Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Oh dear Velocity. We have just been for our 3 hour mortgage appointment which was actually less than an hour and a half and most of that was her jibber jabbering about her family and telling us what she'd do with our new garden! Final offer will be sent after the survey.

Survey on new house booked for 26th July. Draft contract on its way to my buyer's solicitor and the same from her buyer's solicitor. I have chased to see where my vendor is at. Hopefully, she won't dilly dally with the paperwork. I suspect she will be slow as I didn't see any sign of technology in the house, and she hasn't moved for a million years. She is also recently widowed. She does seem a sharp cookie though. I have asked my EA how my buyer is doing with her mortgage and when survey will be arranged. My house is currently a shit tip and I need to tidy! Please God let this go smoothly. I have mentally decorated, moved walls, chosen furniture and have a flooring sample for the whole house!

Still nothing here. Getting fed up. Wondering whether to reduce price or not but it is priced where it should be.

I viewed a house last Friday, offered Friday evening and it was accepted Saturday morning! And they want to complete by mid August!!
I live 200 miles away so it's all rather interesting .
It is immaculate....nothing to do at all.

sweet we reduced from £500k to £475k as we need to move quickly and had an offer at £485k but it generated more interest (we'd only been on a week anyway) so I'd suggest reducing slightly and seeing what happens

Well, I underestimated my vendor. She's been emailing to chase today! So, it seems all draft contracts etc. are in hand.

We're in East Midlands. Nothing is selling round here at minute and nothing new coming on market either.

Would it be stupid to drop from £135000 to £134950 for example? to bump us up on right move. We really don't want to go to take off 5k if we don't have to.

sweet I'd call the estate agent for advice as it might mean you come out on the update emails saying reduced price (ours did)

Definitely ask the agent Sweet. The reduction won't move you in the next price bracket but you should appear on the reduction emails.

No response at all today, despite me politely asking if we could hear today and trying to phone.

Is this normal Hmm?

Now debating with DH as to whether we formally retract the offer or just leave it on the basis that it us clearly rejected but no one actually has the courtesy to tell us.

DH thinks we should just leave it. I think we should formally retract it as I don't want the vendors to be able to say that there is an offer on the table

Thoughts?

Leave it I reckon Gobbolino. I wonder if they're using your offer on the table to try and get someone else to up an offer. Or may the vendor is ignorant!

Exactly mummy. I don't expect a substantive answer. Just to be assured it had been passed on and given a rough time scale for when we might hear something back. Fuck them, anyway.

We have this off market offer. Not going to be reactive but going to think very carefully over the next 48 hours and decide what to do. We simply cannot sell the house when two (now) estate agents won't even acknowledge our offers. One was on a house that had been on and off the market for 3 years FFS and never even been SSTC. So I don't think that an 83% offer as an opener is so derisory that it shouldn't even be acknowledged.
