benjiman6 - five weeks to get fixtures and fittings is a long time, but as the executor may not have a lot of knowledge of the house, it may be that he had to visit the property in order to answer some of the questions. He would also have to complete the seller's property information form which asks questions about boundaries, extensions, parking, certificates/guarantees, central heating, disputes etc, again not easy if you have limited knowledge. EPC should have been done when the house was marketed, paid for by the seller and usually arranged by the EA. You might be able to view this online - perhaps give the EA a call to query although the vendor's solicitor should have been sent this by the EA and in turn they provide a copy to your solicitor.
Have you had a survey and searches? If yes, read through and refer any queries to your solicitor now so that they can make enquiries. Your solicitor will study Land Registry documents, searches, EA particulars and answers to F&F and PIF to make enquiries of the seller's solicitors as well as any you wish to raise. The transaction will probably go quiet for a while in order for enquiries to be dealt with, but once everything is dealt with, then you can start talking dates. Hold ups can occur here when enquiries are not answered properly or the responses open up more problems and, unfortunately, that is something that does happen but is not foreseen and will likely mean delays.
