Good news Elements, apart from the storage.

Not such good news here today, there were 3 houses we were interested in looking at. They have now all gone Sad in the last five days! So, we need a house to live in, that we like, good for school, to rent for 3 years or so and there aren't any on the market that we want to look at.

North Yorkshire is a big county and we can't find anything we like the look of!

I have just come home to an envelope full of forms my solicitor wants me to fill out. I can see my morning off tomorrow is filled :( I hope they're not too complicated. I'm slightly worried as I kow we are missing some paperwork - boiler certifcate and a guaruntee so I need to try to get hold of them. sigh

Congrats Elements! We're just at the start of it all and I'm feeling quite overwhelmed with the volume of paperwork I'm having to deal with already.

I like the sound of the mindfulness app. Have to say, since getting ours under offer, I've started sleeping a lot better!

Sad news Cedric, I know the pain of losing somewhere you've set your heart on. And no amount of platitudes along the lines of 'if it's meant to be...' make you feel any better Sad

Oh Elements how fantastic. Solicitor promised he'd phone by the end of the day to let me know if we could look at exchanging v v soon on both houses as I need to complete a week tomorrow ( new job to start near new home 15 th Feb) No phone call as yet....Everything now getting packed, so much stuff having to be sold as down sizing, boxes everywhere. Place your bets on whether completion takes place 5th November!

Lots of good news Grin fingers crossed as mine goes on Rightmove in next few hours.
I have the first viewing tomorrow, friend of a friend want to move into the village.

We have two houses to sell as well, but have the option of selling one first and using storage and squeezing in together short term.

I've only been in this a few weeks, but it is demanding on the emotions and time already.

We are looking at two houses this weekend, one is my firm favourite, beautifully finished, perfect location, slightly over our budget but it has been on the market 8 months.

Right finished majority of paperwork my solicitor sent me and identfied 2 outstanding documents - one is boiler certificate. Long saga but in short its not been registered. I've got someone coming on Tuesday who can hoppefully sort that out. Second is damp course guaruntee which I can't find - I'm not sure I was given it though I was promised it.

We don't want to take appliances with us (already fitted in new house). I've put that we are open to negotiation on the form. What sort of price should I ask for - washing machine only a year old but gas cooker, fridge freezer and dishwasher 5 years old though all still in good condition except tha fridge freezer has lost front to a couple of drawers. I dn't want much but I'm about to spend a huge fortune on curtains for new place so even a couple of hundred would help.

ladygoinggaga (great name for any lady trying to sell a house by the way) -- I found that there was quite a flood of enquiries after it went on right move then it all went quiet again. I think some people look for new properties every day and leave it at that.

lists make sure your solicitor gets the money for white goods from the buyer at or before completion. We learnt the hard way when selling to a lawyer, in the completion flurry the money for white goods did not get paid. His attitude once the house was sold, ' so sue me!' Obviously not worth it for a few hundred pounds.

I have cleaned and tidied the house within an inch of its life, now sat down with a cuppa waiting for doorbell to go for first viewing!

House went live on Rightmove this morning, got my first viewing request from that on Sunday.

It is a good start, but my feet and expectations are firmly on the ground.

Hard not to get emotionally bout in though isn't it.

Am actually nervous!

It is awful isn't it. We had an offer within 48 hours but there is a long way to go and it is hard not to make plans, school, house (which is hard to find because I need somewhere for large animals) plans in my head.

My agent rang me today to see if I had heard from our solicitor which I haven't but I only instructed them late on Tuesday.

Papers arrived today, we will take them in on Monday.

The agent reckoned on 8 weeks until exchange and then a week or two before completion. I was hoping for 6 weeks to exchange and 3 weeks before completion.

Property information and fixtures and fitting form with solicitor.

My estate agent just called. Apparently my buyer has completed on her house and wondered if we could complete next Friday as she's now in temporary accommodation!!!! We can complete quickly yes but not THAT quickly as still have to move out of one house into another and haven't even booked removal people yet. She's not done a survey either, my poor solicitor hasn't even had a chance to draw up the contract!

I thoought I was doing reasonably well. Accepted offer Monday. Instructed solicitor Tuesday. Received forms on Thursday, returned them by hand today.

If everything went entirely smoothly, the solicitors do their bit and we can get removal people booked, we could probably do it in 2-3 weeks but I'd have to get packing very quickly. I've told estate agent we'll aim for end of February. Lucky for her we've bought already and got no chain just need to move in

Our buyers are wandering round with a builder, pulling the house apart. I'm feeling sick!

We thought they were just viewing with a family member.

That's horrible j205 couldn't they have waited until they'd moved in to do that? Where they looking for problems or just making plans as to what they were going to do? We had a viewer who turned up with a builder and spent half an hour standing in the kitchen making sketch plans of what they intended to do. They even came back for a second and third viewing. After all that they didn't put an offer in

I hope they didn't stay too long and you're enjoying some peace and quiet now

They were planning what to do. There were 6 of them in total and stayed for an hour.
The surveyor comes next week. I am going out then, I can't stand the poking about!

Wow JT, I was about to post to say that a friend who is waiting to exchange had her buyer visit with a builder (old house, cash buyer, no survey) but that they gave notice beforehand.

She had another buyer who did it too but in the end the house didn't sell.

That is completely out of order.

Hope you don't mind me joining the thread. Accepted an offer on our house last Thursday, put mortgage into place Fri. We have instructed a solicitor and another one is sorting the freehold.
The buyer is a landlord who needs to be in by the end of march as the lettings rules change on the first of april.
What happens next!? I've bought but never sold. Assume as there is only eight weeks to go untill the end of march were going to need to be on the ball.Smile

Reading the last few posts, it does feel that buyers seem to be in a rush everywhere!

Well after mine went on the market Friday morning, I've had 6 viewings, one of those was a second viewing.
I must admit I'm not into playing games, and it was lovely just chatting to several of them who were all just lovely families I could see living here.

One viewer totally creeped me out though, strange bloke on his own, actually felt uncomfortable in the house with him

JT05 downside of using an online agent, I do the viewings. Learnt my lesson though, will ask friend to be here for any future viewings like that.

I am keeping my fingers crossed for an offer tomorrow, I have to do the negotiations, only bit I'm worried about, as DP tells me I am too nice, which I am Blush

Try to remember they want your house, as much as you want to sell it. ( something that I'm not good at remembering!)

Nothing has happened yet.
I'm veering between "it will be fine" to "OMG the buyers have pulled out!!!" All in my head of course Blush

DP works with solicitors a lot. He says they only phone you if something has gone wrong. If its going right they usually send you a letter the next day so no news is probably good news. Only exeption is usally completion when they phone to tell you its gone through not that our sellers solicitors bothered with even that, had trouble getting the keys

Horrible waiting though you end up jumping everytime the phone goes. If you're anxious give your solicitor a call just to check
