Benjiman, 5 weeks to send out the fixtures and fittings form seems ludicrous to me. In my recent experience (on third purchase in 6 months!) every time the fixtures and fittings have been sent out, completed, sent to our solicitor and sent back to us within 2 weeks.
Vintagetat, have you chased up the mortgage? We have done our application online, and the online side of things is appalling for information or updates, but if you actually call them they are much more helpful.
Beaufortbelle, what are you waiting for? Are you at the point of exchange now or are your buyers still trying it on?

DH has chased the mortgage advisor, he said he is chasing it. Do you think it would be ok to phone the mortgage company direct?

I would, but then I never would trust an intermediary to get on it, hence we always go direct! The worst that can happen is that they'll tell you to get your broker to call them.

yes its 40years since we last bought so I wasn't sure of what happens but this solicitor has not even replied to my solicitor who has asked for updates. not knocking solicitors but they also promote their firm as quality solicitors. what a joke. the seller says he has filled everything in that he was given.

I am buying and it is 7 weeks in and today the solicitors have admitted they haven't even done the title check We are buying with cash the seller is vacating so no chain and we are in rented and still USELESS I thought it would take about 6 weeks as did teh estate agent

That's bonkers noddy! We sold our house in 6 weeks to buyers who were themselves selling to an investor. It's totally do-able if everyone's on top of things.

We should be at point of exchange - our purchasers appear to have gone under the radar so I suspect they are about to try it on again. I have just about had enough to be perfectly honest.

benjiman6 - five weeks to get fixtures and fittings is a long time, but as the executor may not have a lot of knowledge of the house, it may be that he had to visit the property in order to answer some of the questions. He would also have to complete the seller's property information form which asks questions about boundaries, extensions, parking, certificates/guarantees, central heating, disputes etc, again not easy if you have limited knowledge. EPC should have been done when the house was marketed, paid for by the seller and usually arranged by the EA. You might be able to view this online - perhaps give the EA a call to query although the vendor's solicitor should have been sent this by the EA and in turn they provide a copy to your solicitor.

Have you had a survey and searches? If yes, read through and refer any queries to your solicitor now so that they can make enquiries. Your solicitor will study Land Registry documents, searches, EA particulars and answers to F&F and PIF to make enquiries of the seller's solicitors as well as any you wish to raise. The transaction will probably go quiet for a while in order for enquiries to be dealt with, but once everything is dealt with, then you can start talking dates. Hold ups can occur here when enquiries are not answered properly or the responses open up more problems and, unfortunately, that is something that does happen but is not foreseen and will likely mean delays. Fingers crossed all is ok!

Just popping back to say hi and see how everyone is getting on. We are ready to exchange, just our new buyer needs to speed up a bit. Their survey being done on Tuesday, I shall be on pins until then.

Just a small question folks, to check I have understood this right. In reference to the deposit which is paid at exchange stage, our buyer pays us such-and-such amount, and we effectively pass that on as our deposit on our purchase. Have I understood that correctly? I don't know how people do it otherwise. We have money in the bank to cover our solicitors, agents, stamp duty etc, but not a deposit as well - we are not first time buyers so our equity is in the house! A tad confused.....

alabasterangel beginning of chain pays the 10% deposit which is passed up the chain as most people's deposits are tied into their property. This would only become an issue if you pull out between exchange and completion and you were then liable to pay the 10% deposit on your purchase.

thanks spickle we did not use a estate agent it is a private sale . nobody mentioned EPC to us but I have spoke to seller tonight and he will arrange one asap. do not want another reason for anymore holdups. think as you say its lack of knowledge from the executor.
we thought a empty house we had the cash from our sale it would be straight forward .

Hi can I hang out with you while we wait for exchange/completion? We went on the market last April, sold in August and our buyer pulled out the day before completion in January Shock! This was after two months of some very stressful communications with both buyers and vendors who both made financial demands and who were both totally inflexible - not to mention rude! So we picked ourselves back up and sold again in Feb to some lovely buyers and have found a nice house to move to, only problem being we are now in a chain of 5. Hoping to exchange/complete mid May originally but now looking like mid June at the earliest. Pretty fed up as it has been a long haul but trying to stay positive.

How ridiculous is this? My solicitor is requesting a copy of the boiler installation certificate. I live in the property I am buying. I have all the information re the boiler etc as the landlord/vendor left me a file of 'important stuff'. The landlord/vendor asked me for the certificate. I asked if I could not just give it to my solicitor. Apparently not. I have to give it to the landlord/vendor so they can give it to their solicitor so they can pass it to my solicitor. Honestly. What a ridiculous scenario.

Well had our second viewing the day before yesterday. No feedback whatsoever though, she did that last time as well, came and looked - the agents left 3 messages for her then we dropped in price and she came again after two weeks of no contact and it looks like the same scenario.

At least if you are going to come and spend 40 mins twice in someones home you could be decent enough to say no thank you! Angry I always give feedback, and especially would if i had gone for a second viewing. This is the 2nd second viewing we have had on this house now, sigh ... the first couple were never going to buy it and i knew that but its so frustrating!

Sorry for all of you who are having troubles with solicitors/buyers - we are yet to get that far, last time we moved i swore never again and yet here we are.

Seattle haha that is funny, they are standard enquiries but sounds like the solicitors on both sides haven't read the file properly and haven't taken on board that you are already living there! If I were you, I would call your solicitor and say you already have the certificate so no need to request it. Providing the boiler was installed to correct standards and you have up-to-date service history then should be no problem.

I contacted my solicitor. Explained all the above and still it had to be done the long and convoluted way. It's not surprising things take so long!

I'm also a newbie but have been following your stories for a while. Offer accepted on our current property back in Feb, we had an offer accepted on our (hopefully) next house at the end of Mar. We are as far ahead as we can be - mortgage in place, survey and searches done and no major issues. Our buyers seem quiet, we are unsure whether as cash buyers they will commission a survey or not. Their solicitor has been in touch with ours and seems to be moving things along. There are unfortunately 5 parties, 4 houses in our chain, so things are likely to take a while and may get complicated. It is mildly frustrating not being able to push it along, and also, am finding it hard to get information on what is happening further up the chain. However I am taking solace in the fact that there have been no major issues with our mortgage or survey, and happy (ish) just to plod along until we all get there. At least one family in the chain has school-age children and as they will have to move schools, I think they'll be keen for completion some time in the summer holidays. I'm a list-maker and planner, so have re-decorated, planned furniture placements and landscaped the garden in my head several times over!

Omg! Operation dream house is on. Mortgage FINALLY approved today after every issue you could imagine. Surveyor in next week. Need to get soliciter organised and we're off!
