fuck and bollox been gazundered

need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

plim be prepared for them not to exchange on Monday. They are messing you around too much and they don't seem to be particularly bothered if their purchase goes ahead or not. If I were you I would be using all my energy to do a deal with single bloke.

Tempting though it may be to go down the skiddy loo route, I'd go the other way and continue to be ice-cold professional. This couple may have been utter PITAs, but I'm betting they've had a real shock that you held your nerve - and good bloody job too. Hopefully they'll think twice before pulling that trick again.

True, wish not so single bloke was in a better position so we could sod them off but hey, I am just a bit proud that I didn't back down on the 17k, imagine, oh my word!

Fingers crossed! We sold (second time) for 3k over the asking price, and we finally exchanged about an hour and a half ago (it has taken a week to get to the exchange).....now got 10 days to pack...

Hopefully single bloke can sort out a mortgage quickly. If he is selling then I assume he has a mortgage so should be able to get another one. It is harder if you are a ftb with no mortgage history.

You have backed down by £3,500 don't forget that. I am absolutely certain that you won't be exchanging on Monday. I would only think differently if you told me this was a very very quick sale.

By that, I don't mean piss the other prospective buyers around, but be totally honest with them and assure them you will not leave them hanging any later than tues am.

well will let you all know on monday, they have to get their mortgage re offered I think for the new price so that will need some work. Will defo keep doing viewings and tell single bloke to get his mortgage sorted.

In Scotland it's different but 2 days before we were supposed to sign the paperwork and move out 2 days later, the bloke who was buying came to measure up as they wanted to buy a new suite but they weren't sure it would fit. He said something about the money may be a day late. Turns into 3 extra weeks and we've moved out and moved into rented accommodation.

Our solicitor was fuming to discover the hold up was the woman hadn't admitted a CCJ due to unpaid credit card bills and therefore every mortgage place turned them down. They ended up buying the house but because they'd signed missives agreeing to a certain percentage of interest for every day late they were with the money.

It was really stressful as we now had stuff in storage and the house we're now in had come up for sale and we wanted it but couldn't do anything until we knew where we stood.

Then we got the house in 5 weeks from first viewing because the seller needed a quick sale and we were cash buyers.

Plim, don't celebrate until you've actually exchanged. Until then, keep as many balls in the air as possible and try to keep calm.

This will all walk out for you, but the exact details are still to be decided. Honestly, I would expect them to have Cunning Plan 2.0 plotted over the weekend so do prepare yourself to be cold and steely on Monday a.m. if they try this game again.
