Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Ok 3 viewings now. Typically, all on different days and one when I'm at work which means my mad dogs will be here!

I've tried to decluttered and deep clean when I can so when we get a viewing it just needs a quick wipe over.
No more viewings planned which is disappointing, I was hoping for some over the weekend.

We declined the offer yesterday and they have come back with 1k more, so just need to try get them up by another 9-10k!
Seriously stressing about moving, beginning to think we just leave it for another 12m but we really need to move this summer for school applications.

Better get cracking - viewer today coming from London! Another booked for BH Monday also not local. Ah Sweetpea it's so stressful. Last time we moved it was for schools.

Puggy I'm right there with you I have 7 viewings in the next 24 hours!!! It's not been live that long!!! Goodness me! 3 tonight and 4 tomorrow...I'm showing them round myself and feel sick with worry!!! Mad cleaning here!!!

Fingers crossed that you all get some offers after this weekend.
We have not exchanged yet, filled in our fixtures and fittings firm very clumsily.
The solicitor has asked for our house deeds, presumably he means a copy as land registry have them all don't they?
I know I could phone him but I have been a bit of a nuisance already.

We've had an offer on our house for the asking price, woo, and their buyer is an investor - double woo! We've found a property we really like, but it's a little over our budget - 10k more than we'd like, but we've just found out we can stretch for another 5k since my in laws are giving us a cash gift so we can live in a better area (whole new town, relocating for work) which means a better LTV, so the bank will lend us that extra 5k.

Now here's the rub - this house is with Connells, and they've already started to get quite pushing about using their mortgage and conveyancing services. We already have a solicitor in place for our sale and would obviously like to use them for the purchase too, and our mortgage offer from our current lender is amazing - I can't see anyone beating it, and it means we avoid having to pay an early repayment charge on our fixed term mortgage atm.

I've heard so many horror stories of them "neglecting" offers from potential buyers when they don't use their services. I think I'm preparing for a fight, especially as we need to offer under the asking price - the owner is moving into a new build (another woo!) so is looking for a relatively quick sale, which cause of our own position, we can do!

Fingers crossed the so far lovely agent from Connells won't be secretly really horrid!

Bexley I would stick to your own solicitor. Good luck today Velocity, hope you're not worn out from cleaning. I hate showing viewers around. Dd2 has just stomped in from school and is making food and a mess! We are all leaving the house in an hour whilst two viewings take place. I'm shattered. Just polished the glass patio table... Don't ask me why Smile

I am so fed up, landlord is selling the house we are renting (hence us having to buy). Just had a viewing, they were here half an hour, asking us lots of questions as if we are the owners and the agent asked dh to open garage and get loft hatch and ladder down.

We are self employed, he was on a bloody work call, do these people not appreciate that this situation does not benefit us and is hugely intrusive?

12 viewers tomorrow, hopefully that will be it for a while...

You don't have to make yourself as available as this Jeremy. Let the EA show people round and keep out of it entirely. That's what everyone did when we viewed rented houses. I know you don't want the LL to decide to give you notice before you're ready, but you don't have to act like you're selling the house.

Did the viewing go well puggy? The weather is horrible.

Bexley: remember that the EA does want to sell the house, so they should pass your offer along. You've got a solicitor in place already working on your sale and are porting your mortgage, so there's no need for you to see anyone else about either. I hope the offer is accepted.

Things are clicking into place here. Solicitors doing their bit and starting area searches. We need to drop paperwork round to mortgage broker on Wednesday. We already submitted paperwork to the homebuy scheme on Monday. And the house we are buying has 'sold STC' on zoopla and right move, Eeek

step I am taking the children out but dh has to work. I just hope that they don't keep bothering him. It was the agent today asking dh to go up in to the loft and check whether it was boarded Hmm.
He was clearly working at the time.
I am so stressed about our house buying/selling/mortgage offer, GCSEs, A levels and dd2 (autism), I really feel like downing a bottle of wine before bedtime.

Bexley we had a very bad experience with Connells, I am sure that it varies by branch though.

Bexley definitely stick with your solicitor! Connells surely won't get their commission til the house goes through, so it's in their best interests to be helpful even if you don't use their people.
No storms here, just sun! Got a wash out on the line and everything. Quite disappointed, I love a bit of atmospheric weather!

Well after the palaver with our buyers wanting us to pay for indemnity insurances, us saying no, them saying no, we gave in and agreed to pay for it all. There is also an associated bit of legalese that we need to sign & have witnessed by an independent solicitor - tricky to organise as DH works away and will have to take a day off work so that we can go and get it signed & sorted. Told our solicitors last fri, asked them to get it sorted asap and haven't heard a bloody word since. Also rang both sets of EAs with easy questions on Monday, neither have bothered getting back to me. Really cross, and DH is on my back about it all as he really wants to move. Told him I'm not going to start chasing people around trying to get them to do their jobs! The bloody lot of them are worse than useless. The whole thing is utterly infuriating. BP was high at last midwife appt and I'm convinced this is why. It's definitely not worth the stress, especially seeing as we will prob have to move again within the next few years. Can feel my soul slowly crumbling!
