That's brilliant Luna. What a great feeling. I accepted an offer on ours at lunchtime AND we've completed on the one we were buying. Just been to pick up the keys and look round it again then we're going to pick DCs up from school and go back

Very exciting day.

Now to sell ours. Have emailed our long suffering solicitor and will await developmetnts

Can I join in. Our ad went live on Saturday and one set of viewers from yesterday are coming back tonight.

We are moving to be nearer my mother who is ill. There has been two perfect rental properties nearby for months and I phoned one of the agents last week, no answer and I just became really busy with work and didn't ring them back. They have both been let in the last two days.

We will probably move anyway in a couple of months and leave this house empty so I am slightly gutted that they have gone.

I really don't have the mental energy to go through the sell and buy process together right now and the 200 mile distance makes it more complicated.

So, I need to find somewhere to live and find a school for my 9 year old regardless but at least I seem to have a keen viewer.

So unproductive looking at right move when I am supposed to be working!

Good luck lavender. Sounds like a stressful situation. Great news on your viewer though, keep us posted.

Rightmove is such a huge distraction, the minute I set foot in our new house I will be deleting the app and the alerts and removing it from my life entirely!

Hey Luna, that's great news! We have also just accepted an offer only just below home report valuation, so mixed feelings here. It puts us in a much stronger position to buy the house that's going to closing tomorrow, but still not optimistic we will get it.

Our buyer wants us out by end of Feb Shock. Not that unusual up here - but we are moving to a different town, so dreading not getting tomorrow's house and having to put stuff in storage etc.

My dh never been keen on the move, so nobody to celebrate with Sad

Cedric - I take my hat off to you for showing them the door. Fingers crossed you get your 'tomorrow' house.

I had three viewings yesterday. One of them in particular was such a waste of time, you can tell can't you. My agent is supposed to be doing the viewings but they don't do weekends.

Not sure about tonight's second viewing, lovely people, hard to tell what they thought tonight.

There is a real shortage of houses for us to rent. Planning on renting for three years so I would like to rent from a big estate because they make their money from renting all the houses in their grounds and so you don't get kicked out because they have decided to sell. I would hate to have to move again, especially when schools are in the picture.

I did that before, the only house I have rented belonged to a local big house and it was fab.

I can see myself wasting my life on right move for a while, better than thinking about moving though, we have got so much to move so will definitely have packers but then I have got a field remote to the house to get rid of and tons of stuff in a barn down there.

I don't really drink, but I might need to.

Hi everyone

I am just joining the fun that is selling your house Hmm

Me and DP have decided to buy together so both have a house to sell, photos being taken tomorrow and will hopefully be online by end of the week with an online estate agent. Live in a small village which is quite popular so hoping a new property to the market will generate some interest.

Reading many of your posts the market seems quite positive, although I am no where near London. Some encouraging posts of near asking price offers, I would be over the moon with that.

I am fully expecting a roller coaster though.

Hi ladygaga welcome to the joy of estate agents, solicitors, viewers and paperwork. Good luck. Make it tidy but don't stress too much about hte photos a good estate agent will move things if they don't want them in teh picture.

Hello, I'd like to join in too, if that's ok.
We have been on the market about a week now and have just had our second viewing.
We seem to be spending a lot of time painting and cleaning, but it seems to be coming to an end now. Grin
Looking to downsize in a nicer area, so looking to buy for about same price as our sale.
Our home is a lovely Edwardian semi, but too big for us now Sad

Can anybody advise where to look for info on how houses are selling in our area, and other stats or info (area specific)

Congratulations to all those who have had offers and good luck to those starting. We lost the house that we wanted today Sad. It went for so far above our offer though that it makes it easier to stomach. Nothing available where we want to go at the moment.

Our estate agents are terrible with the pictures and having to come out and do them again tomorrow.
They didn't even include one of the front, which was a comment from our viewer today. She said they were terrible and the only reason she viewed was because of the area.
She likes the house and wants to bring her dh back for a viewing, but they have one to sell as well, so who knows.

A second viewing is really positive newlife. I have a friend who's an estate agent and he said if the wife is dragging the husband in you're well over half way there.

Cedricsneer sorry you missed out on the house you wanted. Its gutting. We missed out on one I'd built my dreams on by £500 but we do far prefer the one we've ended up with so it does work out in the end.

I've just received the memorandum of sale from the estate agents and the first request for money on account from our solicitor. Also got a removal firm coming in to quote. Its proving an expensive week

Great to hear about people getting offers. I really need to hear positive stories.

We keep getting so close to offers but then it seems to collapse at the last hurdle. A person came for 3 viewings, EA led us to believe that they were going to make an offer. It was all very positive but they have just phoned to say they don't like Grade 2 listed houses and don't want to live in a period house. Why has it taken 3 viewings to establish this? House viewing 69 tomorrow and I am so sick of time wasters. We have a few who have said they don't like old houses so why do they come to view? Price has been dropped significantly.

On a positive note there is a couple who seriously want to buy our house and have put in an offer which in theory would be OK at a squeeze but they need to sell two houses first. Agents have said we can't take their offer seriously and need to keep marketing it. Feeling very demoralised and can't face getting the house ready again. So fed up.

Oh Cedric, I was on my phone when I posted and didn't see your post about your 'tomorrow' house.

Commiserations, horrid when you don't get something you have seen that you really like.

Golden - mine was on the market for 8 months a couple of years ago (maybe 3 now) and we had at least one lot of viewers every week - no offers. Nothing wrong with it at all, I just didn't find anyone who embraced the quirkiness of it.

As my Dad says, you bought it, someone else will eventually, it is the eventually bit that is hard.

So sorry you missed out on the house, it is really sad when this happens.
At least if it goes for more than you can afford, or more than you are prepared to pay, it's some consolation.
Keep looking the right one will come up again I'm sure.
Also, keep an eye on it as anybody can have an offer accepted. Sometimes, they struggle to get the funds.

We too have 2 houses for sale before we can buy in the area we want to.
I hope the EA don't tell people we are not to be taken seriously.
Please tell me there are other issues with these people, or we are doomed.
Our second house is a cheap mid terrace 2 bedroom which should suit either a property developer as rent is good in the area, or first time buyer.
Our home is an Edwardian semi, 4 bedroom.

Commiserations to everyone experiencing the trials of selling. Especially those putting up with the rude viewers.

We've moved along a bit, our buyer's solicitor is doing the searches and the building condition survey is booked for next week!

That will be crunch time, when any defects ( that are not apparent to us) will be found. Oh I hate all this!

Well, after a sleepless night with a busy mind thinking about everything I have to organise I have just downloaded a 'mindfulness' app!

I will report back of it makes a difference Grin.

Thanks! Completion is next Wednesday. We're not ready on our purchase yet (epic story) so our stuff is going into storage.
