Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

We had more buyer enquiries yesterday. Asking how many cars we have and I think the estate agent has been elaborating a bit on the parking situation 🙄

I do hope this isn't the start of our buyers pulling out and it's just things being clarified.

We've told viewers that we have two cars as it is road parking to reassure that we've never had a problem parking.

Two more viewings booked, one for tomorrow and one for Monday.

Good luck everyone.

We are going to see the big semi with the collapsed chain on Friday. Irritatingly, I think that 3 of the bedrooms are badly converted loft (found other pictures on the Internet) so I don't think that will work as there is barely a full wall to put any furniture against

We literally cannot find anything to buy and schools are s big worry as we are not Catholic so huge swathes of local schools wouldn't even admit the DCs. We are currently in the catchment area for one of the best schools in the area so we're wondering if actually we need to just leave moving for the time being until our youngest has got in - so say 5 years. It just seems so complex due to the general buying/selling system, the lack of available properties and the school issues.

We had another viewing this morning. But we're also worrying that if we sell we won't see anything that ticks all our boxes never mind actually like.

Had a viewing today and had a full asking price offer!!!

We have a viewing booked tomorrow too, and estate agents advise going ahead, as they haven't yet seen all the mortgage paperwork of offer couple.

But still whoop!

I'm feeling slightly cheerier as the big semi may work if we do a bit of remodelling. Speaking to the architect this week hopefully.

I walked by the house yesterday with the DC and the location is lovely. Very well set back from the road and quiet.

Told the estate agent we are accepting the offer. There was another person who wanted to book a viewing, but honestly you could go on forever.

sweet - how did your viewing go?

I am now fretting over the size of the back garden of the house we are going to see. How big woukd you expect the back garden of a 3000sqf house to be? This is only about 30 X 40. Problem round here is lots of gardens have been sold off to build other houses on!

Had feedback from Saturday. Loved the house but won't proceed as we are semi detached... Oh well. Another Mojito for me. Viewing tomorrow and one Saturday. Let's hope they can see the great big Victorian house attached to us!

Hi, I'm new to the thread! We've been on the market since mid-April. Tested the waters by going on at £25k over valuation but reduced to valuation price a month later. Only had 7 viewings in total with another booked for Friday. We had received an offer though - but it's 10% less than asking price so we've rejected it. Our EA thinks that is their starting point so we'll see. I'd accept 5% less than asking price so hopefully we can negotiate to that.

Unfortunately the house we wanted to buy sold last week. There is nothing else on the market that we both like so I don't know what we'll do. I'm gutted the house we wanted has had an offer. People keep telling me to put in a higher offer but that just feels morally wrong to me!

Hi Oogle. It's gutting when a house you like goes under offer. When you accept an offer it's worth speaking to the EA to ask them to let you know if the sale falls through.

People who viewed yesterday loved the house but are deciding whether they want to be in a town or a village. The people with two houses are now looking to rent both houses so they can offer on ours. We have another viewing this Saturday when we get back from holiday. Wondering whether I should speak to Nationwide about whether they would mortgage the eco house that's still available.

I love being in a village Gobbolin. We have two pubs, two Indians, Chinese, Coop, butchers, doctors, country park, cafe, hair dressers, buses to town etc.

I've been emailed some details regarding the structure of eco house, so will explore this with the Nationwide when I'm back off holiday. I've been googling around the pool, as you do, but can't find anything.

puggy - fantastic!

We saw the big 3000 sqf semi. Too dark and garden tiny. Plus no access up the side. The big detached Victorian in the village was Lovely but shared driveway. By the time we had got out of the car and put the baby in her sling, the neighbour who lived in the coach house had popped out to chat to us. I quite liked it - DH was horrified!

Anywhoo - all this house looking has been really useful. I had a long chat with the architect who did the work on this house and have concluded that really what we want is a detached 1930s house with a big garden so we can extend into the loft and out the back - phew. I feel less panicky now as it's just a matter of waiting fir one to come up. Annoyingly, whilst we were kidding about looking at semis and Victorian houses, a fantastic 1930s house came up that had been snapped up by a developer. Hopefully something will come along soon-ish
