It's all just pipe dreams really OP. We know we'll have to live in it for a while before we do anything too radical. And we'll be flat broke!Grin

The minute we exchange we need to get the architect and builders to come and look. This will be my third refurb in three years but this is our forever home that we are buying with our hearts but it will be perfect and almost is really - that's the problem otherwise we'd have walked away by now.

another day and still no word from my solicitor. seller tells me he has handed in all his forms to his and all deeds etc . we signed contract ready for exchange and all relevant forms . know there was a few questions my solicitor raised but that was on the 15th april. what takes so long. like BeaufortBelle says its my forever house or I could walk away.

The thing is benjiman, the seller may have handed in all his forms to his solicitor but those forms now have to be copied and forwarded to your solicitor, who will study them and base additional enquiries on anything contained within them that they feel is necessary, so allowing for a couple of working days to be forwarded to your solicitor, another couple of days to look at the forms, then another couple of days for enquiries to be raised, another couple of days for replies and before you know it, another week or two has flown by..... let's hope both sets of solicitors use email!

We keep being told everythings ready to go and then just one tiny thing arises Hmm. We ARE ready and I believe our sellers ARE ready and our purchasers ARE ready. Last week our solicitor found something we needed to bottom out; this week it's the bottom of the chain and inbetween all of theat "everything is ready according to the agents". GRRRRRRRRRRRRRRRRRRRRRRR

So, basically BeaufortBelle, someone can't be ready otherwise you would have exchanged! The EA knows nothing, only what the solicitors and clients tell them......

Well short of me getting everyone in a room and demanding the truth how else do I find out? Apparently the bottom has chipped the price this morning. Apparently they have been building up to it but did the agent tell us - oh no - all has been well. I am spitting

I came home (we live in the house we are buying) to find the macerator in the en suite has gone on strike and the shower tray is full of raw sewage. Pretty pleased the solicitor hasn't been a bit quicker at this point as right now, it's not our problem...

Hi everyone, posted on here a whole back but was getting stressed out with everything and to discuss it on here was gonna stress me out more. We've had a very unnecessarily drawn out process because our buyers broker got a bunch of her details wrong on the mortgage application. 13 weeks on we are now anticipating exchange on Moday and move on Friday. Our chain is just our buyer (she is an investor), and we are moving in to a new build- so it should all have been a lot more straight forward than it has been.
Anyway- hopefully we're getting somewhere now. My stress now is the short time between exchange and completion to get all the 'moving house' tasks done!!!!

My stress is only just restraining me from wringing our EA's neck Angry. Although I have calmed down since this morning. I have bought a Euromillions ticket tonight and if I win shall take huge satisfaction in telling all the chain below to do something that begins and ends in "F". I am having little fantasies about it at the moment.

Beaufort - How frustrating! Fingers crossed it all works out quickly for you! I wouldn't believe a word that comes out of the estate agent's mouth if I'm honest. They're not working for you, they're working for themselves.

Mummyk - Yay finally! When I moved into this place it took 14 weeks and I was a first time buyer, and the house was empty! Good luck with everything, hope it all goes well on Monday.

Seattle - Urgh! But yes at least you won't have to pay for it! When can it be fixed?

Honey - That's great that things are moving now, its so stressful when you don't know what's going on.

Benjamin - Exactly. Decide with yourself that in 4 weeks you will be in your dream house. Then if it happens sooner its a bonus!

Well I still haven't found a house to actually move to. I accepted an offer on mine last Wednesday but still haven't had the letter from the EA. I've already asked them for it 3 times! The solictors won't start work till they have it.... How long did it take you to find a house once you'd sold yours?

Rubberduckies' it took us 5 weeks after we accepted an offer to find somewhere. We kept telling our EA to keep our buyers informed about how hard we were looking. They are downsizing cash buyers who seemed happy to wait though it was still slightly stressful. You need to be wary of settling on a house that will 'do' rather than one you really like.

Can I just say that if anyone lowers their offer at the last minute it means the lender needs to be informed in case a new mortgage offer has to be done, plus the contract and transfer need to be changed and signed to reflect the new price, in other words not a 5 minute job! Clients threaten to do this a lot without realising it seriously delays matters.

We got our mortgage offer through officially, yay! Haven't had full survey results yet but looking likely we could be ready to exchange the week after next. I better had get on with getting removal quotes done, don't want to be stuck packing ourselves!

beaufort hmm that's awful - hope that the investor's solicitor/EA impress on him what a ripple effect that will have on the upward chain. Depends on if investor is happy to delay matters/walk away or whether he wants the property to be earning him money soonish.

Any idea's on time to complete? We have cash buyers in rented, the mortgage is official, and our vendors are going to Spain. = very short chain. It should be doable in 9 weeks????

I am a cash buyer and its a empty property . seller doing all he can to get it moving. we put offer in on feb 2nd although probate on house wasn't granted till April 3rd. all the searches were done ready and all my paperwork done. draft contract received on 9th April. My solicitor asked a few questions on the 15th April but agreed contract in principle provided satisfactory answers. we are still waiting for sellers solicitor to respond despite three requests they haven't even told us what they are waiting for. So yes 9weeks is very doable but be prepared for hold ups. I am no nearer exchange than I was 6weeks ago even with everything done ready.

Thanks benjiman6, I was told it was all doable, but now my solicitor is being an awkward cow, and saying 14 weeks!! Angry
