hello all, we're just about to get our flat on the market in Glasgow. Second child due in February and we need more space! We're looking at the south side, east Renfrewshire and bearsden. Does anyone have recommendations for a good legal firm for conveyancing? We've only just started to look at places to buy, but I want to be able to act quickly if we see something we really like. Our current flat is in a popular location and should sell quickly, fingers crossed!
