Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Spoke to an EA about about a property we saw ages ago that needs a lot of work. Old person, husband died, very overpriced, very clean but dated, bad layout. She won't shift on price so that's a no go. A couple of people have approached me locally but their houses are too expensive as the whole point was they we would downsize (in terms of the mortgage). I'm not sure what to do now.

Puggy can't you rent for 6 months? It might be the best thing you ever did.

that's what I plan if our purchase goes wrong, I want to get my sale through before anything else crazy happens!

Have had an awful weekend, depressed, worried and DH is being a complete "£$% -thinking we should splitting up not buying!

Oh Au, how stressful. The rental market is even worse to be honest plus I have two dogs, cat and chickens to consider (and 2 stroppy teenage girls). I went ahead with my mortgage affordability telephone appointment this morning which was absolutely fine and am doing the credit check on Thursday. Am sitting myself that we won't pass because of credit cards that we keep balance transferring. I just went in Noddle and I score 4 out of 5 and DH 3 out of 5. Is that enough? Even though we will be taking a smaller mortgage, they could still say no...

Ah Puggy and Evy I'm sorry :-(

I am going ahead with the mortgage application and valuation as I am interested in seeing what the bank values the house at post-brexit. Then I shall make a call on proceeding or not. There is no huge rush, vendors haven't found anywhere to go to yet and a few weeks might give everything a time to settle down and become a bit clearer re my work and the market.

I'm manically manipulating a spreadsheet to see if I could possibly make the bungalow that needs work doing work financially. EA is going to speak again to see if I can take a builder. It seems the problem is grown up son who thinks his mum should wait for a good offer. Meanwhile, she is rattling around in a large house on her own. It's in the EAs interest as he is the EA for 2 of the chain.

Hello fellow stressed out house buyers/sellers!
Our house has been on the market for a week and we have had one viewing, another 2 were organised who didn't show.

Have seen several houses that we have liked and have put in an offer on one but not quite what the vendor wants. So that's on the back burner until ours is sold and we can finish negotiating. Agent has given us an idea of what the vendors want and what the agent thinks they will settle for. 10k difference or 5k difference from our offer. Either way it means we can drop the price on ours in a few weeks if this lack of interest continues. We're getting lots of views on rightmove and I think it's priced fairly with a bit of room for negotiating. It's got more room and period features than similar 3 bed terraces on the market.

We also fell in love with a dream
House that we can't have as no one will mortgage a house with a self contained flat.

Hope the stress levels drop all round.

So stressful, been up for 5 days with no interest, fairly bummed out. Going to lower price Friday as I felt it was higher priced that I expected and although it's much bigger than any house in the area it has no garden as such so that's a big factor ... Stressing out at the lack of interest, I expected a few viewings by now.

Have been following as we are buying and selling as well (as long as our chain stays intact with Brexit etc)
Just came on to say Puggy we did a leaflet drop as our search area was tiny and very slow moving. Anyway someone did call me and we are buying from them. We still had to do the whole 'best and final' thing but only 5 people got to see it and it never hit the open market.

I hope you find something!

We had an email from EA, like a monthly newsletter saying they were not expecting house prices to change in the near future and if anything interest rates for mortgages will drop but unlikely to go up.

No news this side on anything. Desperate to hear something from mortgage.

Well, going to take a builder to see the bungalow tomorrow. Vendor wants to see how her Friday viewing goes and said she can't make any decisions until 10th July as she's on holiday... In England Confused If builder says the main works are c£20k then I will offer but still think her son will make her hang out for full asking price (which is highly unlikely indeed). Nothing ventured and all that!

Herschellmum we're in the same boat... the referendum seems to have killed any interest for us, we're really hoping it's just temporary and folks will start looking again soon once the shock wears off. Stock market has picked up over last few days so hoping that will tempt out some buyers..I'd also trust you instinct on price our EA wowed us with a high potential sale price and constantly advised against reduction we had >50 viewings and had to drop the asking price by about 40k before we eventually sold (this fell through), we're now back on hoping for some pioneering buyers and hoping no one else buys the house we'd offered on as the vendor reluctantly put it back on the market today.

I'm still here...still plodding nothing to report!
Our buyers doing a full structural survey here on Monday.
We have a mortgage apt finally on Tuesday...we had to sort it ourselves as mortgage broker still wasn't in touch!

We have never had any credit-nothing!!! Only mortgage and we are a 1 out 5 on noodle...we have never missed a payment in 14 years with nationwide. Im petrified they won't let us port over even though our deposit is nearly 85k and our mortgage is only 75k needed to port. We are selling for more than purchasing for as well...

I'm beyond stressed! There's no school places either so looks like son will commute...which we wanted to avoid he's only 10. Will involve a 15 min bus ride there. We are moving from near the school he has a place!!! I'm so fed up...nearer daughters school though lol.

Puggy what a pain and stressful situation...really hoping it all gets sorted very soon and if the bungalow will work that the son isn't a prat lol.

Steps pleased you are in now...hope it's all perfect.

Good luck all of you with mortgages/viewings/credit checks etc.

Velocity, have you had credit cards, loans? If you have literally never had credit before that would be why your rating is 1 out of 5. Although you would expect the mortgage company to see you have never missed a mortgage payment and maybe be happy with that?

Velocity, we never bother with a broker. We too hope to port our mortgage and even though we have 50% deposit, great DH salary and will need smaller mortgage, I am still nervous that Nationwide will say no. My Noddle score is 4/5 and DH 3/5 and we have a shitload of balance transfers. Have telephone appointment this morning so here's hoping. Had the initial affordability appointment on Tuesday and we can certainly borrow twice as much as we need including paying the credit cards off. Also hoping builder comes up with a good figure so I can offer. The kids are warming to the idea of the bungalow. I have explained that I have modernised dated properties before but they can only remember the finished product as they were little.

Can I join?

We offered on a house 3 weeks ago and got 1 month exclusivity while we tried to sell ours (but it's still on Rightmove etc they're just not accepting viewings)

Put ours on the market last week and have had 5 viewings but no offers. We have 2 more booked for this weekend. But enquiries are much less than expected, probably a combination of Brexit and price. We are considering dropping price if no offers this weekend.

Just so worried we will lose our dream house if ours takes too long to sell

Sorry to hear that banboo. I'm dont want to turn this in to a political thread there is enough of that on the net already, but I am still really quite angry at the outcome. The decision and resulting limbo has had an immediate and stressful impact on my families life, potentially preventing our move to be closer to aging family and give our kids the future we so wanted for them. I am clutching onto straws that a small period of stability and potential for cheaper mortgages may stimulate the market, I just fear it won't be in time for us to save our purchase or be in catchment for getting our girls into school.Sad

Been to view the bungalow again. Had a long chat with the agent. She said I'm the only person who can see past the decor and layout and she's been doing regular viewings on it for months now. She does have a viewing tomorrow but I am putting an offer forward which they will pass on in the morning. The house is actually deceptively spacious and has heaps of potential. It's actually larger than our current house. Every wall, door, skirting, flooring needs modernising and updating but the house is immaculately clean and perfectly liveable and I can easily do one room at a time. There's no need to do the structural changes either. Fingers crossed! Of course the spanner in the works could be the viewing tomorrow...
