Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

FourForYouGlenCoco never understood the point of bickering over these insurance policies, if they're that bothered, they can pay. It's a bit galling when you have accepted a low offer too.

mummy you never know, the house that we are buying is £120k less than its original asking price last year. We have just reduced our asking price by 25k.

We have been on nearly 4 weeks now. 2 viewings on the first weekend and none since.
I'm not sure what to do with the garden. It was lovely a couple of weeks ago, the daffodils in pots were all flowering, as were the hyacinths. They have all died off now. But it's too early really for replacing with bedding plants as expecting snow next week. Not sure whether to trim them down or leave them so it shows that they did have flowers (iykwim?)

We had a chat about the perfect house above our budget and decided it's a definite no go. Based on properties in that area it will go for above the asking.

We did view a place today which we really like and is 25k under our budget so will be putting an offer in Monday morning

SweetPea: I bet your garden looks absolutely fine. Ours looked pretty awful when we were doing viewings but no one really seemed to mind.

I'm very excited.. Accepted offer on Thursday and should exchange in 3 weeks. Cash buyer and I'm going to br renting so currently madly looking for somewhere!!!
And to buy in Yorkshire at a much more sensible price than SW London!!

Put an offer in today. It was OIRO 425k and we went for 431k. They had a busy viewing day. I'm know we will probably have to up our offer again. Fingers crossed

Keep us posted Mummy. Our short chain of our buyer in rented and buying from a vendor who is in rented has just got longer. Our vendor now wants to buy and has made an offer on a property. We have always wanted to work towards an exchange at the end of May but this doesn't look very likely now - I am irritated as we put our asking price offer in on the basis that it was going to be a quick sale. Is there anything we can do to ensure it still moves quickly?

Hi can I join please 😊 we had an offer we put on a house accepted 3 weeks ago and put ours on the market with the same agent. We've had 3 viewings, two last weekend and one this weekend but no interest. Feedback is nice house but the garden is too near to the busy road it backs on to 😕

This wasn't so much of an issue when we bought this place, as there was a row of mature fir trees on the other side of our back fence, it blocked the view and absorbed a lot of traffic noise. Last year the neighbours who owns the strip of land behind our fence had them all cut down because they said they were fed up with maintaining them, we actually offered to maintain the cost for them as the trees were so beneficial to us, but they said they were blocking light from their garden so went ahead and cut them all down (came home one day to find them all gone 😐)

So I think this will put people off buying our house, and were stressing because the people were buying from said they would wait for us to sell, but they have found another house now so the pressure is on us to sell asap.

Also worried the market has suddenly slowed down with the EU issues at the mo, houses round here are usually only on a few weeks to a couple of months, but I've seen the same houses on the market for about 6-8 weeks that would have been snapped up before (sometimes houses were going straight after an open day or within a few weeks). So am feeling pressure, and nervous we won't be able to sell!

Could you plant some mature trees on your side of the boundary moochy or would it not be enough?
I too felt annoyed at our neighbour's for various things that have affected our sale.

Don't lose hope, I was very despondent a week or two ago, we reduced the price by 25k and had seven viewings last week. I was amazed at the difference in response.

We have had an asking price offer from a couple in rented who are first time buyers, another from investment buyer, slightly higher.

I am going to go with the couple as I would prefer it go go to a family.

That's great you've had offers, yes that's what we're thinking, take out the decking area that we spent over a grand on last summer, and plant some trees in a row along the back fence. They would have to be already grown to a mature height which is expensive, but hopefully would be worth it.

Has anyone had an offer accepted then seen another house they like better? We've been looking since January and houses on the estate we really liked were not coming on the market, we viewed a house in another road nearby, it's done to a v high standard but it's semi detached and we felt over priced but that's because it's walking distance to the school and station so we justified it. Last week a house came on the market on the estate we liked best, you can't walk to the school you'd have to drive, but it's detached and 25k less than the semi we've had our offer accepted on. We are also getting a bit concerned about what the vendor said about the semi detached neighbour next door, he said he was the perfect neighbour because they never saw him or spoke to him, yet he said other neighbours walked their dog for them, babysat for them etc, so it seemed a bit odd? He said oh he's very quiet and keeps himself to himself, sometimes we hear him coughing or his TV or him on the phone, but that's all! To be honest we want to get away from those noises, we thought we just had a noisy neighbour here, but now I'm thinking this is just normal with a semi? The thought of being detached with no noise from next door is heaven, so now we're thinking we've made the wrong decision 😐

Moochy have you thought of large, fast growing bamboo, in pots to sit on your decking.? I know it's not the same as trees, but a lot less hassle in the short term.

I'm not sure there's much you can do Pippa. I think something similar happened to several people on this thread (JT05?) and, as with everything else in this property malarkey, you seem to just have to suck it up.

We heard back from the bank. The valuation came back fine (the surveyor matched what we're paying) and the underwriters are happy, so they're just doing the paperwork to send out the offer. We've set the searches in motion. I haven't heard anything from our buyers, so I assume they're not going to be weird about the roller thing. It all takes so bloody long! I'm totally bored with it, and we're not even nearly there yet.

Yes Step we had difficulty with trees, but our problem was we liked them, but the buyers solicitor and surveyor didn't!

As far as I know neither of those interested parties are living in the house! Grin

Measuring man and photographer coming tomorrow, viewing Saturday and house come on to the market that I like but has no parking! It has however, been extensively refurbished and is very cute. Kids (teenage girls) like it but DH not impressed.

Can I join please?! Our house had a valuation last week and today the EA is coming round to measure and take photos!
We have been here 8 years, it's a pretty village with an outstanding first school 8 doors down!!! My son is leaving there in July as it only goes up to year 4 and he goes into year 5 in Sep!
Decided to bite the bullet and move into the city, nearer my dd secondary school...excellent primary's there too.
Looking for a 4 bed semi Victorian or Edwardian detached. It's exciting times!
Our house should shift quickly due to large garden and fields and not being over looked.
I'm hoping I can get away without having to do too much work to the house lol.

Hi Velocity! We are having photos and measuring today too. I am dreading keeping the house tidy. I have two teenage daughters who seem to untidy everywhere they go! Where are you in the country?

Oh bum! Photographer due and the sky has gone dark and it's hailstoning. Anyway, have booked to see sweet cottage with no parking on Saturday.

Yes bamboo in pots is a good idea, cheaper and less hassle than buying and planting mature trees like you say, thanks will look into it x

We need someone who commutes to London to turn up and like that the station is a 5 min walk away, and the local school is 10 mins walk, and not mind backing on to a road and railway lol.

I feel like our neighbours cutting those trees down has screwed us with selling this place, now feels like a mill stone round my neck. If we can't screen the view somehow I can't imagine anyone wanting to live here. The feedback from the initial open day viewings was all the same, v nice but wouldn't want to live so close to the road and railway views and noise. Someone asked the EA if we'd drop the asking price to reflect the drawbacks, but we're already priced 20k less than like for like houses round here because of that! Think we may have to shave off even more though 😐

Velocity, photos went well. There was a very heavy snow/sleet/hail event and he thought he might have to come again for the external shots but a miracle occured and the sun returned. We have a viewer on Saturday but I'm a pessimist so am never hopeful. We are viewing a cottage literally around the corner and the dogs and I have been having a few stalks walks by to assess the parking situation. I know the neighbour and have messaged her too. I am a property psycho when I get going. We are in Bedfordshire by the way.

So we were told they wanted best offers yesterday for the house we put an offer on as had had a few varied offers. We went to our top price for that house. Waiting to hear back. Not feeling hopeful as I suspect we will get pipped
