Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Well we've had an offer £20k below asking price. I've asked them to increase it by £10k.

I've got 4 viewings on houses lined up this week but so far none of them are grabbing me. They just don't compare to the house we lost! They're also £100k above what I wanted to spend.

I think they're going to come back with "meet in the middle" and offer an extra £5k and I really, really don't know whether or not to accept. We've been on 8 weeks now, 9 viewings and this is the first sensible offer.

EA has emailed. They are thinking about the offer but state they had an offer higher before (who pulled out after 2 weeks). There have been two previous abortive sales.

The other offers are irrelevant. Yours is the only offer on the table. So either they reject it and wait for another offer or accept yours

Agreed. The other offers didn;t come to anything - stress you are a committed buyer and you're not playing games. You want this property, for the price you've offered and hope to porgress swiftly.

EA called. He said if he were the vendor, he would bite my hand off for my offer. I've said I would like a decision or I will take the offer off the table.

I don't know what to do about my offer. Estate agents are being rubbish - saying they don't know when the bids are being considered, don't know if they will go to best and final bids or anything. The EA who registered you takes you bid and they then get submitted centrally aparently so the EA doesn't have an inside track to the vendor and basically is clueless. Bloody stupid way of doing it.

Considering calling later this afternon and giving my 'best and final offer' but with a required response time and insisting to speak to someone who is actually talking to the vendor!

Do you think thats a bit hard ball so early? Just that if I'm a straight 'no' and they have loads of offers over the asking price, or are holding out, I want to know so I can offer on a different property.

Don't see why it is so hard for the vendor to just say which offer they want to accept.

When I sold my house - after the open day we got a round of bids in, the EA said they had x bids ranging form x to y and they were going to go back for best and final offers. So by the end of Monday I had best and final offers and I made a decision that evening.

EA has emailed to say he has spoken to Mrs Vendor and she is going to speak to Mr. I really hope they will make a decision today. I have a thumping headache and really need to stop making plans for a home that may not be mine!

His much do you love the house who? Would you be willing to walk away if they wouldn't give you any info? If so, I'd call them (and follow up in email) saying you want to offer but can't have an offer tied up without a time limit so can they give you some guidance. Then, you could offer in writing with a time limit on it as they are legally bound to out all offers to the vendor. You can ask for your email to be forwarded so vendor is aware of limits etc

Never heard back from the vendors so that's another night of no sleep. I thought this would be done and dusted by yesterday lunchtime. Surely, after 2 years on the market and at least 3 abortive sales and a good offer from a known, reliable person, it would be a no brainer! I'm starting to worry that they are unreliable and not serious about moving.

Hope you hear something soon puggy. We had a shortish wait, but stressful never the less. We offered first thing Monday morning, call Tuesday at 10am saying they wanted best and final by 2pm and told we would hear back by 5pm 🙄 We didn't hear back until Thursday lunch time.

Should hear today if all of the correct paperwork has been submitted for mortgage application. I'm dubious about the transaction statements for the last two weeks of May, but we have nothing else. Our full bank statements don't come through until mid to late June! By that point we will be fighting to get them in before 1st July. What a shitty process.

Does anyone know what they are looking at on bank statements?
