Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Sounds like it's all falling into place Puggy. Fingers crossed tomorrow's viewers can't see past the decor.

Will have been on the market 2 weeks tomorrow and only 1 viewing. Contemplating reducing the price but not sure whether to wait a bit longer. House round the corner which isn't extended and has no people's features went from 137k to 130k to 135k. So I presume they had some silly offers at 130k.
Ours currently on at 135 and we really need 128k to move forward and not have to change lender.

Munchy, I think I'd leave the price for now. What does your agent think?

Thanks Puggy. Need to have a word with the agent. Haven't heard much for the last week or so. Will ring and badger in the morning. They are a little optimistic on the price front as also suggested 140k which is laughable. However they take the best photos, do a video tour and sell the most houses round here so must be doing something right!

Back for a visit! Glad things are moving a bit for those that have had some success.

Renting is a problem for us too we have 2 stroppy teens a noisy little dog 2 fish tanks and umpteen gerbils (I show and breed some). I would have to farm them all out to friends and other club members. So to be avoided if at all possible!

We are back on track with the process, after realising that DH delays to doing and then getting his signature witnessed and the blimmin' forms in the post have delayed our searches being booked to yesterday! Grrr. I dealt with the mortgage last week and the survey on our purchase should have been today. At least the sellers seem keen to proceed, their EA calls us regularly - probably thinks we are pulling out, not the truth which is that we are a bit stupid.

Meanwhile our buyers have had no problem with the survey which is reported now, so the sale end seems to be fine! DH did make one enquiry today for a removal firm to give a quote - he said he is older now and needs more help (we had loads last time including a packing service, he may have forgotten!). But the girls were less useful and less keen to move at 7 and 5.

Date is pencilled in for 12 August. Can it be true?

I'm not going to worry anymore about buying, the interest rates will probably go down and we could get a fixed rate for more than 2 years- that should see us through this Brexit mess, maybe? Prices may drop a bit the next year or two, but we will be ok in this house even when we are 90, or if my mum moves in, or if the girls never move out, it's a town house with plenty of room, great transport, a parking place and the ground floor is like a flat in itself. I'm going to get excited about it, maybe a little! The girls are anyway, it will be great for them and a doddle to get to schools they love.

No loans or credit cards here no...never got or applied for them ever.

There is a default!!! I've had to ask for a review as its not us-total case of mistaken identity :-( they mentioned getting cifas marker just incase anything else pops up... I'm petrified now...default is for £605 that's all...mobile phone apparently...in my husbands name and date of birth...to our old address last year-even though we moved 8 years ago!!!

Will they make a big deal about it do you think? We are with nationwide and have been for 15 years...

Ooh I don't know Velocity. I'm sure they deal with things like this all the time. Did it show up on Noddle etc?

Au, won't be long for you now! My DH leaves everything to me but he has to come to the 3 hour mortgage appointment. I'm going to fix the mortgage for 5 years.

puggy - also sounds very positive. Our builder is a big fan of bungalows due to big square rooms and plot sizes.

We are off to look at another house tomorrow. Detached Edwardian with a big garden. Needs a fair bit of work. Has been reduced but is still about 10% over-valued. Not sure if owners will accept any further reduction though

velocitygir1 I had someone try and use my name and addres and open up credit cards and bank accounts last year.

I had a cifas protective registration, and went through the fraud teams at all the banks separatly. They all removed traces from my credit file.

I was really upset at the time but it was actualy really easy to sort out.

You need to contact the mobile phone company ASAP and say you have been a victim of identify theft.

I hate the waiting!!! Still waiting for confirmation that a surveyor from mortgage company has been instructed. I just want a concrete mortgage offer so I can start preparing to move. Before that I'm just in limbo

We've got 2 viewings booked tomorrow but if no offers were going to drop price. Estate agents showed us the Rightmove stats though which are promising

Bamboo that's good stats. We are getting around a 2% full details viewing.
Similar here, we have 2 viewings sat and if no better going to look to reduce price as much as that annoys me I think we might have too.
Really hope the market picks up soon, there are no new properties going up around here

Agents have rung to say too early to look at the stats as you need to be on a month for them to make sense.
I can see myself on zoopla (less used round here) we've have 140 odd views but it's only translated into the one viewing.
Anyway they have advised a guide price of 125-135 so that it turns up in more searches. She is also changing the photos around. So pleased with the progress on that front.

munchy we've only been on a week (and I've looked a few times) so that might explain why it looks so positive (but only 7 viewings booked)

It's hard to agree the price isn't it. There are others the same price/ more but there are also quite a few about 20% cheaper and I know if I was looking I'd go for theirs instead.

Ours is on for £500k (was oieo) and we need £460k + to do everything we want with house and repay debt

OMG! I'm still waiting for my offer to be accepted or rejected! And the vendor goes on holiday tomorrow... My EA has chased 3 times this week because my buyer wants to know if I've found anywhere!

That's interesting that they would give you the figures bamboo but mine said no good. These EAs are tricksy! I had better spend the weekend tidying up for the flood of viewings I'm hoping for. Our bottom line is 128 to get the property we want and not have to change lender.

Puggy - hope they can back to you soon. It's so nerve wracking.
When we got this place we were FTB and had the deal negotiated within about 10mins. Life was much easier then!

Yes munchy we sold last house within 2 days for over 25% of asking! I'm not used to this waiting around

How frustrating puggy maybe put a deadline on your offer to give them some motivation but I'm prob too much of a wimp to do that!

She wants another 10k. I don't have it! I have offered 2k more but EA doesn't think she'll go for it. I don't think she wants to move.

Our solicitors are messing about, issues with the online portal and data not being transferred so it looks like we haven't done anything for our purchase.
I heard nothing from mortgage. I emailed broker today for an update, our underwriter was in a meeting until 3pm....she probably never went back to the office to check emails. Meh

Well, she said no! We're going to have a chat about it tonight. Realistically, it means an extra 50 quid a month over the term. Which sounds better when you say it like that... Plus, I'm getting a rise.

Do you think it's worth the extra 10k Puggy? Hard to decide when you're trying to find somewhere so you don't lose your buyer.
