Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Yeah I meant if you say that they might give you a clue rather than you actually all going there. Your low offer should give you an indication. For example house we've offered on was on for £550k. We offered £505k first thing Monday knowing they wouldn't accept but until we had aip I wasn't sure how much we could go up to. At this point ea will usually give you a clue and vendor most likely come back with a counter offer (think ours came back at £540k) so you then know they are up for negotiation. We settled on £525k in the end so both moved

The agent of the house we have offered on wouldn't give me any clue as to what offers had been rejected so far but as soon as I have my offer of 20k under told me what I should be aiming for. So might be worth putting in a low ball offer to see what they say

Gobbolino, I'm truly shit at negotiating Grin which is why I accept less and end up offering more. Are you looking for a project or would you prefer it to be finished?

puggy - i'd prefer something done. The problem is that most of the bigger houses here are owned by older people and need a good bit of work

The last house that I really liked was done but DH didn't like it Angry. Grrrrr

Am wondering if Brexit will have any substantive long lasting effect on price. It does seem to be making some people more jittery

I'm, at the age of over 40, trying to buy my first house. So far I haven't seen anything I want to go and view. I didn't realise it was going to be this hard

I see what your mean Gobbolino and as I've just discovered old people drive a hard bargain. I've not seen any impact here and in the surrounding areas re Brexit.

Hmmmm - there's absolutely no way we would pay the asking price. It's cure guy about 10% over-priced and I doubt the bank woukd value it at the ask. We woukd need to use capital to top up the price and there is no way we will do that

I think, ultimately, we will put in our offer. If the vendors find someone willing to pay the ask, that's fine but it won't be us. They have bought another property in another county that they are curre toy renovating - close to their family so I guess it depends how much they want to keep travelling back ti check in this house/pay council tax etc.

One off market puggy which we could take. But wNt to put it on. I think we will next week now Brexit etc has calmed down

Anyway, the estate agent has called me back to say that the owners woukd come down but still 50k over what we would pay so that's a non starter. Have texted him to say keep us in mind if any further reductions. Hopefully something else will come up in the next few weeks

We do like it but if we pay that much it will really eat into our renovations budget and we want to get everything pretty much done at once - after doing a full renovation on our current house, I'd have a nervous breakdown spreading the work over 5 years, say.

So our buyers came for a viewing on Saturday to measure up. I was anxious they may have wanted to reduce offer following Brexit but no. Feedback was all good. Keen to move asap.

Got an email from our sellers EA saying our mortgage valuation was done on Friday. I emailed the broker today to ask for an update.

I'm stressed out of my bloody mind with all of this. Waiting waiting. Chasing up solicitors who don't seem to know what they are doing.

Seems like we have been at this for ages!!
We accepted the offer on our flat in March had our offer accepted 6ish weeks later. So not that long. I guess we went on the market end of Feb so 5months so far from starting.

Well today we had our buyers surveyors here for 3 hours!!! Oh my days-they were so bloody thorough... I hated hearing him pointing out all of my houses faults...meh :-(

It's our mortgage appointment tomorrow, I feel so sick thinking about it-I've not slept :-( I'm such a stress head.

Good god. Had brokers admin email tonight saying the lender has checked credit report provided from broker and says my defaults are in debt still! Wtf?!?! They clearly all say £0!

Need to book 3 hour mortgage appointment. Why so long? Dreading having a surveyor round! Oh no mummy. What can you do?

What on earth will they be doing in a 3 hour appointment? Makes you wonder.
I don't have to worry about this sort of thing as my mum is an independent financial advisor so sorts it all out for me. I just give her the paperwork and she coordinates all parties and the lender. She's worth her weight in gold!

Puggy, I'm hoping it will be okay. The broker I spoke to said they must have made a mistake When I spoke to him last week , but now he's on holiday so passed it on to a colleague. My report states all at zero so must be an error somewhere... Hopefully

I have no idea. I checked my credit report last year and they were all at zero. Only thing is credit card is not at 0 which they were fine about as long as it's paid off by the time mortgage starts (and it's paid off already now)
