I recently joined this thread with not much happening our end. We're buying a new build and complete in less than 8 weeks. Our house has been on the market since December with very little interest.

Had a 2nd viewing on Saturday that has led to a very surprising offer this morning bearing in mind it's bank holiday and the estate agents are closed.

Offer isn't a bad offer really and its a buy to let investor so fingers crossed the deal can be done today within our conditions so it ties in with our move date.

Hello to new posters :-) Well we have a second viewing, I'm not sure it is technically a second viewing as the lady has already been around once but about two weeks ago. She did say she would come back with her husband but never did then the estate agents phoned on Sat to say she would like to come around with her husband on Tuesday eve but it is his first viewing.

I suppose it has helped that we have dropped 10k in the last week though!

I also got the impression that they weren't really looking as they were quite happy in their rented place and had a place that they owned outright elsewhere for weekends but they do live in my village so i suppose given how quiet it has been lately on the old viewings front i should be glad really.

Twilight congrats on your offer, did he put the offer to you directly as your agents were closed? Hope it all comes together for you.

Our offer came through the agent. They are closed but it's the agents business not a chain so he is happy to negotiate today. Very shocked by that, but impressed with the service.

Good luck Rosie, second viewing is a very good sign. It's possible they have been watching the market and have found nothing else they like. Is it possible there using the happy in rental so they don't come over too keen?

Gosh i wish our agents were that keen Grin Wow - that is great service!

The couple tomorrow have been renting that house for 5 years so i really do think that they are happy there - i would be v v shocked if they put in an offer because they are in no hurry and she took ages to come back with her DH ( like i said it could be because we dropped 10k though) and like i said this is his first viewing so we shall see.

We had a second viewing 4 weeks ago with a couple who our agents told us have been looking at everything - annoyingly after spending an hour here both times they decided that the road outside was a no go for them - given that they also live in our village i just wish they had realised that after the 1st hour they spent here!

The last time she viewed it was very sunny and nice outside but its a bit blerughh out there at the moment - also all this rain is making everything grow faster than i can keep up with it - the lawn is mowed but thats as far as i have got today.

It's so hard isn't it. So much to do if exchange happens yet to make a start feels it would jinx it.

I'm waiting on mortgage still, it's been a nightmare Sad affordability and LTV isn't the issue, just how we are paid.
There is literally no more paperwork we can give them. I'm going to be crushed if we find out we've lost the house because a technicality.

How long are you guys waiting for mortgage offers to come through? We are porting ours and it has been 3 weeks now.....we dont even need to borrow any more money. It's really holding things up and I don't feel like I can emotionally invest in moving until its through.

We were told our application was totally straightforward with all the paperwork in order and we'd get a response in 72 hours. That was eleven days ago and there appears to be no end in sight.

Our purchasers were six weeks and then started to mess us around for the next three or four!

Honey, our mortgage came back in just over 2weeks. We were direct with the bank but I was chasing up the mortgage advisor for news and updates quite a bit.

Our bank holiday counter offer was accepted. Very shocked they didn't negotiate further but we got a higher price than we wanted so that's amazing!

Been dealing with solicitors as our buyer has agreed to get things moving quickly and both sides are hoping to exchange by the end of the month! With a completion date of 7 weeks. Fingers crossed for the valuation and survey.

put a offer on a empty house in February which was accepted . Its a private sale so no estate agent involved. it was in probate and I always knew we couldn't complete till it was granted so was happy to wait. all my id checks and money laundering checks all done ready just waiting to go. probate was granted early April and executor took it straight to his solicitor. A week later my solicitor received a letter to say draft contract etc to follow. ten days later draft contract arrived and my solicitor had me sign various bits of paperwork which she would hold until exchange. she also sent me a report and stated there was some inquiries she had asked of the sellers solicitor. so far so good. the executor told me last Monday he had a email about boundries which he replied to and now another week has gone by and he says he's now been emailed fixtures and fittings form which he will complete and personally take into solicitors office tomorrow. 5weeks after probate and we have only got this far. the sellers solicitor follows law society conveyance guides goodness knows how long it would be if he wasn't. Are we far of exchange.

benjiman6 sorry to say you are probably still some way to go before exchange. The seller's solicitors start the ball rolling by providing draft contract papers to your solicitors. Part of the documents to be supplied include the fixtures and fittings which will be attached to the contract. Other documents to be supplied include draft contract, property information form, title plan, title register, and any other paperwork such as planning permissions and guarantees. Searches are applied for when the draft paperwork is in, and don't forget your solicitor will also need your mortgage offer (if getting a mortgage) plus if a leasehold property, the lease and leasehold management pack need to be provided. All this is just the start of the process and we would normally say at least 6-8 weeks from this point on.

benjiman6 ok so cash purchase, searches done and freehold is good. Your solicitor will raise enquiries based on the information provided. If no problems with the replies then exchange may be quick. Problems can and do occur when replies to enquiries are vague/ambiguous, discrepancies in the title deeds or register or if vital paperwork is missing. Don't forget that an executor may not have personal knowledge of the property.

thanks spickle yes never thought of that. do not think he has much knowledge. so basically you are saying wait and see. it just struck me as odd that it took executors solicitor 5weeks to send out fixture and fittings list. oh and I don't think we have a EPC in place. will that be another problem. my solicitor said on the report it was needed and my responsibility to have sight off it before exchange.

I think it might be taking longer due to it being a paper application but its been over 3 weeks now, every day I wake up thinking "is today the day"??
We have had the searches done, had the fixtures and fittings forms. I delivered the draft contract back to the solicitor and have replied to queries on the property I am selling. If we still aren't in when it comes to summer holidays I think I will cry!
