Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

We have one last thing to sign (could have sworn we'd already done this!) then we can exchange. We have been trying to ensure we're not the ones holding up our chain too so this is a bit irritating.

Coming to join in! Our vendors have been pushing for completion by today (still here, that's not happened!) to avoid the stamp duty hike. Our mortgage still hasn't come through as they are being awkward about me being on maternity leave. I have gathered the extra paperwork they wanted but they are saying it could be another 6 days until they review it! Ah! I just want this over with and want to get in and start the renovation of the new place.

nextchapter - we are in a very similar position, we hurriedly put our London flat on the market after finding a house outside of London and are being told 1 open day will sell it. It's this Saturday - so nervous!

Valuation in from builder I think I am happy with it. So no need for another surveyor.
ExH still dicking about so I am trying to instruct a solicitor to do the title transfers for him.
Executor at top of chain failing there is pressure to try and bring sale forward to end of April.
Oh yes and a key member of staff resigned yesterday.

fenella and goldenlilies am again reassured others have been in our position and it feels a bit more possible.
Some of you are very close to the end of this journey which seems such an exciting place to be from where we are sitting but I understand it will have been a long haul already.
lonecat an uncooperative each sounds like an added challenge hope you get things sorted.
Fenella huge good luck for Saturday I can't quite believe we will be in your shoes in a couple of weeks! Am sure it will go fine - we heard a tale locally of 18 viewings / 5 offers and exchange within three weeks !
Do the agents tell you how many people are coming to view ?

nextchapter - we have about 8 or 9 booked in we believe, but haven't caught up with the EA in a few days. He's telling me we should expect more than one offer from that, and all I can do now is hope that it's true.

We have an offer 😀 From a viewing yesterday afternoon. We also have a second viewing tomorrow. The offer is at the lower end of what we are happy to accept so hoping we get a second offer from tomorrow

Congrats on your offer, Mummyme87. I am joining this thread. We have just chosen our estate agent after seeing three and contemplating going with an online one. The difference in price between the three was 20k! We have gone in the middle and hoping that we can get close to the asking price. There is a renovation project that might suit us that we are seeing tomorrow and I am seeing one at lunchtime today as well but I think we have probably discounted that already since the renovation project went up for sale.

We are moving to be closer to work and to get into the catchment of a good secondary. I hate the uncertainty of buying and selling, it feels like we need to sells ours before we can hope to be a serious contender where we want to be but not many houses come up that we want.

Our mortgage is through! That's the last hurdle for us, solicitor is refusing to be drawn on what next until the paperwork hits her desk on Monday, but I think we might be about to talk dates. Now I'm getting the fear about if we are buying the right home!

Sweep- I now have that fear despite having already rented the house we are buying. I have wanted to buy it for many years, so weird to start worrying when it has taken a year to get to this point! I think it is normal to have a few wobbles like that. Hurray about the mortgage.

Good to hear about offers.

We are supposed to be actually moving next week and the solicitor still hasn't confirmed this is actually going to happen. It feels like we are in limbo land- DH has the week off for the move, removal company booked and ready to go, buyers wanting to also move next week. We were supposed to exchange either today on Monday. It's Friday night and we still have no news. Arggh!

Still waiting on local searches Sad, here. Looking on line possibility that they may take up to 12 weeks, offer accepted in January! Searches were due back today but nothing as yet, but chasing daily!

It has all moved very fast for us. Our house was on the market for nearly a year with no viewings. Then suddenly we had two viewings within a week and accepted an offer. No houses available in the area we wanted to buy so we looked slightly further out and found a great area with fantastic schools and have just had our offer accepted on a victorian terrace. Feels too good to be true so fingers crossed it all goes through OK.

The big sort out has started. 6 weeks to go to move day here so the aim this weekend is the spare bedroom and the cupboard under the stairs. I want to move DD into the spare room so I can get rid of the furniture (beds mainly) in her room that is not going.

All moving fast with ours that we're selling. 2 days on market - 8 viewings. 2 definite asking price offers. However, put offer in on another house they were supposed to be deciding this weekend but have extended viewings until weds???! Pretty annoyed. (We had to call EA to be told that) so now hoping something else we like comes on next week...

We should be exchanging today. Not sure I can take any more stress. Bloody Royal Mail didn't help this morning when their tracking page showed a rogue message when it turned out our solicitors had received our documents.

We were supposed to exchange today and move over 3 days this week, . Everything has now been postponed to either next week or even the week after. It is due to a document which our buyers solicitors have only just requested. We have lots of legal documents proving this very thing going back 70 years. Their solicitor won't accept these official documents. It is so annoying. DH had taken a week off work (unheard of!), removals booked, everyone set to go, children excited and ready to move. Then suddenly we are back in limbo land again and no idea when we are moving. If we move next week it will be right at the start of term instead of the holidays which will be a nightmare (I am a teacher).

Wowfudge- hope you exchanged today.

JT05- that's great that you are nearing the end of this nightmare process.

Fenella- I feel your pain. It is soul destroying but someone will love your house enough to buy it. It's a horrible waiting game.

golden - sorry to hear that; what a pain. I feel for you. No news yet, but given DP had a row with the solicitor about exchange on Friday (solicitor wants to work to own timetable when at least three of us in the chain want to exchange asap), I wouldn't be surprised if we only found out later this pm or he ignores us and does it later this week.

Offer accepted. Memorandum en route via mr postie. Offer put in on house we want, not touching asking price as we don't think it's worth it based on a similar house two streets down
