need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

yes - we aren't living there it had tenants in and is now empty so the ea have keys. They just emailed to say that they are at the house with the wipearse man head baby buyers and there is another couple doing a bloody viewing in ten minutes - maybe that's a good thing but what the fuck are they doing looking around again seconds before we are supposed to be exchanging. I just don't think they can be serious at all.

Good luck. I'm surprised by those on this thread that think what the buyers have done is acceptable practice. It is not. It is fair enough to revise an offer once you've had the survey done but to drop an offer the day before exchange is done as a deliberate bullying tactic. I really hope that the single bloke sorts out a mortgage and makes an offer that will work for you.

Would you bother to look again if not serious? Maybe for them it is a HUGE commitment and they just want to reassure themselves. Think of it as a positive.

They are probably viewing to see how else they can reduce the price having had their bluff called over the damp certificates and wiring etc.

I'd take it as a positive. They have realised you're not just going to capitulate and they are having final look before they commit. Yes it's last-minute, but cold feet happen the night before a wedding too?

God I hate moving house and the stories on this thread and the shitty attitude by some people are exactly why. We had nothing but hassle from stupid buyers in the past....

You do seem to be in a good position that your house has so much interest, I'd be sorely tempted to tell them to stick it.

no we've put two agencies on so there is a bit of rivallry, the viewings are all with the rival agency who have really pushed it since they heard it was back on eth market. when we accepted wipearse man headed baby buyers offer the other ea had a prospective buyer too and we chose wipearse because they were ftb and in no chain. big mistake but you live and learn.

still heard nothing....

Oh, what a shit storm. All on a Friday afternoon too.

Two days before we were due to exchange on our flat the estate agent called us to tell us that our buyers had exchanged ON ANOTHER HOUSE. They apparently had been pursuing two purchases at that same time. The people whose house we were buying got very aggressive at the estate agent's and the police had to be called. And I got very very drunk. However, two months later we sold our flat for 20k more and bought an even better house.

So...it might all work out in the end. But I can appreciate that it doesn't feel much like that now.

right, ea called and said that they want to sleep on it and will let us know tomorrow so we told them the deal was off and that we were walking.

The ea just called back and said that they accept the 3.5k reduction on the proviso that they can have our smeg range cooker included. Now noone tries to take my smeg range cooker so we said no again. Hub wanted to give it to them.

They called back and said they would pay for the smeg £500. We said no but they can have our old de longhi range (worth about 50 quid) for £250.00 and they have agreed. They have until close of play Monday to exchange or it's off. I feel quite empowered at the moment, not holding my breath until it exchanges but thanks everyone, seems to be back on track and 3.5k plus have sold an old cooker is so much better than 17k.....WOW!!!!!!!
