need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

I agree with Larry and Noddy, BTL is a whole other ball game and one you need to think long and hard about, if it was never in your thinking before, why go down that route now? I'd try to push on these sale(s). I know it is really painful and stressful right now but when exchange happens you can move beyond it...(I no longer want to murder my buyer, I just want to get in my new house now....)

It would be amusing to ask the arsewipes if they need a rental now that thir purchase has fallen through! Of course, their references "won't check out".

Any sign of their baby?

I am renting atm. The owners never intended to let but couldn't sell and were abroad. We rented it in sept and the letting agent went bust at xmas. They then said we had to go as they couldn't cope with being landlords too stressful! They didn't have a leg to stand on though legally and we are still here so don't take it on lightly x

Yes they are. House prices dropping IS the right direction unless you want young people to be slaves. (That's not to say the OP's buyers have acted anything other than appallingly btw).

Agree cheryl they are going in the only direction possible as current prices aren't sustainable. Why do you think the banks are requiring such huge deposits? They are expecting falls and are covering themselves. We need short term pain for long term gain

I think once September has come and gone we will see a lot of sellers panic and drop prices again.

I was just reading in the Daily Mail how a £50 rise in costs would drive most people over the edge. The economy is getting worse.

Lol so sorry, in snowdon, no signal! Not exchanged, they said they will exchange tomorrow! Meanwhile we have started the bt-let option. That's it after tomorrow, will go with single bloke or btl.

Why oh why do you keep letting them string this out? You give them deadlines, they miss them and you still want to sell to them? At this rate single guy would be the quicker option. At this rate, the man headed baby will be in a position to buy.
Tell them to shove off, they've missed their chance.

If no progress by now I'd ask EA to check if other buyer still actively interested. The funds and contracts are either available by now or not. Sorry but btl isn't really an option just to bridge the gap and could well cost you more long term than dropping the price.
