Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

puggy I'd just go for it. I think buying a house is a bit like Monopoly money for overall cost. As long as you can afford repayments do it

I think you're right. 10k is neither here nor there long term. The bank will lend us double what we actually need.

1 of our 2 viewings today cancelled so not hopeful. Likely our house we've had offer accepted on will go back on the market Sad

Oh good puggy.

Gobbolino they just want more money, probably the seller wants it shifted and the EA disagrees.

We had so many viewings, one a week so endless cleaning for over two months, and In the end only one offer. But we want to move NOW and you only need one to buy it. Yes we may be paying over the odds for the house
since the Brexit happened but as long as we can afford the mortgage, plus we can get a fixed rate so wil know how much it is going to cost.

Finally have another viewing booked. It's Tuesday so means I can spend tomorrow putting the house back to show home standards. What a fun way to spend my last day of maternity leave!

So I've spent all morning cleaning the house and both viewers have cancelled. I asked EA to phone and confirm and 1 has found somewhere and the other wants to rearrange. So annoyed.

I agree the cleaning is the worst! Last time we just had an open day so only did it once. So much better. Stupid Brexit

So annoying sweet pea. Same happened to us with two viewings that were cancelled. Never did find out why. Clearly these people have never sold houses and have no idea what a pain it is to tidy up all the time.

Congratulations Puggy!

Well after a week and 455 views on zoopla (not sure if that's good or bad?) we had one viewing. Loved the house but want a garden (we have next to nothing garden wise) ... They have said they will make an offer if we manage to negotiate on the land behind us (belongs to a commercial property what has a large garden it's never used but refused to sell to me), not really want I was hoping for.

I think we will reduce price Wednesday and see if that brings better interest. Argh ... Frustrating!

Can I pick everyone's brains? Obviously we like the house we saw today but it needs work. We want to take the builder along to give us a quite. However - we have 3 kids, age 3 and under and viewings are a total ballache. I cannot be arsed dragging us all there plus builder next Saturday unless there could be negotiation on price - total waste of time

So thought I would call agent and just be frank. Don't want to discuss numbers at the moment but if the vendors only wasn't the asking price, then we won't be offering that and I don't want to waste anyone's time. Thoughts? Seems sensible to me but I'm so bloody fed up, I might be missing something!

gobbolino I doubt they'd tell you I'm afraid. Could you not just put in a low offer to take into account what you expect works to cost (worst case). Then if they decline you can say you're looking to do work and would need a builder quote to increase and see what they say?

I thought they might be able to tell me - in the interests of expediency - if we could negotiate it not. I do not want to talk figures at the moment. Just understand if there is room for manoeuvre before the builder does a quote.

Maybe I'm thinking about this all wrong but I couldn't be arsed tidying up and vacating the house for someone who had no intention of paying the figure I want for my house. I'd rather just cut it off at the pass.

Urgghh - maybe i'll just leave it as it all seems like such hard work at the moment. I'll just feedback that I think it's over-priced and it's too much hassle to get us all back there plus builder and architect to enter into pointless negotiations.
