Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

The waiting is crap, isn't it Mummyme? Let's hope they choose your offer. Actually the hoping they'll choose you is rubbish too.

Nothing of any note to report here (other than having to spend £400 on the car for servicing/mot/repairs to pass the bloody mot, which is not exactly convenient during this process of haemorrhaging money that we call house buying/selling).

It's hideous. We could be pipped by £1000 or 20k above other offers... It's just madness. I'm trying to keep a level head and not get stressed. OH gets stressed about it and hates the estate agents as he thinks it's all their fault. Unfortunately our selling and buying system is crap. To be honest I would rather it went to a bidding war!

I think a bidding war would be worse actually. At least this way you aren't encouraged to spend too much because you get caught up in the bidding.

The system is awful, but I'm not sure there's any way to make the choosing between multiple offers part of it better. The rest could be improved in practically every way but you're still going to end up (at least potentially) competing with others for a single house so there have to be winners and losers.

Brochure done and we are live! It looks like four other people are going to view the same house as us on Saturday, which is a bit pants. Just hope the lack of parking puts them off.

Likeaboss - London is crazy! It's definitely not offers near asking price around here. Hopefully, we go live on Rightmove overnight. Like you our house price has shot up in the last three years.

Likeaboss: I hope the survey results are ok. It is very weird having a surveyor examine your house for someone else. It's almost weirder than having viewers, mostly because you have no input at all, whereas viewers will often ask you questions.

We're a long way from London but good houses round here are going quickly for asking price or above. If they aren't going quickly, they're not selling at all (usually because they were very over priced to start with - and I assume the vendors weren't interested in sensible offers - or there's an obvious problem). There's still very little on the market and there's been no flurry of activity after Easter, so the buyers pounce when anything decent comes up. Obviously the prices are a lot lower up here though.

Our buyers are being arses now. They've asked us if we will split our sale and purchase, which is not happening.

It's only been 8 weeks since we accepted their offer and we're almost right at the end of the process for our purchase. We've been much quicker with the mortgage and searches than they were. Our searches will be back early next week and I doubt anything much is going to come up. So we're pretty much there. Given that the average sale takes 12 weeks, that's pretty good going. Their queries based on their own searches only came in last week so we've been much quicker and more efficient than they were!

They were just about to complete the sale of their property and move in with family when they offered on our house. That was their decision to make themselves more desirable buyers. And they knew we still had to buy something and would be tying the sale and purchase together. So it's not as if anything has changed.

Our solicitors are going to explain to them the need to just be patient. We are not finding temporary accommodation for a week or so. If they're so unhappy staying with family, they're welcome to the travelodge themselves. (The don't have children and don't have one studying for GCSEs in particular, whereas we do).

It's so annoying. We turned down a higher offer from a super-keen FTB and accepted theirs, so they can bloody well wait.

Why would you start getting start at this point? We'll almost certainly be negotiating completion dates next week (or at least within 10 days) and we're happy to complete and move quickly after exchange (as are our sellers).

Step we have GCSEs and A levels going on here too. It's not ideal when other people think you can just work around them is it?

Hopefully it'll all be fine. I think our solicitors might have caused the problem because they said they hadn't updated the buyers' solicitor in two weeks. DH was quite cross and asked why on earth they hadn't let them know that the survey had been fine, the mortgage agreed and the searches started. They passed the info on to our sellers' solicitor. Because without that information it may well have looked to our buyers that our sale wasn't going anywhere. So hopefully some communication will help things along. DH has decided it's time to badger the solicitors daily.

So our house went 'live' on rightmove at 12:51 by 1.14 we had 4 viewings booked for this weekend, FTBs with mortgages agreed or mortgages agreed in principle.

So i suppose i best get looking at properties in earnest, my son had his tonsils out yday so i'm a bit stuck in getting out to view any for about 10 days!

I'm amazed it's got so much interest.

I've not been on much recently. Things are a bit manic with work and poorly babies.
We had our third viewing this week too. Less than 24 hours notice, dh on night shifts. All a bit manic! But they have put in an offer. 10k less than asking price (£140k offers over) so I think they are taking the piss a bit. We have declined and requested offers over asking price as advertised.

Starting to panic as where we want to move to doesn't have much on the market at the minute in our price range.

That's fab Velocity! We only have two viewings, one for Saturday one next Wednesday. How deep does everyone clean for viewings?

I cleaned pretty deep for viewings. We seriously decluttered and I cleaned out all the cupboards to make sure they were presentable if anyone had a look. Then scrubbed every visible surface. Doing that meant I only had to do a quick tidy, wipe over, vacuum and mop before viewings after the first one.
