Furious-post completion email, anyone know about boilers please?

We completed two weeks ago. The house had been completely renovated for sale, new carpets, sinks, tiling etc. It was beautiful, I spent 14k on making it up to date and sellable.
I turned down a higher offer because I wanted it to go to a first time buyer and the other offer was from an investor. I left appliances, curtains etc.

There has been a few emails about niggles from estate agent, I have answered these.

Today, I got a long list of accusations and I really have had enough. I have C&P part of the email which amongst other things, accuses us of deliberately doing something to the boiler to lie about emissions. Does anyone know if this is even possible? I have been googling and can't find out how lowering the pressure affects this?

I have never touched the boiler, it was serviced in January and documents sent. I am so upset.

More serious, we also got notified by an dependent boiler service and repair person that the last review of the boiler in January 2016 has not been done properly. The result of the examination is that the boiler as is not fit to use and poses danger to the inhabitants. This is due to the fact that pressure within the boiling chamber has been purposefully set too low to reduce the otherwise too high CO2 emission, thus generating an explosive mixture within the boiling chamber. This is practically speaking fraud and I am all but happy about this. We will replace the boiler this week

Honestly, the sellers of our current house took us round and explained how the (hard-wired) smoke alarms and carbon monoxide detectors worked etc etc, no problem and very nice I thought.

Until we moved in and I showed my husband how to work them - turns out they'd expired and been disconnected - 2 years before!! Sellers never bloody told me that when they were 'showing' me them. But, my fault, I should've checked properly. I certainly didn't contact them to complain.

Or when we moved in, on moving in day to a massive gas leak from a faulty oven
Or when water came cascading through the ceiling 2 weeks later.......

I read it as we have deliberately done it so that it passes the emissions test rather than get it fixed properly.

Yes, that's what they mean, I was just being pedantic - purposeful means 'in a determined way', not 'on purpose'.

But they have NO evidence for that, in actual fact you have plenty of evidence to show that's not true. It's just heresy, is a daft accusation that makes no sense. Please just ignore them, don't respond other than to ask them politely to stop harassing you.

And an 8 week old baby - this may slightly out me but I kept telling everyone I could smell gas. "Nah, you can't" they all said "post pregnancy hormones....."

Anyway, asked a plumber to come round for something unrelated and at the same time I asked him to check the kitchen as I was sure I could smell gas. The gas detector went to full alert before he even got through the front door so turns out I was right.

But seriously, just try and laugh it off - they're trying it on, you haven't deliberately done anything. Are emissions on the boiler even a condition of sale? Did they check?.... No. So just tell them to communicate via solicitors and think no more of it

I would email the EA back.
Hi, I am not sure why you keep emailing me about your clients. Yes they purchased a property from me which would have involved them having the various surveys required. They would have also instructed a solicitor to ensure that all documents that I sent were legal. I am not their landlord and you need to explain this to them. Any more contact directly with me, will force me to contact your regulating body with my complaint about this harassment. I have also sought legal advice about the implication that I have somehow committed fraud, whom I have also copied into this email.

They did ask about the boiler before sale, it seems to be quite common I think now. It was serviced and had a part replaced in January, I forwarded on the invoice. There is also a sticker on the boiler with the date and person who serviced it (including phone number).

It has always had a yearly service, every year since new.

I would be really upset! It's an upheaval to sell a house you love, and to get this nonsense when you have gone out of your way to be helpful and kind. I'd probably be dealing with this way worse than you.

But I think you have an Estate Agent problem not a buyer problem. Your buyers don't know that this isn't your responsibility but your agent does and he/she is allowing you to be harassed. I would complain

So what they are academics? That does make them experts in a single subject not experts on the ways of the world or boiler philosophy.

Having said that, some of them are truly convinced that if they talk with authority, the world will believe their words, and follow through.

I know a very renowned academic who tried to play that on his new landlord. 4 months on, the landlord kicked him out, without any consideration for his academic prowess or the fact he was unable to pair his own socks.

They're treating you as their landlord; just ignore and refuse to engage.
And tell the halfwitted estate agent that his job is done, it's no longer his problem either...

Has the EA also not understood that you have completed on the sale and that the buyers' problems are therefore not yours?

They are not a big chain group and have been excellent during the sale. I think that maybe they are thinking of future custom with this couple and maybe they believe that all the issues are true?

I can't see that though as they suggested we charge for some items and I said that it was fine and I would throw them in with the sale. Some I agreed to post exchange, so not even an inducement.

The man in particular sounds very angry, the rest of the email is pretty ranting. That's what upsets me, that he thinks I am some sort of a shark who has fleeced them. I can't see their point of view at all. I think that the house was pretty much a newbuild but not quite.

I even had the garden maintained right up until completion by a gardener (we are in rented in another area).

Do tell the EA that it's no longer either of your problem. They can make more work for themselves and waste their time trying to answer the questions if they like because you're no more responsible for it than they are.

If you don't want to block the EA (I would), mark the emails as 'spam' so your email will just filter them away.

I would imagine the EA knows full well that legally it's not your problem but he doesn't want to deal with angry man so is pacifying him by passing the questions on.

You can be firm with EA and he will have to be firm with buyers.

If they have issues regarding the boiler servicing and the boiler subsequently being "unsafe" they should contact the Gas Safe Register (who replaced CORGI) and take it from there.

...and I thought it was carbon monoxide CO emission that was the issue with boilers not carbon dioxide CO2
