Hello all and welcome newbies! Ghost - what a nightmare. Can you offer to go in and do the admin properly for them?! Terrys - fingers Xd for an increased offer.

shallweswap - is there a bus service where the new house is? I grew up in the sticks and although I felt very safe I also felt very isolated. It's not just school runs you have to think of but also extra-curricular clubs/activities, pt jobs etc. that they'll need transport for. Also, do you know for sure which secondary they'll go to? My siblings went to the local school but I didn't and I had a really long travelling day and all my friends lived miles away. I think it could be good, it could be bad but you just need to really think about how your life might pan out in their teenage years. HTH

shallweshop I know nothing about living in the sticks, I'm a city girl. But IME sticks or city, you will become a taxi service anyway! Grin

Turnip - a couple of friends live in the same area so hopefully we could share the taxiing a bit.

Monkey - I will check out the bus service. If the kids don't go to the local secondary school (which atm is outstanding) and turned out to be good enough for grammar then they would face a long bus journey but I am hoping the local school stays as good as it is and we would still be in catchment for it.

Terry's - I tend to agree with you that we will end up running them around anyway regardless of where we end up.

Decisions decisions... All academic at the moment anyway until we get a buyer!

Thanks all. I've done all I can to clarify the outstanding issues. Think it maybe they're looking to pull out. Presume I'll still have to pay my selling solicitor fees and my purchasing solicitor fees as we'll have to pull out of the purchase :(

Surely you won't have to pull out of the purchase straight away though, as long as you keep them informed.

ruby have you been happy with the solicitor? we got a quote from a don't complete, don't pay firm but I thought it was a bit weird so I didn't go for it!

FedUp you don't have to pull out of the purchase, remember that you are in a far better position than anyone new they could find. How long did it take you to find a buyer last time?

Although I'm still hoping your buyer is just scare-mongering right now, I think it's quite common that last minute things come up!

Just assumed they'd put theirs back on the market if mine falls through. Took about a month last time, there wasn't that much interest though its priced well and a 1st time buyer house.

Well, I'm feeling pretty annoyed this evening. Ten days ago the vendor agreed to get the Building Inspector in to visit prior to work being done so the regularisation certificate can be issued.

However, after chasing the estate agent (3 calls in 2 days) it transpires that nothing has happened. No Inspector visit, nothing. Apparently, the vendor is 'hard to get hold of' ................................

Should I also feel annoyed at the solicitors? I've emailed twice for progress reports - very nice and polite! - and heard nothing.

Can you tell I'm really p----d off?!

Fedup don't assume that, remember that if your buyer pulls out that they would be right back at the beginning if they put it back on the market. You have the advantage of being a known quantity who is already committed to the process.

doglover can you go round to see the vendors and swap tel numbers? We have found that often problems are the fault of lazy/forgetful EAs and that issues like this can be easily sorted out between vendors and buyers. And I agree with Terrys, always call and don't rely on emails. Conveyancers tend to be v v busy and will deal first with those who keep pestering them. Good luck!

Aggghhh, I'm so frustrated (but generally in a positive way so I can't complain too much). We had a low offer on Monday, declined it and they came back on yesterday with an increase of 1.5% (what was the point Hmm) which was still far too low. We again declined it and we are still waiting to hear back from them. Apparently the husband is the one making the financial decisions and he is busy working so who knows when we'll hear.

We have a second viewing this evening so I really hope they will make an offer tomorrow too.

FUOT hows things with you today? I hope you are busy exchanging!

Terry's - sounds promising - bet they'll up their offer again. No news as yet so I've just chased it again,pretty sure I'll get an email later saying its all off so it'll be back on the market tonight and I'll be unpacking boxes at the weekend - but in my house not our lovely new one :(

Well, better news this evening. Two jobs which need doing to meet building regs are apparently being done next week and then the Building Inspector can sign it off.

It's such a difficult situation because the vendors are acrimoniously divorced and the husband - who is dealing with the sale - is a "tricky character" according to the EA. He'll avoid contact until he CHOOSES to respond and is very volatile. I really wouldn't want to initiate any closer contact - it's a shame because we've always exchanged numbers etc with previous buyers/sellers.

Fingers crossed that things actually DO HAPPEN next week Smile

Just want to say hi, I'm just about to join the madness! We've never sold a house before, it should be going on right move tomorrow and we are supposed to be having a viewing day on Saturday, we have one person booked in. I love our house with a burning passion and will be devastated if people aren't positive about it. Found the house we want to buy but haven't offered yet.
