Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

The sun came back out. We went out with dogs and viewings were 5 and 5.30. Should get feedback tomorrow. We are viewing a house tomorrow.

Still haven't heard back from EA about the offer.
We are going to look at 3 houses tomorrow. It's all feeling a bit real now!!

2 viewings down! and an offer of the asking price IF we cancel all further viewings!!!

Said offer is from a pushy overbearing type who owns a few houses and pulls out of a few too...

She also told EA that if we continue with the 5 viewings today she will not pay full price LMAO!!! NO WAY am i going to blackmailed!

Then wanted to come before my viewings today! she also wanted another viewing 3 hours after her other one yday! sigh

Other couple yday were awesome, lovely ftb who seemed to love the place...fingers crossed.

Wow Velocity! We had a no show yesterday and local couple where she liked it but he had reservations and they're not on the market yet. Three more lined up for Mon, Tue and Weds (so cleaning every day). I have to say, I don't feel hopeful for some reason. Viewing a house at 1.00 today and they have four others lined up so sods law will be they will get an offer and there really is nothing left to buy.

The annoying pushy buyers are only saying that because they fear they'll have to pay more than the asking price because other people are interested. Stick to your guns velocity!

Thanks for all the replies. Now having a mare with Connells because apparently we have to go through their financial validation nonsense, but we have to do that in branch baring in mind that we live in Birmingham and the branch is in Northampton.

We wanted to put the offer in this morning, but obviously can't get down to their branch at the drop of a hat. Before we turned down their mortgage broker etc they said we could go into a local branch today and make the offer, and they'd go through the mortgage stuff with us to prove we could afford it. Now, as we've had a great mortgage offer from our current lender, we said we'd stick with them, but all of a sudden the soonest they can get us in is WEDNESDAY! Just to make the offer. Hubby is currently getting very cross on the phone with someone at the Northampton branch because they can't book him in, or wont, more likely.

Am I being a bit forward writing the sellers a letter explaining that we'd like to put the offer in but Connells are making our life hell?

That Connells 'rule' is utter bollocks, they can just see your AIP or speak to your advisor. I definitely would bypass them. What if you are buying from several hundred miles away? It can all be done online. They are trying to sell you financial stuff.

I hate Connells, they shafted us a few years ago by introducing a pretend higher offer which didn't ever exist.

Viewed a cottage today. A bit too small but we could make it work by converting a brick built workshop that has power and light into an office. However, there were a number of other (older) couples wandering around too. Anyway, will see if anything transpires from the viewings next week. I have to say the agent wasn't really selling the house to us. I hope they work a damn site harder when they show our viewers around!

Well the family that put in an offer are not willing to go any higher. I'm annoyed as EA shouldn't have booked them for a viewing if they couldn't afford our (offers over) asking price.
We went to view a couple of houses today but both dirty and need so much doing to them. I'm beginning to question why we're moving. Even dh commented that since we decluttered we both love our existing house even more!
We have been looking at new builds too so think that's confusing things. We really need to decide what we want and where. My head is so fuzzy just thinking about it.
Good luck with the rest of this weekends viewings. Wish we had some more booked.

All of today's viewings were positive. Have to wait and see until after the bank hols.
Got a viewer on Tuesday night-cash buyer!!! Very exciting.

We go to view a house on Friday :-) very exciting.

Puggy shame the cottage was smaller than you hoped...hope you find something soon.

2 more houses I enquired about today have already sold...typical.

Velocity - it sounds like your place is going to sell quickly. How exciting. We really liked the cottage and could make it work. If we had sold, we would definitely consider it. It's with our EA but had a lot of viewings yesterday. They are open today and I'm surprised they haven't called for feedback which makes me think perhaps someone is interested. There just isn't anything else on the market in the village at all and I think we would like to stick to having something with character as we love our Victorian house and just want to downsize and down mortgage.

We've had 3 viewings on our place this weekend, I think 2 seemed interested so will see what the feedback is on Tuesday, we had no offers from the initial open day last weekend, but we weren't even here for it so no idea what the people looking round were after, the EA insisted on doing it himself and us going out, can't help feeling we're better at showing people round our own house so will be interested to see if it makes any difference this weekend and we get any offers.

Starting to stress now about losing the house we're buying though, when the vendors accepted our offer a few weeks ago they needed time to find somewhere themselves, so were fine with us not being on the market yet ourselves at that point. Well now they've had an offer accepted on a place so we need to be selling our house v soon, the EA is putting pressure on us to drop our asking price for a quick sale, but if we do that we won't be able to afford the new house!! I guess I need to just accept this is how buying and selling houses works and there's always a chance you'll lose the place you want for a variety of reasons...

At least now the viewings are over we can relax and not stress about the house being immaculate! Don't think I can live like this for too long, finding it all a lot of pressure! Last night I was in tears worrying nobody will buy our house because the garden backs on to a busy road, the EA keeps bringing it up, people mentioned it on the open day apparently. Even suggested to dh that if we don't sell in time and lose the house we've offered on, we should just stay put this year because it's all too stressful with a 5 year old and myself both with health problems. Anyone else have days when you feel like that about selling?

Yes Saffy and it's only been a few days for me but it brings back memories from last time we moved. Keeping the house tidy is impossible and we have viewing for the next three days. I am worried there will be nothing to buy if we don't get a quick offer.

Sorry you're feeling disenheartened saffy. It will be worth it, in the end. I was feeling much more dismal about ever finding something to buy, but we managed it (and it looks like things are going ok). You're just having trouble the other way round, but the right viewer will be along.

Puggy: you'll also find something. It's hard when you've got a restricted area to look in, but others will be looking to move from the village at some point even if it doesn't work out for the cottage you've seen.

Bleh. Feeling all negative towards the house we've offered on now cause of the stupid agents. So much so that, despite the fact that we could actually afford an extra 5k, hubby doesn't want to offer that now should they come back with a negotiation from our first offer.

I still like the house a lot, and it's in a lovely area - I don't want to chuck away this nice property all because the agents are a-series-of-not-nice-words. Why do they have to make things difficult :(

Bexley can you contact the sellers to explain that you'd like to put in an offer? Could you do this directly with them? They'd still owe a fee to Conmen Connells but...

puggy We're contemplating it tbh. I think if we get a vague no off Connells on Monday, I'll be tempted to write a letter to the vendors and explain the situation to them. They're very keen to move quickly, we're in a position to move quickly and their house has been up for a little while - I don't think we're unreasonable putting in the 210k offer on their asking price of 220k. Especially as the agent who showed us round clearly said they would take 210k as they're in a rush to sell because of their new property.

I'd definitely write a letter to the vendors bexley and explain how you love the house and how bloody incompetent Connells have been (I also vote for them being crap- they are a pain in the ass)

I really hope it works out for you.

Yesterday DH took me on a recky around our chosen areas and we wrote down all the streets we would consider living on...this amounted to about 15 and only 2 houses currently on the market!!!! So I've widened my search area slightly.

We are viewing 3 houses on Friday...all Victorian and in fab roads...one is perfect bar the fact there's only a yard and parking at the back-DH was worried how tight it was and that it would take a lot of practice!!!! Everyone seems to park on the pavement!!!

It's been on the market 3 years!!!! We think this is the issue as to why it hasn't sold.
